About the property

3 Bedroom, 2 bathroom, mountain views, south facing garden, ideally located

Brookwood, built in 1904, is one half of a substantial Edwardian property; which has been lovingly and sympathetically renovated by the owner, who lives next door. The house retains many of the period features, with high ceilings, large and very spacious rooms and sash windows. It is maintained, equipped and cleaned to high standard. It is ideally situated at the corner of a quiet residential private drive, with Lake Windermere and town center within easy walking distance.

Sorry No Pets

Furnishings are comfortable in a traditional style. Coordinated fabrics and décor with many personal touches complete this delightful property, ideal for a memorable Lakeland holiday. Fitted carpets upstairs and in the lounge, with other floors being of original wood boards or tiles. Selection of DVDs, books and maps supplied.

Rear entrance into hallway - storage for outdoor gear and boots etc. Downstairs shower room with basin and WC

The newly fitted and well equipped kitchen with breakfast bar leads though into the separate dining room with original wooden flooring and decorative fireplace.

Small second hallway has a door to the garden.

The large spacious sitting room to the front of the house has high bay windows overlooking the garden (TV, DVD, gas feature fireplace).

The stairs divide at the top - to the front you will find a spacious corner double bedroom with lovely lake views, king-size bed and a wealth of fitted cupboards. Both windows overlook the garden and the trees beyond. Good sized “L” shaped single room.

To the other side of the stairs, a large twin room has a decorative arched window and outlook into the tree lined lane. Family bathroom (P-bath with shower over, basin and WC).


Good sized private mature garden, laid to lawn with shrubs and flowerbeds.

Garden furniture provided to take advantage of the sunny and south-facing aspect to relax after returning from a long day walking the fells or sightseeing. Stone outbuilding suitable for the storage of bikes and walking gear.

Safe off road parking for two cars.

About The Owner

I was born and brought up just outside Windermere, with my family being local to the area for many, many generations. I have been letting Brookwood for holidays since 2008 and take pride in the fact that I provide an ideal venue and location from which to enjoy the beautiful Lake District.

Why The Owner chose Bowness-on-Windermere

LOCATION as the estate agents would say "Location location location" The property is well maintained and cleaned thoroughly by myself throughout every week. Many visitor attractions are within walking distance or can easily be reached by bus or one of Windermere Lake cruises.

What makes this cottage unique

Quiet position on the end of a private road. Safe parking for 2 cars. Wonderful walks starting from the property-no need to take your car. All facilities eg Lake, village, pubs, restaurants, shops all within a few minutes walk. Sorry No Pets therefore suitable for people with allergies.

Thank you very much for a great week. Very comfortable house, amazingly comfy beds too. Our boys had a very active week - Climber Helvellyn, Bowfell and Eskpike. Go Ape was fantastic (Well worth the visit if you aren't scared of heights !!!) mountain biking and kayaking. many thanks, will recommend this house to family

Ruth was a very welcoming host and made our stay go smoothly. The home fitted our needs perfectly with three bedrooms and two bathrooms as well as a well equipped kitchen and a large lounge looking out on the beautiful garden. We were able to walk to the village that has good shops and restaurants. Everything was very clean and well decorated.

Great Example of a typical Lakes House in a Wonderful Location

This was a marvellous Edwardian residence with masses of space. Although only my wife and I stayed here there was plenty of space for a family holiday. The rooms were large and comfortably furnished. I especially appreciated the "king-size" bed. The house was very well equipped and its location was ideal - the car wasn't required if the destination was only Bowness, which was just as well given the difficulties of finding a parking space. Whilst only a few minutes walk from the centre of Bowness it was far enough away from the hustle and bustle of the many visitors to ensure complete quiet. The owner, who lived next door was very welcoming and amenable and ready to supply local information and advice. There was a wide selection of eating and drinking establishments to relieve you of any necessity to cook. This was an ideal base from which to explore the Lakes. We had a lovely, restful stay here and would certainly return if we decide to holiday in the Lake District again.

Very well kept spacious property a real home from home with all the modern requirements

The property is ideally situated within easy walking distances to Bowness the cottage is very roomy with a lovely sitting room overlooking a well kept garden bedrooms are cosy and 2 large bathrooms. On arrival milk tea coffee and biscuits were provided a lovely gesture

Good quality accommodation in quiet part of Bowness

Property had everything we needed including off street parking, tranquility, WiFi. Close enough to the town centre to walk to the pubs and restaurants. Bowness is a good place to stay with good views of lake Windermere and central enough to do some walks or trips out with the kids.

Spacious, clean cottage in great location

I would thoroughly recommend this cottage. Our family stayed here in August and the cottage is perfectly located in Bowness on Windermere. It is a steep walk into the town centre and Lake Windermere but takes less than 5 minutes. This meant we were easily in reach of the restaurants, cafes, pubs and shops in Bowness without having to take the car. We also took a boat trip to Ambleside, again having a car free day. Brookwood Cottage is far bigger than the pictures show - it is light, airy and spacious. Beds were all very comfortable and plenty of storage space in each bedroom. Bathrooms are modern, very good showers and the whole house clean and very well equipped. Lots of tourist information, maps and walk books are on hand along with a good selection of DVDs and games/puzzles. Ruth, the owner, lives next door and is on hand (but not intrusive) if there are any queries. She was fast to communicate, friendly and has a wealth of local knowledge. Brant Fell, a walk you can do from the cottage provides lovely views over Windermere but the whole of the Lake District is just stunning!

Ideal Location, Guests will appreciate its central, yet quiet location. The Dales Way begins a few hundred yards away at the top of the road; with the view points of Post Knott, Brantfell and Biskey Howe all within easy walking distance. With the lakeshore of Windermere so close, there is always something to do - walking along the lakeside, enjoying panoramic views of the lake and mountains, experiencing a whole host of water-based activities, travel around the area by steamer or open-top bus or discovering the lake for yourself by hiring a rowing boat. Cross lake ferries are available to take the visitor to Beatrix Potter country.
