This recently converted, 2014, Farm building has a modern, architect design with an abundance of natural light opening up to a large patio area at the rear of the property. Paddle stairs access the open plan glass balcony bedroom (see photos). It is set amongst a small collection are converted farm buildings ( non working farm) and benefits from a quiet room rural location whilst being less than 10 minutes drive from the centre of Kendal with its numerous shops, pubs and restaurants. Visit the Brewery Arts Centre one of the leading arts centres in the UK, presenting an all year round program of exciting and diverse, top quality events, performances and exhibitions in all art forms.

The property is surrounded by picturesque countryside making for a perfect place for a relaxing holiday. There are beautiful circular footpath walks from the front door with excellent panoramic views, whilst for the more energetic the challenge of the Lake District with its many wonderful attractions are within a short drive including the Beatrice Potter exhibition aquarium of the lakes and cruises on Lake Windermere. Leaflets are provided in the property giving details of over 40 activities in the area. A pub with restaurant is situated at the end of the road within easy walking distance ( approx. half a mile) should visitors wish to avoid cooking.

Facilities include a modern well equipped kitchen with cooker, dishwasher, fridge, washing machine and tumble dryer available. The open plan lounge area boasts a TV with free Wi a selection of DVDs.

There is secure garaged parking for one vehicle (height limit 7ft/2.1 metres) with ample space for bike storage. NB PADDLE STAIRS (NB not suitable for children or those with limited mobility, please check photo) lead up to open plan glass balcony bedroom with one double and one single bed size bedding and towels are provided.

Short breaks are possible. A small welcome pack is left for each guest to help your day begin well.

Beautiful cottage in a great location

We loved our stay at Orchard Nook. A beautiful, clean and modern little cottage with everything you could need. A great location not far from Windermere. It was a lovely place to come back to and relax after a busy day at the lakes. Would definitely stay here again and recommend to anyone visiting the area!

Me and my fiancé stayed here for 4 nights. We had the most wonderful time, the cottage was lovely and very relaxing. Everything we could have wanted and more. There are plenty of things to do around the area. Can't wait to come back in December.

As advertised, actually better!

Convenient to both the Lakes District and the Yorkshire Dales. Peaceful and quiet enough. The owners are very friendly and helpful. The steps to the upstairs sleeping area are steep (I guess that is the most quirky part) but manageable. Bathroom is fine but bring your own bar soap--it is self-catering. The washer/dryer was a godsend. Internet is solid, TV not so much (at least for our stay). Getting around Kendal by car is a challenge. If you are looking for a nearby place for dinner, try Romney's to avoid the city traffic scheme. We also had a nice meal at the Jintana Thai restaurant. The owners will provide you with good instructions to find the driveway, which otherwise is easy to miss. We loved it!

Lovely house and beautiful surroundings

We had a lovely stay at the property, the house was stunning and very well equipped had everything we needed for our 3 night break. We loved the view from the property absolutely stunning. Easy access to the heart of the lakes. Jennifer and Howard came over to say hello and left some cake for us which was a lovely touch. Would definitely recommend the property to friends and family and we would definitely stay again.

Good base for exploring with some lovely views

We arrived on a glorious sunny day, though sadly the weather didn't hold out for our week. However, there was plenty close by to keep us occupied despite the rain - Sizergh Castle the closest choice. Actually finding the property was a little tricky as the grass at the top of the track had grown over the name sign!

The property suited our needs (two adults) well. The kitchen was light and airy and the cooker worked well (very quick hob). There was a bit of a random selection of pots and pans, but enough to be useful, and plenty of utensils. Dishwasher was good to have, though better to put it on before heading out for the day as the open-plan nature of the property meant it was fairly noisy to have on at night. Bring all cooking basics as only salt & pepper provided (supermarkets in Kendal not far away). The seating and dining area was comfortable and the glass doors look over to beautiful rolling hills, and there's plenty of birds to watch in the garden. Bathroom (shower, loo, sink) was compact but fine.

Upstairs the bed was comfy (duvet a bit warmer than we needed) and nice to have another seating area and view. The stairs quite frankly scared the life out of me! I've never come across paddle stairs before, and hope not to again. You really have to pay attention to what you're doing!

Over all the property was modern and nice, clean and simple, and in a good location to explore the Lake District from.
