Rose Cottage is approaching her 200th birthday and is a picturesque Yorkshire stone cottage in the heart of the North Yorkshire Moors. Located in the village of Goathland, famous for its Heartbeat and Harry Potter connections it is a Grade II listed gem with wood burning stoves, original features and an enclosed cottage garden.

The cottage itself is just a short stroll away from the village shops and tea rooms and there are three pubs within ten minutes walk which all offer evening meals.

The lounge features traditional beamed ceilings, a wood burning stove and comfortable leather sofas and chairs, it has Satellite TV and a DVD player. The fully fitted country kitchen is again set under original beams and is equipped with all self catering essentials. There is a spacious dining room with a wood fire and a utility room with laundry facilities. There is also a downstairs toilet.

The ground floor bedroom has a king size bed and en-suite shower room with Satellite TV. The room is accessed via two steps down from the lounge and has its own French doors leading onto a back patio and the side access gate..

The first floor houses a further four bedrooms. There is one bedroom with a king size bed and en suite WC/shower. The largest room upstairs is a family room with a king size bed and a day bed with trundle (2 singles) which has en suite shower, WC and bath and has Satellite TV. A further single bedroom and a double bedroom (with king size bed) share access to a family bathroom with stand alone bath tub and a shower. There are two baths and four showers in total in the cottage.

There is an enclosed garden all around the cottage and a patio area with outdoor seating and a BBQ for the summer months. There is also plenty of gated parking to the side of the cottage.

Dogs are allowed but this must be agreed in advance. Travel Cot and High chair available. Bed linen and towels are provided for your arrival. Please note that the cottage is strictly non-smoking. There is free Wi-Fi access throughout. Please contact us for details regarding short breaks.

Rose Cottage is wonderfully located on the green in Goathland, and has a lovely walled garden. The cottage is charming, comfortable and very well-equipped, with large kitchen, dining room, utility room, and outdoor barbecue with tables and benches. 4 of the 5 bedrooms have en-suites. We would definitely stay here again if we are visiting the area. Emma, the owner, even left us a welcome pack of groceries for our arrival. There is plenty to do in the area and on the coast, and really our stay (5 adults and 2 young children) couldn't have been better. Highly-recommended.

Arrival time is 4pm. Departure is 11am.

A security deposit of £250 must be paid before arrival at the cottage and will be returned to you within two weeks of leaving to cottage following a satisfactory inspection.

Rose Cottage is a non-smoking property and we operate a fair fuel usage and fair cleaning policy, anything above and beyond a normal level of usage or cleaning and you will be charged a £50 - £100 fee.

Please remember a reservation is a legal contract. By making a booking you are deemed to have accepted these terms below and accepted that the holiday contract between yourselves and us (the owners) is subject to English Law:

You agree that the cottage will be used as a holiday accommodation and for no other purpose whatsoever and you will vacate it at termination date.
You agree that the number of people occupying the accommodation must not exceed the amount stated when booking.
You agree that you or your visitors will not smoke in the cottage.
You agree that no fireworks shall be lit on the property including the gardens.
You understand that we (the owners) hereby formally disclaim any liability for any damage, losses or injury sustained by guests or their property.
You agree that you are responsible for leaving the cottage clean and tidy and undamaged for the next guests, and that you will pay for any damage or breakages at their replacement value.
You agree to leave the cottage secure (windows, doors and gates) if left unoccupied and when you leave on the last day.
You agree that, in the event of cancellation, your deposit is not refundable. If you cancel within four weeks of arrival every effort will be made to re-let, but if in the event we cannot re-let the cottage you are responsible for the period of the reserved holiday.
As a very small operator we do not carry cancellation insurance so please make your own arrangements.
