Church Farm Cottage is a beautiful sympathetically decorated and furnished, characterful thatched cottage. It is a short walk to the cliff 500m as the crow flies, and very close to lovely walks on the cliffs and beach, and a short drive to other beaches and amenities including the Norfolk Broads.

The cottage is warm and comfortable with all you should need for your stay and has a recently installed oil fired boiler central heating system and wood burning stove in the inglenook in the living room. The house is recently decorated and furnished, to a high standard, and is nestled in the quiet village of Happisburgh (pronounced "Haysbro").

Facilities include new comfortable beds, mattresses, sofas and chairs. High speed WiFi, Satellite TV, Blueray and DVD players, a DVD collection, books and games. The kitchen is fully equipped including a Nespresso coffee machine, oven, toaster, microwave dishwasher and washer dryer.

We professionally clean after every visit to a high standard, and also provide a small welcome pack for all our guests who book for a week.

The village has a welcoming local pub, shop, coffee shop and carvery, as well as an excellent walking sandy beach with an iconic lighthouse and tea hut. At the other end of the beach is a very nice cafe, a welcome reward after a relaxing stroll.

We believe the cottage is a fine example of a traditional Thatched farm workers cottage. The build date is given as 1792 but some of the features identified in the adjoining grade ii listed Church Farm house are believed to be earlier. Internally exposed boards and beams, and a large Inglenook fireplace add to the character. It has 4 bedrooms including 3 doubles and a bunk room, with 2 en-suite bathrooms, and an enclosed back garden with sun deck and seating, with a courtyard area and seating to the front.

Anyone with an interest in art maybe intrigued to know that famous sculptors Henry Moore and Barbara Hepworth stayed at the farm houses in the summers of 1930-31. The artists were attracted by iron stones from Happisburgh beach and were perhaps inspired by the holed flint stones also found there, a theme seen in some of their work.

We have tried to build upon the previous owners efforts and sympathetically furnish and equip the house, making small modifications to make it more suitable for holidaying. Other features include a 42” HD TV in living room, bedroom TVs in most rooms, and the Kitchen which now features a large 8 seater traditional dining table. The house has a brand new efficient oil boiler fired central heating and modern Nest thermostat.

We also try to reasonably cater for various needs of our guests so please tell us these in advance of when you book. You can email us direct via the contact details in our handbook, which is also useful if you want to come back a second time and get discounts. You should also call us a day or more before you come, to arrange access. We can provide on request: a travel cot, high chair, and fitted removable stair gate, as well as a second pressure gate for the bottom of the stairs if needed. We also have a sympathetically decorated kids bunk room. Although both are big enough for adults, we stipulate no more than 6 adults at one time from a wear and tear, and comfort perspective.

There is a local park with cricket, bowls and football clubs/pitches/clubhouse, and a play area, all a short walk away. There is also a bigger play park near the beach and lighthouse with swings, zip wire, etc. Please enquire for special access requirements - two of the bedrooms are on the ground floor, and of course guide-dogs are welcome.

Church Farm Cottage is a beautiful example of a traditional Thatched Norfolk Cottage built in the 1700s. We love the area and the peaceful and friendly village. There is so much to do locally and we love the beaches nearby. The Norfolk Broads aren't far and there's lots more to do as well.

What makes this cottage unique

We feel very few character cottages that we have seen offer the high level of comfort, facilities, as well as a really great location. Please ask if your require a later check out, or earlier check in. Our guests are important to us and when possible we'll try to help, there's no harm in asking.

The Cottage is typical of many Norfolk properties located in a quirky but peaceful courtyard that once formed part of a Farm. We want you to enjoy your stay but we also need you to follow some very simple rules, and respect the wishes of our neighbours. *No smoking or candles anywhere on the grounds *No Parking or Unloading on the shared driveway for any reason. It is our neighbours land and we only have right of way over it. Other Notes: *The cottage is only accessible from the rear, via the farm track, and not via the Farm House entrance on Blacksmith's Lane. *There is a RECREATION AREA, next to the bowling green for kids to play. wonderful church farm cottage

My family came to visit Norfolk for a three night stay, and were so pleased we had chosen Church Farm Cottage to do so. The cottage was so lovely, everything you could ask for, and more, it certainly was a home from home and 3 nights just didn t seem long enough. We went for long walks around the local area and had a lovely relaxing day on a boat on the broads. Cromer was a nice place for a visit, where we indulged in some cromer crab which was so fresh and tasty. It has been many years since our last family visit to Norfolk, but we loved every minute of it and will be back for sure.

Cosy place with lots of character amongst various revived farm buildings

The place came well furnished and all the mod cons you'd need were there, like dishwasher and a large fridge freezer. We had a baby in tow and we're well catered for with travel cots and stair gates making it easier to relax.

Minor niggles are tight parking for one vehicle only, though second cars can be parked a minute away and the central heating unit being a Nest means when you need instant heat you need to call the owners to make adjustments, we found this a little restrictive as we had to go through putting our baby through her bedtime routine in a cold house and didn't want to be calling the owners at the start of the rices. As I say minor niggles which didn't affect our overall enjoyment.

Very clean and well maintained.

We thought the cottage was very beautifully decorated and very well equipped, nice and clean and well maintained. Enough room for a family of 8 people. The only downside to the cottage was having to go through the bedrooms to the bathrooms and the parking for only one car. That said we had a wonderful holiday and enjoyed Norfolk as we always do.

We aim to provide the highest standard of holiday cottage accommodation available to make your stay as nice as possible in a lovely historic cottage, with a high level of comfort and facilities. Your appreciation of that through taking care during your stay is vital and very much appreciated.

Our Thatched roof insurance requires we not allow smoking or candles on the property

We have one space for parking and unloading, if you have more than one vehicle you may park on the verge by the field not blocking the farm track while you unload a second vehicle - the driveway to our space is owned by our neighbour and they insist no one stops to unload there.
