Why choose Church Farm Cottage?

This cottage is our own little country retreat. It's furnished and equipped to a high standard with all the comfort and luxuries we enjoy, and hope you our guests will too.

This includes high speed Wifi, SKY Satellite TV, DVD collection, comfortable sofas, and beds, a fully equipped Kitchen including Nespresso coffee machine, dishwasher and washer dryer. The cottage is professionally cleaned after every visit to a high standard, and we also provide a small welcome pack for all our guests who book for a week.

The cottage is a fine example of a traditional Thatched farm cottage. The build date is given as 1792 but some of the features identified in the adjoining Church Farm house are believed to be earlier. Internally exposed boards and beams, and a large Inglenook fireplace add to the character. It has 4 bedrooms including 3 doubles and a bunk room, with 2 en-suite bathrooms, and an enclosed back garden, with a courtyard area and seating to the front.

The property is a short walk to the beautiful Norfolk coastal cliff walks and beach, in the magical tranquil village of Happisburgh - pronounced "Haysbro". It's also a short walk to the welcoming local pub, coffee shop and carvery, while a little further are a tea hut, and an excellent cafe at the other end of the beach. Happisburgh also has an iconic lighthouse which has tours periodically.

We have tried to sympathetically furnish and equip the house, and made small modifications to make it more suitable for holidaying. Other features not so far mentioned are a 42” HD TV in living room, bedroom TVs, and the Kitchen features a large 8 seater traditional dining table. The house has a brand new efficient oil boiler and modern Nest thermostat.

We also try to reasonably cater for various needs of our guests so please tell us these when you book. You can email us direct via the contact details in our handbook, which is also useful if you want to come back a second time and get discounts. You should also call us a day or more before you arrange access. We can provide on request: a travel cot, high chair, and fitted removable stair gate, as well as a second pressure gate for the bottom of the stairs if needed. We also have a sympathetically decorated kids bunk room. Although both are big enough for adults, we prefer no more than 6 adults at one time from a wear and tear, and comfort perspective.

As mentioned we have two gardens, the rear one is enclosed with a gate suitable for smaller dogs. There is a park with cricket, bowls and football clubs and pitches, and clubhouse, and a play area, all a short walk away. There is also a bigger play park near the beach and lighthouse with swings, zip wire, etc. Please enquire for special access requirements and dog suitability - two of the bedrooms are on the ground floor, and we have a King Charles Cavalier Spaniel ourselves, and of course guide-dogs are welcome.

Beautiful 18thC cottage in Happisburgh

My family and I (3 adults & 2 children - incl disabled mother) were able to stay very comfortably in this beautiful cottage with our Cockerpoo. The cottage is very clean and tidy with all your home from home comforts (lovely jam & cake on arrival) . We especially enjoyed the Nespresso machine. We adhered to the strict parking as all private land. So, we were out most days as the weather was beautiful - places to see = 1. Happisburgh beach is a beautiful peace of Heaven, 2. Horsey for the Seals, 3. Cromer for Crabs & a 4. Wroxham boat ride on the broads. We will definitely be booking again in the future. Thank you Cheryl & Barnie, from The Johnsons (Buckinghamshire)

pretty cottage in a lovely little village

Beautifully presented thatched cottage. Very clean and well equipped (except for large cooking pots). Two ensuite bathrooms are equipped with showers, one also with bath. 7 of us stayed here very comfortably. 10 -15 minute walk to beach and lighthouse, 5 minute walk to village pub which serves decent food.

Relaxing stay in Happisburgh

Stayed at this property for a week in July, had a very pleasant time. The cottage has wifi, Sky etc...and all modern amenities. The village is very quiet and has a pub and an historic church. The local beach though was a hidden gem we thought, lovely golden sand overlooked by the lighthouse, large car park with clean toilets and a quaint little burger shack just round the corner for drinks etc..the beach also had the added bonus of allowing dogs, though the usual culprits who don't clean up after theirs will probably put an end to this. Just along the coast is another exceptional stretch of beach in Mundesley, this has the added bonus of free parking as well. In fact there are lovely beaches all up the coast. No complaints at all.

Great little cottage in Happisburgh

We had a wonderful week in a cold February at the thatched Church Farm Cottage. Although appearing small from the outside the property would have been quite spacious and cosy enough for 8 as advertised. (Remember the two bathrooms are en-suite off bedrooms). The cottage has been carefully and tastefully renovated and is in beautiful condition inside. It had everything needed with a fully equipped kitchen and all cutlery etc. The new boiler worked well and kept the cottage warm, with a wood burning stove to add any heat and fireside character necessary. The owners were helpful and patient on the end of the phone when we had problems with the boiler (problems which were entirely of our making). Thoroughly recommend this cottage.

The local area is full of character and has lots to see and do (lighthouse, beaches, seal colony on beach), but you have to search carefully for good restaurants close by.

Fantastic cottage 5* a must visit!!

Had the most amazing weekend at the cottage. Brilliant facilities for both kids and adults. Lovely area, lots to do. Beaches were stunning and we saw the seals at Horsey Bay. Decor was very tasteful. Overall a very relaxing enjoyable stay. Will come again!! Thank you!!

Stunning Cottage

We stayed at Church Farm Cottage with our 2 young children for 5 nights and it is just wonderful! The cottage itself is stunning, with everything you need for a break away. The location is peaceful but perfect being away from all the hustle and bustle. The owner was so helpful, we would definitely stay again.

Church Farm Cottage is a beautiful example of a traditional Thatched Norfolk Cottage built in the 1700s. We love the area and the peaceful and friendly village. There is so much to do locally and we love the beaches nearby.

Nearest Airport : Norwich at 22.1 Miles Nearest Barpub : Hill House pub at 500 Metres Nearest Train : North Walsham at 7.2 Miles Nearest Restaurant : Hill House pub at 500 Metres Nearest Beach : Happisburgh at 500 Metres Car: necessary

Nearby to Happisburgh you can find the beaches of Walcott, and Sea Palling a Blue Flag resort that has jet skis and other facilities, as well as other beaches at Horsey and Bacton. It also is well located for the Norfolk Broads, where boats can be hired or chartered. Nearby the market town of Stalham for shopping plus attractions include Bure Valley Steam Railway, as is Wroxham Barns, Hickling Nature Reserve, Blickling Hall and for the keen gardener The Old Rectory at East Ruston.

The quiet market town of North Walsham is only 7 miles away and provides shopping facilities, pubs and restaurants. Further up the coast the seaside town of Cromer is also only 16 miles away with it's delicious crabs and end-of-pier show. The quaint town of Holt is 45 mins away with its interesting shops and restaurants. Closer to home and only 4.5 mile away, you can find East Ruston Vicarage Gardens famous for cream teas.

Cycling is also a great option, with abundance of peaceful country lanes, a host of country pubs including a few miles into the next village of Ingham which is home to the award winning Ingham Swan pub; as well as coastal destinations, and an most importantly a distinct absence of hills.

There are a host of things to do with children, including Bewilderwood, an adventure park for children located near the Broads town of Wroxham, only 12 miles away. The area is also an ideal holiday base during the seal season, and for bird-watching, and fishing; you can also explore Norfolk's historic houses and National Trust parks. While the city of Norwich (40 minutes drive), with its cathedrals, theatre, museums, shops and cosmopolitan cafes and restaurants.

There are 3 very important things we need you to know about Church Farm Cottage

YOUR WISHES: We want you to enjoy our cottage as much as we do, so please let us know any requirements you have the initial booking stage, like stair gates, cots, etc this is so we can book them for you with our cleaners, if you leave this to the last minute it may not be possible to arrange and we don't want to disappoint you. Please also read at least the first section of the handbook marked Important, and look there first for any queries, we've put a lot of effort into making it very handy. Pretty much everything you need to know will be in there. If theres anything missing please get in touch.

OUR WISHES: There are two only, respect our neighbours and our cottage, these are strict terms of use.

1. PARKING: There is one car parking space only. Please do not park or unload on the driveway because our neighbours rightly get very upset about it, especially at night. If you need to unload a second car please park on the verge, by the field not the wall, and move the car to the community car park when finished, there is a lantern torch in the property in the Kitchen if you need it. Please do not park elsewhere as we do not own the land next door, this is a term of your use of the cottage

2. A THATCHED ROOF MEANS NO SMOKING: this is absolutely prohibited, as are BBQs or bonfires, anywhere on the property and grounds. This is because you will invalidate the insurance policy for the cottage by doing so and become personally liable for any damage or worse that occurs.

Our aim is to provide holiday accommodation to the level we ourselves would want – we use the cottage in and out of season - That is a homely, well equipped cottage that retains the rustic feel of a Thatched home while at the same time offering a high level of comfort, but in a way that is sympathetic and complimentary wherever possible to the character of Church Farm Cottage.

HOUSE RULES: The Cottage is typical of many Norfolk properties located in a quirky but peaceful courtyard that once formed part of a Farm. We want you to enjoy your stay but we also need to follow some very simples rules to respect the wishes of our neighbours. *Please DO NOT PARK OR UNLOAD on the drive-way for any reason. It is our neighbours land and we only have right of way over it. The cottage is only accessible from the farm track, and not via the Farm House entrance on Blacksmith's Lane. *There is a RECREATION AREA, next to the bowling green for kids to play. Please do not allow your children or dogs to play on our neighbours lawn area, likewise outside of our section of the front courtyard. Thanks, and we hope you enjoy your stay if you choose to book.
