Casa Sant'Anna possesses all the character and charm one would expect from a 400 year old Umbrian farmhouse and provides the perfect backdrop for the Architect owner's stylish and eclectic contemporary designer furniture. From its high position above the Niccone Valley it has stunning views over the valley to the opposite hillside and beyond. The garden is beautifully planted, full of flowering plants and trees and bursting with colour. It has several furnished seating and outside dining areas including the pergola of flowering vines facing the garden with door to the kitchen and the covered loggia with extensive views. The house is detached and although it has neighbours, because it is the highest of the houses it enjoys great privacy. The pool area which is hedged to one side and with high banks and trees on the others, is not over-looked and entirely private, it enjoys all day sunshine and has sun-loungers. The living accommodation is on the two upper floors the ground floor being storerooms etc. The house has had new furnishings and a kitchen in 2015 ready for rental in 2016. The eye-catching designer furniture, lighting and accessories include pieces from Moroso, Vitra, Hay, Paul Smith and Karman, combining to create a unique interior.

House layout:

From the entrance gate an external stone staircase takes one to a generous loggia and the front door which opens into a spacious reception room with large dining table and chairs to accommodate up to 10 people and an open fireplace. The room extends into the sitting room with large angled sofa and windows with fabulous views of the countryside. At the opposite end of the dining room is the kitchen with granite worktops, gas hob, oven, fridge freezer, microwave and dishwasher and door onto a paved area of the garden with shade for outside dining and lovely views of the garden. From the dining room there are steps to a double bedroom which has a door opening onto the garden and another door through to the bathroom with bath, separate shower, wc, basin and bidet. An alcove houses the washing machine. Stairs from the dining room lead up to the second double bedroom with double bed and sofa bed and great views from the windows. The 2nd bathroom is accessed by a separate staircase from the main reception room and has a bath tub with shower, wc and basin.

Outside. The loggia from the front door is a lovely shady spot to sit and enjoy the view especially with an evening drink. It leads round to the paved area from the kitchen door where a pergola with climbing plants provides a shady spot, here is the outside dining furniture. The garden is densely planted with shrubs and flowers, banks of lavender, roses, rosemary and oleander among them. From the garden area stone steps lead to the pool which is fenced and hedged with large trees at the far end. The pool measures 10x5 metres and has a deep end. It has sunloungers and the trees provide shade to one end of the paved pool area which enjoys all day sunshine. It is a few kilometres down the hill to the village of Spedalicchio where there is a good little grocery store and an excellent restaurant. Two more restaurants, a vineyard and a delightful trattoria/pizzeria are within 10 minutes drive. The small market town of Umbertide is 15 minutes drive and has shops,supermarkets and restaurants plus a colourful weekly market.

About the Owner

I am the booking agent for Casa Sant'Anna, my name is Emma and I live nearby in the Niccone Valley, with my husband, Martin, two daughters and our cat and dog. We run a small rentals agency called Gorgacce Rentals, named after the first house my parents owned here which they bought in the 1980's. In those days before the internet they were very successful at renting their house to holiday-makers and their neighbours asked if they could rent their houses too and from this grew our rentals agency. Seeking a better life Martin and I (with our then one year old daughter, Isabel,) moved here in 1999 and have taken over most of the running of the rental business although my mum still keeps the accounts! Martin runs regular wine tastings at the vineyard in the valley. He is also a keen walker and often takes people on guided walks and he has written a book of local walks available as an e-book called "Circular Walks on the Tuscany Umbria Border".

Lovely house and beautiful view

Casa Sant'Anna is a lovely ,well appointed house with a beautiful view over the Niccone valley. The interior is light and well furnished with everything that you could need provided. The garden was a delight for the senses,full of gorgeous smelling lavender and herbs.Although in a group of houses ,the outdoor seating areas and the pool are private and not overlooked. We would thoroughly recommend this property.

Stylish, fragrant and close to nature

Staying at Casa Sant'Anna was an utter delight... from its peaceful location in the Umbrian hills to the spacious and stylish interior of the house to the fragrant wonders of its gardens.

We were fortunate to be the first rental guests. Finding the house was straight-forward using the instructions provided by Emma and Martin; about 45 minutes from Perugia's airport, with the last few kilometres ascent pleasingly on tarmac rather than the 'white roads' that so often greet you in such quiet quarters.

The house is every bit as lovely as the gallery suggests, elegant in its simplicity but brought to life with some quirky eclectic furniture. Our arrival was greeted by some tasty treats and kitchen essentials that had been provided by the owners.

Though nestled next to a few other charmingly rustic properties the rooms and layout of the gardens afford privacy and tranquility, with the biggest interruptions coming from vocal blackbirds, cuckoos and doves (no doubt cooing over the beauty of the views) and carpenter bees tracing vectors between lavender and rose bushes. Indeed Casa Sant'Anna's connection with nature is one of its most endearing features. Within a couple of minutes' walk from the house we met half an ark of furry foragers: wild boar, fox, shrew, red squirrel, badger, deer and - somewhat surprisingly in the wild - a family of kittens. Most evenings nightingales provided the soundtrack to our wide-eyed strolls.

Walled towns like Gubbio and Citta di Castello (both less than an hour away) are well worth a visit; and there are some excellent restaurants in the valley below the house. Even so, we found it hard to tear ourselves away from the lavender and rosemary scented terraces, the perfect setting for al fresco dining and contented day dreaming.

The architect owner of this house has created a marvellous interior. It is a spacious house beautifully furnished with some really unusual pieces. The garden is magical, very well planted and with several places to sit in sun or shade and admire the views.

As booking agents who live nearby we want all our guests to enjoy their stay at Casa Sant'Anna. You can book knowing that we are on hand to deal with problems that may arise during your stay, we are always available by phone, text, WhatsApp and by email. We have decided not to use Owners Direct online booking service so that we do not have to pass on their processing fee to our guests. We have also been made aware that Owners Direct can be very slow at responding to problems with payments and return of security deposits. We invite all our guests to a wine tasting evening at the local vineyard. This is a regular event run by by husband Martin Daykin who recently passed his Italian Sommeliers Association exams.
