Situated in the owners’ 2 acre grounds which includes an orchard, this attractive, beamed, spacious detached first floor studio property is accessed via external oak open tread stairs. It is wonderfully finished with a balcony off the living area affording countryside views and conveniently set back from the A28. There is a private orchard to enjoy. There are many country walks directly from the property, several fine pubs are within a 5 - 15 minute drive and beaches are around a 20 minute drive away.
We are Grant and Janet and have lived in the area for over 30 years. We fell in love with our property and moved here 10 years ago.
Little Brook is in the beautiful grounds that Janet has spent 10 years cultivating and is opposite our main house. We have been renting Little Brook to holiday guests for over 8 years.

We decided to let Little Brook so holiday guests could enjoy the location as much as we do. It is centrally placed for Rye, Hastings, Battle and Tenterden. There is so much to do and see in the area, even we haven't managed to see everything!
There are lovely countryside views from Little Brook and many walks directly from the property. The property is conveniently located on the A28 and is only a 20 minutes drive from the historic citadel town of Rye with its cobbled streets and ancient buildings. There are fine pubs all within a 10 - 20 minute drive and beaches including the world famous Camber Sands are within a 20 - 30 minute drive. Historic 1066 country waits to be explored including Battle, Hastings and the ancient Cinque Port town of Rye with its plethora of cobbled streets. Also visit Bodiam, Sissinghurst Gardens, Great Dixter and Batemans. Take a trip on the Kent and East Sussex Railway, or why not fly to Le Touquet in France for the day from Lydd Airport. Shop, pub and restaurant 1 miles.
A great place to stay, central to large population areas of the beaches but quiet and rural setting. Grant and Janet were great hosts and communicated promptly when questions arose prior to our stay. Would recommend highly

Conveniently located cottage. Well equipped and comfortable. Enjoyed being able to,walk from the cottage into the countryside. Very helpful hosts. Excellent value for money. A really relaxing and enjoyable stay in a beautiful part of the world.
A very cosy, warm and comfortable stay in ideallic countryside in East Sussex. Suited all our requirements with Janet and Grants attention to detail. Many places to visit locally and within easy reach of the sea and South Downs too. A superb walking area with historic Rye and Rye Harbour on the doorstep. Many National Trust properties to visit and Great Dixter within easy reach.
Certainly a little gem for a relaxing getaway. Will most definitely return.

We spent a long weekend here in early December, when the weather was fairly mixed and a bit chilly at times.
Little Brook is cosy, warm and spacious, perfectly sized for a couple, with lots of character inside and out. It's ideally placed for visiting National Trust properties nearby, as well as providing good walks which start at the cottage - look out for the wallabies. There are many other activities and walks close by or within easy driving distance, and a sunny Sunday found us exploring Rye and then walking to Winchelsea and back.
Janet and Grant communicated well with us before our arrival, and were on hand during our stay, whilst keeping a low profile. The property is excellent value, with plenty of space to relax in the gardens and orchard, with the wildlife making best use of the apples when we were there. It was great to hear owls at night, too.
The Red Lion in Broad Oak offers a reasonable evening menu and we would certainly recommend Webbe's fish restaurant in Rye, where we enjoyed an excellent dinner.
We would happily return here for a longer stay in warmer weather, to make the most of the facilities offered.
Perfect place for an autumn chill-out week. Delightful cosy and warm stay in characterful property surrounded by Janet's garden and fruit trees and then rolling hills. Such a good base for exploring so many attractions in E Sussex and Kent. So glad that we found it, thanks.
Visited for a short break and chose as close to home. We had a wonderful relaxing time and felt miles away. Would highly recommend for peace and quiet in beautiful surroundings. The cottage is very comfortable and perfect for two.
