2015 - NEWLY INSTALLED GAMES ROOM COMPLETE WITH POOL TABLE

Our villa is furnished and fitted to a high standard. The master bedroom has a king-sized bed, walk in wardrobe, 42" flat screen wall mounted TV and en-suite bathroom with double vanity unit and large step-in shower. The second master bedroom has a Queen size bed, wall mounted TV and adjoining bathroom. The third and fourth bedrooms, each with twin beds and wall mounted TV's, share an adjacent bathroom. The large living room looks out over the pool and lanai. The superbly equipped fitted kitchen has every convenience for your stay and has the added benefit of a breakfast nook. The main living area includes cable TV and free WIFI is available throughout the property. The large lanai for outdoor dining is accessible though patio doors from the living area or the master bedroom, which also overlooks the large pool. The pool area is screened for privacy by tropical shrubs outside the pool deck.

Why Paul Hargreaves chose Davenport

We decided as a family that we would like to spend Christmas abroad in 2010. We opted for Florida as this was somewhere we had never been and had enjoyed the USA previously plus we were guaranteed some winter sun. We fell in love with the area the day we arrived and have visited again 4 times since. After our 4th visit we decided that we loved the area so much we would like to invest and have our own piece of Florida sunshine. We opted for the Sanctuary as the surrounding area is picturesque with palm lined trees and a safe place for our daughter to play.

What makes this villa unique

When we purchased the property it was a blank canvas ready to have our own stamp put on it. We have repainted all the walls, fitted new carpets to the bedrooms and installed new floor tiles to the kitchen living area in order to bring the property up to date for all to rent and enjoy. We have recently converted the double garage into a games room which includes a pool table for guests to enjoy. We love the fact that the property is secluded as it does not back onto any other houses and the greenery around the area is stunning.

Amenities within a short drive include a Publix supermarket, Walgreen's, gas station, pizza & chinese restaurants, Beef O'Brady's, McDonald's, DVD rental shop, beauty salon & Walmart. The Sanctuary is located on CR52 in the prime location of Four Corners, which provides easy access to Highway 27 and exit 58 on Interstate 4. There is a quick and easy 10 minute drive to Disney's main gate, 20 minutes to Sea World and Legoland and 25 minutes to Universal Studios. The Kennedy Space Centre, Busch Gardens and sandy coastal beaches are approximately an hour away. Access from all airports is also very easy.

I will say that we read the rewiws before we came, and the same problems happends to us.

Dark in front of the house on arrival, we came at night.

Not cleaned in the house, and dead insects on the floor.

Problems With the aircondition several days, fixed but the same problem came back.

The pool looked not cleaned, my wife didt dear to swim in it.

Bathtoys beside the pool could have been thrown in the bin , big holes in it.

The telly in the livingroom not working, and the thelephone as well.

So we will not come back, because other People had the same problems as us.

We never complain but when there is 5,6 7 ,8 problems and the same problem With other People, i am sorry.

Owner's Response: Thanks for providing feedback on the property through your stay. As an owner I actively encourage reviews of the property whether they be good or bad. As the owner of this property I feel this review requires an explanation. I was made aware of the issues during the stay and was extremely sorry to hear this. All issues highlighted during this stay were acted upon and resolved. I as a property owner take pride in attempting to ensure that my holiday home is like a home from home for all guests and is maintained to a standard we as a family and owners would expect to see when taking a holiday. Our management company was informed immediately of any issues highlighted and these were addressed. The bulb to the entrance of the house was replaced the following morning, which was the earliest opportunity to do so due to guest arriving late evening. The air-conditioning problem which this guest reported a couple of days after the fault; was resolved as soon as this was reported to our management company and us. On the occasions this was reported an air conditioning company attended the property within a couple of hours of being notified to resolve and this was fixed during the stay. Our management company attended the property and fixed the TV the same day this was reported in order for this to be used during this stay and a new remote control was ordered as this was found to be causing the problem and this has since been received. Our management company discussed the telephone issue immediately as this was reported and a new telephone was ordered as this was found to be the issue and again this has been received. The issue relating to the dirty pool was reported to us after Hurricane Irma had hit the state and it was found this was the cause of debris in the pool; again this was resolved. I admit that this guest stayed during the period when Hurricane Irma hit the state and it is unfortunate that this guest felt the actions I and our management took to try to resolve their issues during their stay were insufficient. We were not made aware on any occasion during the stay of the house not being clean, insects or bath toys and this is the first we have heard of this. The property is thoroughly cleaned after each guest stay and inspected accordingly prior to new guest’s arrival. As with previous problems reported if we had been made aware we would have resolved these immediately.

Great house and great location.

Lovely large villa- pool ideal for us and nice to cool off in. Seating around pool great for breakfast and dinner.

Only 20-30 minutes to Disney and within easy reach of shops.

Beautifully appointed and well maintained within gated community.

Average (at best) Villa, Good Location

This was our sixth villa holiday in Orlando and the only time we have had cause to be disappointed with the quality of the accommodation. We aren't people who habitually complain about things, but during our two week stay we had to report the following:

Dirty cutlery on arrival - we cleaned

Dead insects on floor on arrival - management company cleaned within 48 hours

Dirty pool area on arrival - management company cleaned within 48 hours

Dirty windows throughout - promised would be cleaned but did not happen

Broken hairdryer - management company replaced within 48 hours

Broken window blinds - partially fixed within 48 hours

Shortage of cereal bowls and plates (five in total) - management company replaced within 48 hours

Large tear in pool screen, which had previously been taped up as a temporary repair - further temporary repair carried out within 48 hours

Broken clothes horse - reported but not repaired or replaced

Failure of air conditioning system - this was fixed almost as soon as we reported it.

There are a number of other reviews which all use the same word - spacious. This villa sleeps eight people but it is worth noting that there is informal seating for only five. If watching TV together in the lounge, a group in excess of this number will need to use chairs from the dining tables or breakfast bar. In addition, potential renters should be aware that the advertised 'en-suite bathroom' to the second double bedroom is not actually en-suite at all; it is actually a very small bathroom which can only be accessed through the small corridor outside the second bedroom. The utility cupboard (it isn't a room), housing the washing machine and tumble dryer, is directly opposite the second bathroom and outside the door of the second bedroom.

Another thing which is not obvious from the advertising is that the pool area backs onto a busy road, which can be quite noisy. It is shielded by a high wall, but the traffic is directly behind.

For all of the above, there were also some positives:

The location was probably the best we've had in all six visits. Champions Gate is a very convenient location and Disney is a genuine 20-minute journey from the villa, with other attractions easily accessible too.

The price we paid for our stay was reasonable, particularly in light of the location.

The management company were pleasant and professional to deal with.

This is a genuine and honest review, with no agenda other than to inform potential future clients

Immaculate and spacious property. Ideal for family holiday to Disney.

Had a fantastic family holiday in Florida. Villa was amazing. Spotlessly clean and very spacious. Close enough to parks and local shops. Very private and quiet for chilled days at villa. Pool also a great size.

Paul and management company are very helpful. We had one issue with air con and it was resolved the same day.

We looked at 100s of villas. Delighted we selected this one. We're already thinking of our next trip and will definitely look to rebook this villa again.

Beautiful, clean & spacious villa

Just returned from a 2 week stay and would highly recommend it.

The villa was immaculate and well stocked with everything we would need making it a real home from home.

The pool is fantastic and we enjoyed the privacy - so nice to relax at after a day at the parks.

The villa is really big, much bigger than we expected and it was nice to have the space however our 2 young children slept in the massive queen bed with us meaning that 3 of the bedrooms and bathrooms went un used!

You could easily share with the grandparents or another family and not feel on top of one another.

It's about a 25 minute drive to the parks once you take in the traffic.

There are plenty restaurants within a 5 minute drive to sit in or take away. (Millers ale house is delicious, reasonably priced, friendly and participates in the 'kids eat free' card you can buy online for £10 per child then use is unlimited.)

Wall mounted tv in every room, Netflix in living room, strong wifi connection.

Wee tip....... online grocery pick up from Walmart was a life saver! Just arrived straight from the airport and collected all our water, milk, ice lollies and essentials (wine & beer) with no fuss and no trip round the supermarket with 2 tired kids!

Brilliant villa! 10/10!
