About the property

Only 5 minutes walk to Princes Street with view of the castle.

Hopetoun Suite is named after the Hopetoun Basin, originally the end of the Union Canal. The basin was drained in 1922 and in 1935 Lothian House was built on the site as offices for the Inland Revenue. It was converted into apartments in 1985.

Completely refurbished in 2015 in the Art Deco style to match the Grade B listed Lothian House, the apartment consists of: A double bedroom with King size bed, large built in wardrobe and smart TV; A bathroom with an electric shower over the bath; A lounge with a double sofa bed and further seating for another 2 people, a TV with smart Blu-Ray player, Bluetooth hi-fi and wireless internet access. The dining area has plenty of space for 4 to eat in comfort whilst the fully equipped kitchen has a halogen hob, electric fan oven, microwave oven, fridge with ice-compartment, dishwasher, coffee machine, kettle and toaster. There is also a washer-dryer located in the walk-in cupboard off the hall.

Following feedback from guests we have added noise-reducing secondary glazing to the bedroom window.

Hopetoun Suite is in a quiet residential building and, as such, it is not suitable for stag/hen parties or similar groups. Check-in is from 5pm Monday - Friday and from 4pm Saturday and Sunday. Check-out is by 10am. Other times may be available on request.

The apartment is situated in a unique building from the Art Deco era of the 1930s. Lovingly restored in the Art Deco style to match the origins of the building, the apartment offers a warm Scottish welcome in a homely environment, ideally located to explore Edinburgh. Princes Street is only a 5 minute walk away and the apartment is on the doorstep to all sights and venues in the city centre. The property is also on main bus routes (bus stops outside the front door) and a very short walk to trams and trains, helping you explore the city and beyond. The locality within the city is perfect with the proximity to local amenities and events outstanding. <br /><br />

What makes this apartment unique

Lothian House boasts an entrance from the street which will bring you back to the 1930s - the element which inspired us to reflect the era in our own apartment. The apartment itself has a homely feel with the log fire (electric) and hearth giving a warm heart to the property. The very large windows pull in a wonderful brightness from outside and act as a stage for a view to the castle you will benefit from every day, but especially the nights of the fireworks during the Festivals in summer and Hogmanay (New Year's Eve). The well stocked, smart looking kitchen has everything you need for your stay and the bedroom offers luxury every visitor deserves. All in all, the apartment can't fail to impress with something to offer couples, tourists, city breaks, business trips and more.

Beautiful, convenient to walk the Royal Mile

This apartment has been beautifully restored; it is a lovely home with all the features one wants in a long trip: luxurious bath, efficient washer/dryer, kitchen, and entertainment options. Hosts were excellent communicators and provided thoughtful, clear information in notebook for every appliance, tv, medical resources, etc. When I booked, I wasn’t sure how far away from Princes Street we would be, but we parked our car (right around the corner in a secure garage) and walked everywhere for three days. Several very good restaurants within a few minutes walk offer many choices for meals and several grocery options less than a block away. Perfect end to a two-week, first-time trip to Scotland!

Very special property in the center of relevant Edinburgh

We loved our stay at Hopetoun Suite. The flat is in the center of Edinburgh just minutes from everything you could want to see. Upon returning to Hopetoun it just invites you in and make you feel very comfortable. Kirsty was very helpful with suggestions for the city. Would recommend and return to.

Love this apartment--with a caveat

This apartment is beautiful, comfortable, and impeccably maintained. Kirsty was very kind and helpful on check-in. It's also fantastically located. I'd stay here again in a heartbeat.

However, if you're like me--not traveling as part of a couple sharing a bed and needing to use the pullout sofa in the living room--I'd suggest ear plugs and a request to the owners for a mattress topper.

I traveled with my 75-year-old mom, and she slept in the bedroom. She loved it and said it was comfy and quiet. I slept in the living room, first trying the sofa bed and very quickly deciding that was too uncomfortable to sleep on. It was like I was just laying on the metal infrastructure. So I just slept on the couch without the sofabed pulled out. But I'm very short, and I still couldn't stretch out my legs on the sofa, so it wasn't ideal.

After the first night, I emailed Kirsty and asked if they had a mattress topper, and she said no because they'd never had a complaint about the sofabed.

The living room also doesn't have the double-windows to block sound that are in the bedroom. But ear plugs easily solved that problem.

So as I said: I'd totally stay here again, though I'd be sure to again bring ear plugs, and I'd ask the owners if they could buy a basic mattress topper for my stay (which I just found online for as low as $50). I'd even offer to split the cost with them or spring for it myself since I couldn't bring one with me from the United States. That would have made this stay perfect.

Owner's Response: We're sorry you found the sofa bed uncomfortable. It is the best we could buy with the thickest sofa-bed mattress available. It has been used by around a quarter of our guests without complaint. We hope it didn't spoil your stay.

A True Gem

From the moment we were welcomed by Kirsty, we felt at home in this awesome apartment. It has everything you need -and then some - and Peter’s instruction manual made using appliances and TV a breeze. The apartment is perfectly located for exploring- several bus lines run by or near your door. It’s true you do hear some sirens but they never kept us awake thanks to the extra glazing on the bedroom window. We would high;y recommend this to anyone as a great base for seeing all Edinburgh has to offer.

Great place to explore Edinburgh

We spent a week in the apartment - great location and walking distance to lots of places to visit. It was also easy to just sit and relax. Owners Peter and Kirsty were both very helpful when we needed help. We were in Edinburgh in early December - and yes, it was cold but the apartment was nice a cozy warm.
