RECEPTIVE STRUCTURE. Located at 427 m above sea level, deep in the unique landscape of green hills east of Florence, Villa La Vita is an elegant home of modern stamp, distinguished by tasteful contemporary furnishings in various natural shades which fill the spacious living areas and the cosy, bright bedrooms served by modern, functional bathrooms. From its hilltop position, from the windows and from manicured garden with private pool that frames it, you look out over a beautiful open panorama that stretches over the silvery foliage of the sea of olive trees surrounding the property to the outlines of the small villages all around. It is an ideal destination for those just wanting to relax in an independent villa, set in a discreet location, yet just a kilometre from the nearest village. Located just outside Reggello, it provides the opportunity to experience a holiday exploring the many amenities that the area offers, a place rich in character and charm where art and nature blend to form a really surprising union. We are, in fact, in the heart of some of the most beautiful and varied countryside of Tuscany, in the Upper Valdarno, between the ridge of Pratomagno and the neighbouring region of Chianti, halfway between Florence and Arezzo and just a few kilometres from the Autostrada del Sole and from the main tourist spots of Tuscany (the villages of Chianti, San Gimignano, Siena and all the famous valleys that cross it). Here you can savour the delicious, authentic Tuscan food and wine, visit on foot or by bike the beautiful nature reserves of Sant'Antonio and Vallombrosa and the scenic area of the balze (cliffs) and let yourselves be enchanted by the precious examples of rural architecture and Romanesque churches spread throughout the territory. N.B. In a wing of the house with independent access from the basement floor lives the gardener who will not disturb the privacy of the guests nor interfere with the areas which are of their exclusive use.


The three-storey house is built on sloping ground on several levels: this allows access from outside to both the ground floor and the basement floor at the back of the structure. From the main entrance, through the portico on the ground floor, a short corridor leads into a large living room,with sofas and satellite TV, facing onto two large panoramic balconies. Along the corridor are, on one side, a double bedroom with ensuite bathroom with shower and, on the other side, two bedrooms, a double and a twin (with joinable beds), served by a large bathroom with tub and hydromassage shower. Two flights of stairs lead, respectively, up to the first floor and down to the basement. The first floor sleeping area is composed of a double bedroom with ensuite bathroom with tub and a twin bedroom (with joinable beds) with ensuite bathroom with shower. Down in the basement is the dining room leading out to the portico via a French window and the large and functional kitchen with a fireplace-barbecue. A hallway with access from the kitchen leads to a toilet and to the laundry/ironing room.


The park and garden stand in the property's 3 acres, mostly cultivated with olive trees; the part for the exclusive use of guests is about one hectare and is completely enclosed by wire fencing, low walls and hedges to ensure maximum privacy. The garden is planted with cypresses, olive trees and firs and is a riot of colour amongst rose bushes, lavender borders and many potted plants. At the back of the house, next to a portico covered in fragrant wisteria and with direct access from the dining room, in an area next to the pool and protected by a gazebo, is the area set up for outdoor dining, with adjacent stone barbecue and wood oven. On one side of the house, a large manicured lawn is ideal for children's play. The property has a parking area located at the end of the driveway, near the main entrance. Finally, at the back of the garden is a large enclosed area available for any pets that the guests may have.

Swimming Pool

The pool is set in the garden behind the villa, on the basement level with the outdoor dining area; facing south, in a panoramic position, it is framed by discreet hedge screens and a lush wall coloured by a multitude of plants and flowers. It has three access gates for safety of children. The rectangular pool is lined in PVC and measures 6 x 12 m with a depth varying from 1 to 2.20 m. It has a metal ladder, internal lighting and chlorine purification. The border is in teak and is provided with elegant sunbeds, deckchairs, umbrellas and a convenient cold-water shower. The pool is open from the last Saturday in April to the first Saturday of October.
