PRIVATE STRUCTURE. Altea is an elegant home, completely renovated in 2013 and perfectly combining the characteristics and local materials typical of rural houses, such as terracotta, wooden ceiling beams and the exposed stone of the exterior walls, with the most modern comforts and a distinct refined taste in the décor. The owners are true art lovers and have made the house a tribute to art, enhancing the rooms with important paintings and sculptures, from the beautiful living room dominated by two antique busts and the large dining table in onyx and marble and furnished with plush sofas gathered around the imposing fireplace and with fine, Portoguese-type furniture. The kitchen and the living room both give onto the private set-up areas: two porches, a pergola, a parking area and a swimming pool which make up the peaceful outdoors in harmony with nature and the green spaces that frame the house and extend along a succession of hills below Todi. This famous town which dominates the mid Tiber Valley, centre of cultural and architectural interest with the historic Piazza del Popolo, testimony to the era of the Liberi Comuni (Free Communes), and the Cathedral of the Annunciation, one of the most famous churches in the region, is the closest of the many attractions in the area . We are, in fact, near the border with southern Tuscany and northern Lazio and so within easy reach of places like Orvieto, Perugia, lakes Bolsena and Trasimeno, Montepulciano, Cortona, Narni, Civita di Bagnoregio and many more still.

Interior

The house has two floors connected internally by a marble and travertine staircase. The main entrance is under one of the porches and leads into a large entrance hall that communicates with the study and from where you continue to the kitchen that opens onto the second porch, to the large living room with dining area that opens onto the pergola, to a double bedroom and to a bathroom with whirlpool tub. From the entrance the staircase leads up to the first floor which consists of three double bedrooms, a twin bedroom with joinable beds, two bathrooms with shower and a large terrace.

Park

An manual wrought iron gate leads directly to the stone-paved parking area in the 1-hectare park of Altea. The bright, flourishing garden extends over several levels with a small rose garden, fruit trees and well-cared for vegetation. Gravel areas alternate with pots of red geraniums and cycads and with various flower beds with agapanthus, hydrangeas, petunias in all colours and heather. Between the porch and the pergola with table and chairs for outdoor dining grow thyme, mint, sage, fennel and other herbs and in front is a brick structure with gas barbecue and sink. From the pergola a few steps lead to the pool which has one side open to the panorama and the other protected by a gentle slope full of lavender and rosemary which ends in the small olive grove of about thirty trees, which is crossed by a flight of steps leading to an area with benches set out under the shade of tall trees. On the first floor of the house is a large terrace furnished with armchairs and a small sofa, while along part of the fence bordering the park are oaks, cypresses, pines and firs.

Swimming Pool

The pool is located on terracing slightly higher than the house which is about 15 metres away and is reached by crossing a stretch of garden and up a few steps. The rectangular pool, with glazed grés border and semicircular Roman steps for access to the water, lies in the centre of a 300 sq m lawn with a beautiful view over Todi; it measures 12 x 6 m with the depth ranging from 1.20 to 2 m, it is lined in sand-colored PVC and has salt purification. It has internal lighting and also external lighting in the sunbathing area which is equipped with sunbeds, deckchairs, umbrella, a table seating four and a cold-water shower. The pool is available from the last Saturday of April to the first Saturday of October.

Location

The property is situated less than 5 minutes from Todi and 45 minutes from Perugia. There are many different tourist itineraries to be made, depending on your personal tastes and needs. Thanks to the good geographical location of the house, you can visit most of the best destinations in Umbria, Tuscany and Lazio quickly and in various ways: near the house is the E45 highway while the nearest railway station, for local trains, is just 10 minutes away in Ponterio; Orvieto with its station on the Rome-Florence line and A1 (Autostrada del Sole) motorway exit is about 30 minutes away. Another motorway exit is in Orte which is connected to the Perugia – Cesena highway. For those who enjoy hiking and contact with nature, the Tiber River Park and the Marmore waterfalls are only 40 minutes away, while small villages of great charm such as Cortona and Montepulciano can be reached in about an hour, as can Assisi. Beautiful Florence or Rome, the Eternal City, are about 2 hours away and can be reached by car along the motorway or by train from Orvieto.
