About the property

Receptive structure. Terra San Raffaele is a charming stone farmhouse situated just below Città della Pieve, in the rich Umbrian countryside framed in a picturesque setting, close to Tuscany and part of a farm estate that produces an excellent certified organic olive oil. Welcoming you on your arrival will be a well-kept park, in which attention has been paid to every detail and overlooked by the imposing walls of the historic town centre, with a private pool and a vegetable garden inspired by the "hortus conclusus”, the typical form of medieval garden related mainly to monasteries and convents. The same attention to detail can be found in the strong character of the rooms with their bright colours, the fusion between furniture of the '50s and '60s, reinterpreted in a modern key, and antique furniture of the 19th and early 20th centuries, traditional instruments given new life such as a dressing table made from a sewing machine, ethnic furnishings and refined coverings in original terracotta and, in one of the bathrooms, with antique majolica from a Neopolitan collection. Warm and cosy are the living room and kitchen with fireplace, both with French windows opening out onto the porch and pergola covered with fragrant wisteria, and the splendid bedrooms looking out over the generous landscape. Just 10 minutes away, nearby Citta della Pieve is the birthplace of one of the most important painters of the Italian Renaissance, Pietro Vannucci known as "Il Perugino", and still conserves some of his most important works. More generally, the location of the house is perfect for visits to the most important tourist localities of central Italy; train stations and highways will take you to Orvieto, Cortona, Assisi, Montepulciano, Arezzo, Perugia and Siena.


The house has two floors connected internally by a terracotta staircase and externally by a stone staircase. The ground floor entrance leads into a large living room with dining area connected to the pergola, on to which faces the studio and which comunicates with a small hallway leading to the eat-in kitchen facing the porch, to a bathroom with shower and to a twin bedroom with joinable beds. From the hallway you go up to the first floor composed of a double bedroom with additional single bed and ensuite bathroom with tub, two double bedrooms, one with divisible bedand kitchenette, that share a bathroom with shower and a double bedroom with double sofa bed, kitchenette and ensuite bathroom with shower.


The 2000 sq m park of Terra San Raffaele extends over three terraces of gently sloping terrain, a green garden within a farm estate with 6 hectares of woodland and 3 of olive grove. The whole garden is usable thanks to the perfectly laid out recreation areas. Leaving the porch, furnished with table and chairs, and the pergola which together take up one entire side of the house and from where you can enjoy the view of Monte Cetona, you continue to the lovely round gazebo with rattan sofas and then on to the lively outdoor dining area with brick-built barbecue from where you can admire Città della Pieve in all its splendour. Dining outdoors, reading a good book, sipping a cool apéritif or sampling the seasonal vegetables from the organic garden (available to guests upon request) and the cherries, plums and apples from the small orchard surrounded by olive trees, oaks, cypresses, delicate roses, the purple flowers of the agapanthus, the aroma of sage, rosemary, lavender and wisteria - all take on a different flavour in a garden that includes among its amenities a gravel parking area close to the villa and a five-a-side soccer field in grass. In a secluded corner of the garden, about 50 m away from the house, a small enclosure hosts the owners' four small sized dogs that will not disturb guests in any way during their stay.

Swimming Pool

A short flight of steps across the garden leads to the swimming pool in a beautiful panoramic postion, located at a lower level with respect to the house. Rectangular-shaped, it measures 5 x 14 m with a variable depth from 1 m to 1.50 m. It is lined in PVC and has salt purification, lighting system, Roman steps for access to the water and a cover for the night; in addition to being heated, if necessary, there is also an internal hydromassage site. The solarium area, which is partly paved in terracotta tiles and partly covered with lawn, is equipped with a cold and hot-water shower (thanks to solar panelling), sunbeds, umbrellas and a practical brick structure, shaded by a gazebo, with a sink and a brick-built barbecue. On the gazebo side a short ramp leads to a bathroom for the exclusive use of the pool with facilities and double shower.
