PRIVATE STRUCTURE. Private residence of the marchesi Ripandelli, the villa was built in the '90s on the vestiges of a small, early 20th century farmhouse. Nothing is left of the simple rusticity of that little house that has now become a magnificent 700 sq m magnificent villa with three floors where the modernity and architectural efficiency of the structure combine with the owners' excellent taste for top-quality materials, elegant finishes and precious tapestries. Villa Ripandelli is a harmonious and original mixture of styles, epochs and backgrounds. Art Deco is the leitmotif that characterizes the entire house with collections, wall lights, bathroom fittings, doors, glassware, furniture and billiard table with wood panelling; there are antique Chinese vases and jars, Balinese gold-leaf batik on the doors, early 20th century Murano glass chandeliers, historiated frosted glass doors by Giò Ponti. The entrance hall and living room floors are in light, hand-polished, broken stone; those of the first floor are in polished parquet obtained from chestnut wood beams removed from the roofs of 18th century farmhouses. The remaining floors in the villa, including those of the porticos, barbecue area, pergolas, annexes, solarium and veranda are in antique hand-cut terracotta. The villa and its surrounding garden are part of a one-hectare terraced park that, along paths and tufo steps, leads to the three annexes and the veranda which, with its completely openable windows, becomes a unicum with the pool. The whole complex of Villa Ripandelli is designed to ensure total privacy. It is the ideal place for those wishing to relax in elegant surroundings without forgoing a visit to Rome, which is about 30 minutes away by car or train. In one of the annexes on the property, with separate access, lives the caretaker, who will not interfere in the use of the park and swimming pool, which are at the complete disposal of the guests.


MAIN VILLA: Two entrance doors on the ground floor lead into an area with a wardrobe, marsh motifs on the right and a lift on the left leading up to the first floor. Continuing on, we come to the large living room, with French fireplace in cast iron foil, ornamental piano and silk sofas, which communicates with the portico through two large French windows with blinds against the light. To the right of the hall are the guest bathroom, the stairs down to the basement and an Art Deco staircase up to the first floor. Continuing on, we come to the second living room furnished with a sofa, armchairs, games table and TV area, with direct access to the garden, pergola, BBQ area and portico. The ground floor is completed by the kitchen, pantry, single bedroom and a bathroom with tub and shower. The kitchen leads out to an area equipped with built-in barbecue, wood oven, sink and marble table, connected to the large, wisteria-covered pergola which forms the outdoor dining and living area. The first floor is composed of the main sleeping area of the villa consisting of a double bedroom with en-suite bathroom with shower and a twin bedroom with bathroom with shower. The two rooms communicate via a sliding door and face out onto the same terrace. The ground and first floor are also connected via elevator. The basement is composed of a large double bedroom, a bathroom with shower, the billiard room with direct access out to the garden, a bathroom with shower and the laundry room. ANNEX. Just few meters away from the main house, and close by the barbecue area, is the annex composed of a kitchen, a twin bedroom with ensuite bathroom with shower and a double bedroom with fireplace and ensuite bathroom with shower.


The Villa Ripandelli complex stands in 10,000 sq m of terraced park, composed of typical Mediterranean shrubs, woodland trees, fruit trees and ornamental plants: lindens, palms, pines, cypresses, olives, mimosas, oaks, eucalyptus, rosemary, pittosporum, mint, roses, wisteria, lemons, hibiscus, hydrangeas and oleanders. An ensemble of beautifully tended miscellaneous plants that differentiate the many areas of the house and garden. The garden with lush green lawn lies to the left of the villa and in the pool area for a total area of 800 sq m. There are stone benches, children's play areas, built-in insets and niches creating comfortable seating. Other pergolas with wisteria, roses and bignonias create spots of coloured shade in the various terracings of the property. The main villa features a large terrace with pergola, furnished with tables, chairs, benches, built-in barbecue and pizza oven, from where you can enjoy the view over the Roman hills while sipping a glass of wine or reading a good book.

Swimming Pool

The swimming pool is set on terracing, at a lower level with respect to the villa and can be reached along a flight of 40 wide tufo steps or along a 50 m road. Rectangular in shape, it measures 12 x 6 m with a depth ranging from 1 to 2,80 m. Access to the water is via large steps or ladder. At one corner of the side opposite the veranda, set higher than the swimming pool, is a whirlpool tub in the form of a sickle moon, surrounded by stones and plants and connected to the pool by a gentle waterfall. The pool is lined in blue PVC and has salt purification. The solarium area is in terracotta and lawn and has three gazebos. One is furnished with a king size Moroccan sofa, the others with wrought iron and glass dining table, chairs, armchairs, coffee table and sofa. Beside the pool are sunbeds, small tables and benches. There are also two hot-water showers. The pool is open from the last Saturday in April to the first Saturday of October. The pool area is completed by a large veranda with predominantly blue and white furnishings, fixtures, curtains and tableware. It forms an open-plan area, facing the pool and set up with dining area, TV area, living area, built-in barbecue area and bar with ice-making machine. There is also a bathroom with shower and a changing room. The pool area, thanks to its furnishings and various areas, allows the guests multiple solutions, from pure relaxation to more animated activities, according to their tastes as it is out of sight and out of earshot of the villa.

Villa Ripandelli is located in the town of Morlupo, just 12 km from the motorway exit. Morlupo stands on a panoramic tufo spur surrounded by hills similar to those of Siena from which they differ in the forest vegetation although the vineyards and olive groves are the same. The little alleys in the various town districts have a typical medieval appearance. Morlupo is 34 km from Rome, exactly to the north of the Eternal City. At 2 km from the town, along the Via Flaminia, is the park of Viejo, a famous Etruscan city, interesting also from the faunistic point of view. 14 km away is Monte Soratte, on the northbound Via Flaminia, in the little town of Sant'Oreste; this is the highest peak (691 m) of the Roman Tuscia, from where you can see the entire Tiber valley. Characteristic of this place are the "Meri", three large chasms at the eastern base of the mountain, communicating with each other and about 115 m deep, of great interest to speleologists. 20 km from Morlupo, on the Via Tiberina, is the Farfa Nature Reserve of the Tiber, extending for about 700 hectares along the Tiber to the north of Rome, a reserve that was the first to be established in the Region of Lazio (1979). It begins at a dam on the river (Enel dam) which, over time, led to the formation of a small lake, a paradise for birdwatchers and nature photographers. Lake Bracciano is located 43 km from Morlupo; a boat effects seasonal service between the three centres of the basin: Bracciano on the western side, Anguillara Sabazia on the south-eastern side and Trevignano Romano on the northern one. The famous Benedictine Abbey of Farfa is 33 km away, in the town of Fara in Sabina which, at the height of its power, had control over 600 churches and convents, 132 castles or fortresses and 6 fortified towns, for a total of more than 300 villages; it was said that the abbot overshadowed the power of the Pope. The nearest beach to Villa Ripandelli is that of Ostia and Fregene, 70 km away. Further south are those of Sabaudia, Sperlonga and San Felice Circeo while, to the north are these of Capalbio and the Monte Argentario.
