PRIVATE STRUCTURE. Poggio Sorbello is a typical farmhouse in open-face stone, warm and welcoming. The oldest part dates back to the early 20th century when it was nothing more than a simple barn; it has retained the original materials with the beautiful terracotta floors and wooden-beamed ceilings and the furniture from the same period. It has since been enlarged and renovated and is, today, a modern home furnished with taste and elegance, characterized by large rooms in the living area, a fully-equipped kitchen with fireplace and bright, comfortable bedrooms. One of the best points of the property is the extremely livable and functional outdoor area with access from various parts of the house to the gazebo and pergola or simply towards the harmonious, lush garden with private pool. You can choose whether to simply relax in this oasis of peace or to go out into the heart of the fascinating Val di Chiana, surrounded by timeless scenery and breathtaking landscapes. Poggio Sorbello will introduce you to the beauties of Tuscany and Umbria. Starting with Cortona, the Etruscan town par excellence, and then on to Perugia, Siena, Arezzo, Gubbio, Montepulciano and many more localities, you will travel along itineraries made of history, art and cuisine with the benefit of efficient highways, suitable for long journeys or for simple trips all in one territory. The railway station at Camucia will take you in a short time to both Rome and Florence.

Interior

The house has two floors connected internally, both with access to the garden. The main ground floor entrance leads directly into the living area with TV room, living room, guest bathroom and eat-in kitchen. The ground floor sleeping area consists of a double bedroom with ensuite bathroom with shower, a double bedroom with divisible bed and ensuite bathroom with shower and a second double bedroom with divisible bed and with adjacent bathroom with shower. In both the rooms with divisible bed, the bed is on a mezzanine floor. From the entrance a stone staircase leads up to the first floor composed of a double bedroom with ensuite bathroom with tub and shower and then a double bedroom and a twin bedroom sharing a bathroom with shower. The two double bedrooms face on to two small terraces, on one of which is the external staircase leading down to the ground.

Park

The house is surrounded by about 3000 sq m of landscaped park, completely fenced-in and characterized by a large variety of native trees like olives, cypresses, pines, oaks and plane trees and colourful plants like oleanders, geraniums, roses and herbs on the green lawn. It is a garden designed to satisfy the need for relaxing in the pool area, bordered in part by a laurel hedge, a corner of absolute quiet, or under the pergola at the house, next to the old well. In a stone-paved area by the kitchen, a lovely wrought iron gazebo, covered in climbing roses, has been set up with table and chairs and a built-in barbecue and wood stove for alfresco meals and convivial evenings. There is a gravel parking area just inside the automatic iron gate.

Swimming Pool

The rectangular pool measures 5 x 12 m, with a constant depth of 1.60 m. The pool, with a beautiful stone border, is lined in PVC and has chlorine purification and internal lights; access to the water is via ladder or semicircular Roman steps. It is only 10 m from the main entrance of the house and is visible from the living room - a French window leads directly out to the pool. It is situated in the centre of an area of about 1000 sq m which encloses, between two sides planted with olive trees, a soft lawn with sunbeds and outdoor cold-water shower and which is shaded throughout the day by tall pine trees.

The nearby E45 highway (the Cortona exit is just a 10 minute drive away) and the A1 motorway will take you quickly to Arezzo, Siena and Perugia with their art masterpieces, to Montepulciano, Pienza and Montalcino, to the small Etruscan towns of southern Tuscany and Lake Trasimeno like Chiusi, Sarteano, Castiglione del Lago, to spa towns such as Chianciano Terme and to large shopping centres like the Valdichiana Outlet Village. In Camucia you can find all necessary services and supermarkets as well as the railway station with direct lines to major cities such as Rome and Florence.
