RECEPTIVE STRUCTURE. Podere Campanella is a farmhouse dating back to the early 20th century, completely renovated in accordance with the criteria for eco-sustainability and respect for the environment which, with solar panelling, uses renewable energy and manages to have almost zero impact, preserving first of all the beautiful surrounding hills and their delicate microsystems. Very impressive indoors is the fireplace, open on all sides and towering in the centre of the large living room with plush sofas and poufs all around and which, together with the terracotta floors, wooden ceilings and an entire wall in exposed-stone, create a rustic setting with an intimate and welcoming atmosphere. Simple only in appearance, the style and features of the décor are, in reality, closely tied to the local artistry and are the result of the salvage of original local materials, such as the chestnut wood of the old beams restored to new glory in the hands of expert craftsmen. The living area, kitchen and veranda, with ceiling and two walls made of glass, face out over the one-hectare park, the infinity pool and the undulating lines of the fields in contrast with the dense oak woods. We are in the comune of Viterbo, a town in northern Lazio, capital of Christianity in the Middle Ages, located on the lower slopes of the Monti Cimini, spreading westward toward the extreme tip of the Maremma plain. Here the borders of Lazio, Umbria and Tuscany meet, a unique opportunity to explore these fascinating lands formed by stunning natural scenery populated by art cities and little villages. Not far away, in fact, are Bolsena, Todi, Pitigliano, Civita di Bagnoregio and Orvieto with its railway station on the Rome-Florence line.

Interior

On two floors, connected externally, the main entrance to Podere Campanella is on the ground floor and leads directly into the large living room with dining area, communicating with the veranda, with the kitchen, with access to the garden to one of the two pergolas, and with a small corridor on to which open two double bedrooms, a twin bedroom and two bathrooms with shower. On the side of the garden with the second pergola, a stone staircase leads up to the first floor comprising a sitting room with kitchenette and double sofa bed, a double bedroom and a bathroom with shower.

Park

From the automatic iron gate of the property, a curving gravel driveway will lead you, past the neat rows of the 8000 sq m vineyard and the 3000 sq m olive grove, to the parking area with two covered parking spaces, to the house and to the flourishing 1300 sq m garden. On a soft lawn dotted with roses, olive and cypress trees, potted lemons and shrubs of evergreen grasses, winding paved walkways connect the house with the various recreation areas. There are two pergolas shaded by climbing plants, one furnished with table and chairs is close to the pool and to the kitchen entrance on the ground floor, the other with table football is close to the staircase leading up to the first floor; half-way between the two is the convenient built-in barbecue. Along the exterior walls of the house are flowerbeds with lavender, agapanthus and other fragrant flowers in all shades of purple while on a small terrace grow rosemary, sage and other herbs, as well as small red chilli peppers and juicy strawberries.

Swimming Pool

The infinity pool, with two sides facing towards the landscapeland appearing to merge with the horizon, is on the same level as the house, just 15 metres from it, and can be reached down a few steps or across a short grassy ramp. Rectangular-shaped, it measures 3 x 10 m and is particularly suitable for children due to the depth varying from 0 to 1.50 m. It has a stone border, is lined in resin and has salt purification. Roman steps lead into the water and there is internal lighting. The 20 sq m solarium area, equipped with sunbeds, deckchairs and umbrella, is bounded by a low stone wall and wooden fences, as well as by tall trees. The pool is available form the last saturday of May to the last saturday of September. The area is furnished with a cold water shower.

Podere Campanella, just 20 minutes from Viterbo, famous for the exceptional thermal resources of the spring Bullicame, from which flow warm waters that feed the pools of the Terme dei Papi, and for its historic town centre which boasts many fascinating monuments and places of interest such as the Papal Palace, the Duomo of San Lorenzo and the Church of Santa Maria Nuova. Orvieto is also just a 20 minute drive away and is known for its Duomo, symbol of the town, and for its wines: the traditional white, Orvieto Classico DOC, and red, Rosso Orvietano DOC, flagship product of Orvieto since Etruscan times. In the area are present art and nature and you will just have to divide your time between excursions to the Monte Rufeno Nature Reserve, home to rare species of flora and fauna, or the Tiber River Park and visits to the old borghi of Bolsena, reflected in the lake of the same name, Todi, Città della Pieve, Pitigliano, perched on a spur of tuff rock, and Civita di Bagnoregio, joined to the rest of the world only by a long bridge. Saturnia and San Casciano dei Bagni also have, along with Viterbo, mineral-rich waters with beneficial properties and wellness centres perfect for a restorative break; about an hour's drive away are the beaches of the Lazio coast. Montefiascone (6 km) has all services, shops and supermarkets. The motorway A1 (Autostrada del Sole) exit of Orvieto and the railway station of Orvieto are the best connection to Rome, Florence and other major towns of central Italy.
