Receptive Structure. A renovated, old broken-down farmhouse, Casale Coddia is a charming house with outer stone walls, surrounded by the unspoilt nature of the Valle dei Calanchi, between the Tiber Valley and Lake Bolsena. From the house, garden and swimming pool you have a clear view of the famous Civita di Bagnoregio, known as "the town that is dying" and included in the list of the most beautiful borghi in Italy, a town of inestimable historical value with its only link to the rest of the world a long bridge. The farmhouse dates back to the 17th century, and precisely to the year 1682, as can be seen from the date engraved on the top of a stone arch. Materials from that period have been salvaged, like the vaulted terracotta ceiling in one of the living rooms and the old, locally produced basalt stone for which the area is renowned, to which have been added chestnut-wood beamed ceilings, basic furnishings that create a warm and cosy atmosphere and well-equipped outdoor areas. Its advantageous geographical location will allow you to travel to Bolsena, Orvieto, Todi and Perugia, to the thermal baths of Saturnia and San Casciano dei Bagni and to the many other wonders of Lazio, southern Tuscany and Umbria, for a real Italian holiday. You will feel at home, pampered by a territory that has a lot to offer and that will fully satisfy all your requirements, whether spending time in the open air, contemplating the artistic heritage or discovering the many specialities of our cuisine.

Interior

The house is on three floors with outside access from both the ground and first floor. The entrance on the ground floor leads into a living room with dining area and then on to the kitchen, to a double bedroom with divisible bed and ensuite bathroom with shower and, down a few steps, to a twin bedroom with joinable beds and an additional bunk bed and adjacent bathroom with tub. An external staircase leads up to the first floor consisting of an entrance hall, living room with dining area, kitchen, double bedroom and a bathroom with tub. From the entrance a staircase goes up to the second floor with a twin bedroom with joinable beds, a double bedroom with additional bunk bed and a bathroom with shower.

Park

The 750 sq m completely fenced-in park of Casale Coddia is part of an 350-hectare estate with orchards, olive groves and arable fields and which, because of the hilly terrain, is distributed over two terraces with the house below and the pool slightly above. Just past the automatic iron gate is a two-car covered parking area; from here a short gravel path bordered with potted flowers and lanterns leads to the house and to the outdoor dining area, stone-paved and equipped with tables, chairs, umbrella, two mobile barbecues and a ping pong table. Guests can take their meals while enjoying the incomparable view of Civita di Bagnoregio, surrounded by the total quiet of the lush, green garden. The ridges of the grounds are a carpet of white, red, pink and orange roses and of rosemary and jasmine with their intense aroma; low hedges and stone walls define the areas shaded by cherry, walnut, olive and apple trees, mimosas, poplars and oaks.

Swimming Pool

Open from the last Saturday in April until the first Saturday in October, the pool is located at a higher level than the house, which is about 20 m away, and is reached across a stretch of gravel and up a few steps. Rectangular-shaped, it measures 5 x 9.5 m with a constant depth of 1.40 m, it is lined in PVC and has chlorine purification and an iron ladder for access to the water. Both the pool and the large, flat sunbathing area of about 250 sq m of lawn are equipped with lighting so that the pool can be used in the evening as well. The sunbathing area is equipped with sunbeds, deckchairs, umbrellas, outdoor cold-water shower and a gazebo; from it you have a breathtaking view of Civita di Bagnoregio, a timeless splendour that you will never tire of admiring.

We are just 5 minutes away from Civita di Bagnoregio, the old "Balneum regis", a borgo of unique charm, founded by the Etruscans 2500 years ago, which stands imposingly on a tuff cliff and subject to erosion which is causing its progressive and unstoppable destruction, which is why it is called “the town that is dying”. A recently rediscovered gem that is the destination of great cultural, artistic and gastronomic events. A few kilometres away is Lake Bolsena, the largest volcanic lake in Europe, suitable for swimming, with enchanting villages reflected in it like Bolsena, Marta, Capodimonte and Gradoli; Montefiascone, home of the wine Est! Est! Est! is linked to other towns of Tuscia through the wine and oil route. Just 20 minutes away are Orvieto with its Duomo, symbol of the city and a masterpiece of Gothic architecture, and Viterbo the Papal city with the district of San Pellegrino and the Bullicame hot springs whose waters feed the pools of the Terme dei Papi. And also the Monster Park of Bomarzo, Todi, Città della Pieve, Sorano, Pitigliano and Sovana, towns famous for Etruscan architecture and artifacts, and excellent wine and typical products.
