A picturesque farmhouse/ watermill, beautifully situated on 2 acres of land on the River Llugwy. It is less than a 5 minute walk to the center of Betws-y-coed with its shops, pubs and restaurants. This property was voted by Sykes Cottage Rentals as the best rental property for 2013. Amazing little bit of hidden magic

We loved every minute of our relaxing and homely stay. The property has a beautiful setting and offers generous comfortable accommodation with all home comforts. The character of the property adds to the excellence of the stay and the availability of the owner/custodian means any issue can be remedied on the spot. We would heartily recommend this property to anyone looking for any kind of break in the north Wales area and we will definitely return at our earliest opportunity. Amazingly quiet in the centre of the village.

Not sure how this cottage is as quiet as it is when it is so close to the bustle and activity of Betws-y-Coed! We didn't use the car for a number of days, as there are walks and shops and restaurants so close. But there is so much to do nearby...

The cottage is old, and quirky, but comfortable for friends for a week. The large garden and river were great fun for our 11 year old son, who spent a great deal of time perfecting his stone skimming skills.

Fantastic location, beautiful surroundings

Beautiful cottage with lovely surroundings. Well equipped kitchen and comfortable beds. There was enough coal and logs for starting a fire and more can be bought at the Spar in the village. The location of the house makes it feel like you are out in the countryside but it is just a minutes walk from the centre of the village.

WiFi is provided with a strong signal.

Plenty of things to do in the area.

The only thing that stopped me giving 5 stars was the cleanliness of the property as there were lots of cobwebs and dust. I do appreciate that with an old building like this it is harder to keep clean due to beams and little nooks and crannies but I think more attention could have been given to it. However that would not put me off returning as it was such a lovely home from home.

We enjoyed our stay very much.

Characterful, spacious cottage in great location - central yet quiet

This house has so much to commend it. It is full of old character with the remnants of the waterwheel outside as seen on the photos. One of the 4 bedrooms is on the ground floor and must have been the milling room; it is vast with a huge high ceiling and oak beams. The heating in this room was the least effective and incongruously there was a toilet and sink in the room, behind a portable screen. The upstairs bedrooms had plenty of space too, one en-suite and one separate bathroom with a very good sized bath and powerful shower over it. Most of the furniture was antique in quite heavy dark carved wood. The bed frames are traditional, sprung, with adequate mattresses but they didn't feel new.

The big open grate in the lounge burnt really well and made for a very cosy week. The oil fired central heating worked fine; we never found a timer but there is a thermostat on the kitchen wall. The thermostatic radiator valves didn't really regulate the room temperatures; they were fully on unless you turned them to nought. We took bags of our own logs and kindling which was cheaper than buying the small bags available in the village. We didn't find any bucket for emptying ash which made cleaning out the fire more difficult.

The large farmhouse kitchen had a really good-sized modern upright fridge-freezer, modern halogen hob and pans. Supplied were enough tablets for a week's dishwashing twice a day, but no bags of salt. The kitchen equipment was full of paradoxes: plenty of plates and cutlery, glasses and mugs. But no whisks, scales, salad bowls (big enough for 8 people), rolling pin or baking tins. Recycling was encouraged but there wasn't a general waste bin in the kitchen!

The location is fabulous within 3 mins walk of the main street yet totally secluded and with a very large lawn area going right down to the river's edge. This was February - I imagine in summer you could spend a lot of time outdoors if you are lucky with the weather. Cars have to be parked at the start of quite a long sloping gravel pathway down to the front door, so be prepared to carry luggage down to the house.

House rules/instructions were just a single page. We would have welcomed some local recommendations for eating, shopping, walks, and activities. However, the Snowdonia Visitor Centre is on the driveway into the farmhouse and has plenty of guidance and maps to buy.

All in all this is a marvellous spot to stay. Thank you.

A weeks stay in Betws y Coed

Firstly thank you very much to the owners for letting us rent this lovely cottage,we were left to our own devices with as much privacy as you can ask for.We were both surprised on the size of the cottage the website photos do not do this place justice its huge.We only slept in one of the four bedrooms which was the ensuite one.A very comfy bed,a large deep bath along the corridor was a pleasure to bathe in.The old fashion furniture gave the cottage loads of character along with everything else.The grounds around and upto the river were a pleasure to walk round with two sets of table and chairs to sit at.There was plenty of re cycling info which was appreciated too.The location was bang on although 200mtrs from the shops you couldnt hear a thing just the gentle running of the river.We tried all the hotels for food and drink and couldnt complain about any of them,we were central to Snowdon,Beddgelert,Llandudno,even drove up to Angelesey.We had a first rate holiday and would recommend this cottage and location to anybody 10/10 thanks again.Regards Mr and Mrs Petherbridge

A good week spent with our friends even though the weather was not at its best. The cottage was in a beautiful setting and was warm and had comfortable beds. Overall the cottage was interesting and because of its age it would have been nice to have had some information about its past, as well as a comprehensive visitor guide detailing contacts for nearest doctors, dentists, hospitals, restaurants etc as is normal in previous cottages we have stayed in - not just leaving this to an app. The step down into the kitchen should have been highlighted as being the same slate as the kitchen floor it was all too easy to miss this and trip/fall.
