This unique 2 bedroom, 2 bathroom apartment is in the basement of an old school house which dates from the 19th century so it has some interesting features such as the vaulted ceiling in the twin bedroom. Please note there is a flight of stairs down from street level to the entrance of the property.

The rest of the accommodation includes a double bedroom, a shower room with toilet and a full bathroom. There is an impressive, spacious open-plan living room/dining room and kitchen which overlooks the courtyard. The windows act as doors in this room so direct access into this area can be gained.

This location is ideal for all the sights in the Old Town with the famous Grassmarket being less than a 10 minute walk away and the Castle itself is about a 15 minute walk. Princes Street is also a 15 minute walk away and there are a host of shops, restaurants and bars within a 5 minute walk.

Great apartment/Great Location/Great Time In Edinburgh

We spent three wonderful weeks in this apartment in June 2017. The layout is very functional, with a common area that looks out onto a flowered patio area. The apartment is equipped with everything you need for everyday living. Location is the best - it was very easy to walk to the Royal Mile, train stations, museums, etc.

We would definitely stay here again if we were in Edinburgh. Francois is great to work with and wants your stay to be enjoyable. Thank you for everything. We had a great time here!

Comfortable apartment, good value for money acommodation

The apartment is well located, 15 minutes walking from downtown. It is quiet, clean and comfortable. We were two couple, each having a bedroom and a bathroom, with a common living room and kitchen. Although the inner temperature was a bit low when we arrived, we had the possibility to increase it in each room, up to our personal comfort. The kitchen is well equipped, and easy to use.

The manager is very polite and gave us useful guidance.

I would recommend however some improvements:

1. the bathtube should have a shower arm, as it is difficult to use it for daily refreshment.

2. a small coffee pot should be added for regular coffee boiling

3. the frying pans should be changed, as they are Teflon and have big scratches which are dangerous

Three supermarkets are very close (5 minutes walking) and you can find easily a good variety of products for meals.

Some of the restaurants are very good, but the prices are a bit high.

Excellent, perfect for family of 5

We spent 4 days, 3 nights in Edinburgh with my wife and our 3 children, 12, 10 and 5. The apartment was spacious with everything we needed. The location is a perfect base for exploring Edinburgh from with a walk to the castle and old town 10 to 15 mins.

Central location ideal for sightseeing

Got to Edinburgh a bit ealry, but no problem getting into the flat. Clean, tidy and well provided for. Plenty of towels etc. Wifi does work for emails etc, but not sure it would be any good for streaming videos etc. Good selection of book and DVDs. Ideal location for seeing Edinburgh and pretty much everything within 10 minutes of the flat. Could get a bit noisy in the double bedroom with folk staying in the other flats getting back in the early hours, but not a real issue. Only minor problems were heating didn't appear to be working in the twin room and a few bulbs needed replacing. Overall a great flat and would easily stay again.

Owner's Response: We have now installed fixed line broadband internet so the wifi now works without any problems.
