Situated in the quietest of settings in the beautiful rural county of suffolk, The property enjoys views of the peaceful countryside from its idyllic isolated setting. From this restful hideaway one can explore the many local footpaths and lanes on foot or visit nearby attractions by car or bicycle, from windmills, churches, nature reserves to steam attractions, sports venues and a wealth of local shops, pubs and eateries. HOSTLERS COTTAGE (1 bed sleeps 4)

Hostlers cottage is set within the cutilage of the listed farmhouse and so has been designed in a sympathetic manner, retaining original oak beams and with the introduction of new hand crafted solid oak joinery features, some from wood sourced on site. As a purpose built conversion of original farm buildings Hostlers has everything one would wish to find in a holiday home-from-home. As well as a well appointed kitchen area there is a separate utility area with washing machine and dish washer, and the bathroom has the pampering features of a drench shower and a whirlpool bath with oodles of piping hot water. There are TV's with DVD players in both lounge and bedroom, and a small enclosed garden with dog proof fencing and patio, table and chairs. Additionally there is a covered BBQ area adjoining the cottage, ample parking and uniquely a decking area set in the middle of one of the ponds where one can soak up the raise or watch the sunset with a gin and tonic to hand. The high-ceilinged open plan design gives the living area a spacious airy feel whilst at the same time there is a cosy comforting feel to this little gem of a country hideaway, ideal for romantic evenings for two away from the hubbub of modern life.

DROVERS COTTAGE (2 bed sleeps 6)

Being set within the same idyllically, peaceful environs as Hostlers cottage, Drovers cottage has also been designed in sympathy with the listed farm house near by, retaining oak beams and design features typical of the regions historic architecture. This cottage being a conversion from an original farm building specifically to supply the needs of the holiday maker, there is everything one could wish for to facilitate a restful, rural escape. The well appointed kitchen area includes fridge/freezer, range style oven, washing machine and dish washer. The traditional bathroom featuring roll top bath is in addition to the en-suite facilities to both bedroom's. The open plan layout of the kitchen and spacious dining and living areas gives an airy open feel whilst at the same time the wood burner encourages a snug, warm atmosphere. There are TVs with DVD players in both the lounge and bedroom's, and a generous enclosed garden with dog proof fencing and patio area with table and chairs.

Additionally there is a covered BBQ area, ample parking and uniquely a decking area set in the middle of one of the ponds where one can soak up the rays or watch the sunset with a gin and tonic to hand.

Since moving to Suffolk from the Fens of Cambridgeshire we have always wanted to find ways of using and preserving the lovely old farm buildings at North Hall farm which surround our lovingly restored listed farmhouse. Creating holiday homes from some of these barns will maintain their active life whilst at the same time allowing a greater number of people to experience the tranquility and peace of this most beautiful of rural-English locations.

As we both come from a farming heritage moving away from the countryside was never an option once we were no longer farming, and developing opportunities at our new location helps us achieve our aim of the rural life we both so enjoy.

We have aimed to create a holiday destination which will give the visitor an insight into the delights of living in this unique corner of the British countryside, and sincerely hope that you will enjoy your stay with us.

"The barn and its location are simply beautiful. The barn is well equipped with everything you need for a few days away and immaculately presented. We appreciated the dog proof garden and also the jetty by the pond in the evening. The quiet location was ideal for dog walks. We especially loved the nearby Knettishall Heath nature reserve just a short drive away- excellent for spotting wildlife and dog walking. We are looking to visit Suffolk again and would definitely love to stay here for a second time- highly recommended!"

A well appointed, clean and very relaxing cottage and location

This property was modern, clean and fresh. There was everything you could need in terms of equipment, furnishings, bedding and towels. The location was perfect for a quiet relaxing break; we liked the privacy of the garden and its table and chairs. The weather was also good for this time of year and we would consider returning in the summer months to take advantage of the bbq and the decking.

This holiday home was just right for the two of us .it a little gem .with the peace and quite that we where looking for .As keen cyclists it was ideal straight out in to the country lanes , and very rarely seeing a car.

The property is really well designed. Traditional but with modern touches.

A very relaxing stay. Home from home. The cottage has everything you need for a lovely break. Ideal for the dogs as it is away from the road (which was very quiet) and the garden is nicely enclosed. Loved the spa bath and drench shower. Thetford forest is easy to get to and the dogs loved it there. We also went to the beach at Dunwich Heath, a National Trust site, which was beautiful with the heather in full bloom and a lovely beach where you can walk for miles. Thank you for a very enjoyable stay. Would highly recommend.

Wonderful and quiet location

We just spent a very relaxing week in Hostlers cottage. The cottage was lovely and had everything we needed for an enjoyable week. The location is great, very quiet but within easy reach of places to visit. We especially loved Bressingham Gardens, going through the steam exhibition we never expected gardens as magical as that. And we stopped at the Hillcrest farm shop nearly every day to get some of their tasty bread and other treats.

Everything as advertised - only better !!!!!

My wife and I have just returned from a fabulous short break at Sara's property in rural Suffolk and we are already considering dates for a return trip. The farm conversion has been excellently carried out with all mod cons whilst retaining that 'cottagy' feel. The location is stunning and although within the countryside has easy access to tour the larger towns of Suffolk. This was our 1st visit to Suffolk and we loved it, so much so that my wife has been scouring 'Rightmove' ever since. - This short break could prove quite costly !!!! Well Done Sara

In the conversion of the stables and the old dairy into holiday cottages, we have striven to create holiday homes which offer everything we ourselves would look for in an English countryside destination. The cottages are purpose built as holiday homes and as such the layout , design and functionality of the properties are ideally suited to your needs. At the same time we have maintained a sympathetic approach to the original design and location of the cottages. The results are living spaces with a traditional look and feel, but which incorporates all mod-cons. From these restful peacefully located cottages, one is in easy reach of much of East Anglia and its attractions, whilst there are a host of excellent restaurants and watering holes nearby. The area is a joy for the cyclist or walking enthusiast. Country lanes are not too hilly or challenging, and there are many little woods and corners for the perfect picnic spots. Despite the peace and isolated feel of the location the properties are easily reached by road or rail, making them ideal for a weekend getaway.

From the Owner

The cottages enjoy fabulous views over rural landscape, and peace and quite on a level rarely found in today's world. Hostlers and Drovers are surrounded by meadows and ponds and are set at the end of a tree lined driveway over 250 yards from the nearest public road. This isolated setting means it is not unusual to witness deer, rabbits, a wide variety of birds and other wildlife at the site. Outside there is a semi-covered BBQ area and a decked seating area on the pond. Free range eggs are available from our own hens, and much other local produce is easily obtained locally, including organic produce. Light pollution levels are very low, and sitting outside of an evening gazing at the stars is a particular delight.

  • Close to the cottage there is a decked area for use by guests sited over one of our wildlife ponds. It is approached by a short gangway and gives the sense of being suspended a few inches above the water. This is an idilic spot to soak up the rays or picnic or watch the setting sun over the suffolk countryside - G and T optional. Wildlife, both flora and fauna abounds in this green and wooded land and in the ponds.
