About Sarah Gordon-Smith

Hello I'm Sarah.

Graham and I have been enjoying the delights of Dartmouth for many years and decided (after a particularly rainy week) that we had both had enough of camping :-)

We looked at many houses for over 12 months and fell in love with Chapel House in the summer of 2014.

We both went to the same school in Kinver in the West Midlands and have been living together in Wollaston for the past 8 years. We have William (10 years old) and a rescue lurcher called Neville who is fairly well known and loved in Kingswear Village.

We have both booked holidays before using owners direct and so for us this was a sensible way to advertise our House.

Sarah Gordon-Smith purchased this house in 2014

Why Sarah Gordon-Smith chose Kingswear

Graham has been holidaying in Dartmouth for around 18 years and introduced me to it about 8 years ago. We have spent many happy days/nights/weeks here.

Experts say you know within 7 seconds whether or not you are going to buy a property....I hadn't even stepped though the gate and I knew Chapel House was going to be ours. It is a beautiful old house, dating back nearly 200 years and it definitely has the cute factor or 'curb appeal'. Did I mention the view?!

The location for us is perfect, less than a 5 minute walk to the Lower Ferry and The Steam Packet, but tucked away from the hustle and bustle. Seeing the steam train come in and leave is always a welcome sight and watching the Higher Ferry is so mesmerising! Time drifts away with you.

What makes this house unique

There are five main features that we love about Chapel House;

Firstly, it has to be the view. Seeing Dartmouth and the Royal Naval College across the water is so magical, the marina is our side of the river and so you can watch people messing about with the boats too.

The 'curb appeal' and cute factor of Chapel House, its just beautiful, outside as well as in!

Wood Lane, its width restriction actually is a real benefit for us! It means very little traffic, only residents of Wood Lane drive down it, being so quiet means a very peaceful nights sleep. Chapel House is almost at the bottom of the hill, meaning an almost flat walk back from the pubs/marina car park/cafe/village shop, its just a final steep push up the last 30 meters!

Two other features that we love is that its 'upside-down' giving the best views from the main living areas, and that both bedrooms are en-suite, the main bedroom having a large bathroom, perfect for couples sharing.

Lovely house with a lovely view

  • 4 of 5

The location is an excellent base for touring Devon. The house is delightful with great views from every window and it was lovely to sit looking out with a glass of wine. Binoculars were a great idea, and there is plenty there for children - games and puzzles etc.

All the crockery, glasses, cooking equipment etc is excellent quality.

The hill to the house is a bit steep if you are unfit, but you can't get those views without a bit of a climb.

Would highly recommend

Groby, Leicester

Very comfortable accommodation with lovely views.

  • 4 of 5

Whilst there were only two adults in my party, this is well equipped and spacious enough for 4, with 2 ensuite double bedrooms downstairs and a good sized lounge and dining kitchen upstairs, both with lovely views over the river. A dressing table in the main bedroomed would have helped and the shower in that en suite is a bit weak but overall we were very comfortable. It is a short walk to the ferry to Dartmouth, steam train and a couple of pubs although we found the options for eating out in Kingswear itself were very limited. Plenty of options in Dartmouth though. Access to the property is difficult by car as the road is very steep and very narrow and the only free parking is at the top of the hill whereas the property is close to the bottom. Unloading suitcases etc is awkward as, even if you stop outside the property briefly, you cannot open the car doors. There is 20 min free parking at the bottom so recommend this is used for loading/unloading. In view of the steep hill and quite steep stairs would suggest for adults who are reasonably fit/active. Would recommend for a relaxing break.

Lovely property in fabulous location!

  • 5 of 5

We spent 6 days in Kingswear and couldn't have asked for a better base than Chapel House. It is beautifully decorated, spotlessly clean and had everything we needed, including very comfortable beds. The halogen hob took us a few minutes to work out, but we got there! Sarah responded very quickly to our phone call for assistance! We parked at the top of the hill for free whenever we needed to and took advantage of both the convenient passenger ferry and the lower ferry to cross over to Dartmouth regularly. We went to a variety of local beaches, some sandy and some shingle and had a ride on the steam train. Our 6 year old was in heaven. I'd thoroughly recommend this property and this location to all but those with limited mobility. Thanks for helping us have a lovely holiday!

Chapel House- stunning river views

  • 4 of 5

Chapel House lived up to most of our expectations - perfect location and views of the river from inside the property. It was immaculately clean and very well furnished. One slight disappointment was the small courtyard being to the front of the property - we had expected a rear courtyard with views to the river. Also, we did feel that the steep internal staircase would have benefited from a handrail. We would however not hesitate to return!

Owner's Response: Andrew, we are glad that you enjoyed your stay at Chapel House and that you wouldn't hesitate to return. We take on board your comment about the handrail, a lot of old houses have steep staircases and we have bought a handrail for Chapel House. I'm afraid the courtyard can't be on the river side of the house with a 30ft drop below it, but we do like sitting in the courtyard saying hello to the locals as they walk (slowly) up the hill. :-) This side of the house also benefits from the sunshine all day in the summer :-)

It was a perfect home from home for a long weekend away. It would be a great base for a longer trip too.
