About the property

Two en-suite bedrooms, small sunny courtyard, parking nearby, perfect location!

A traditional house with a modern twist!

This delightful two bedroomed, two en-suite maisonette has been turned upside down making the most of the stunning views of the River Dart, including the Naval College and the marina.

Bedroom One (Double): You can enjoy views of the river without even getting out of bed. The stone tiled en-suite includes a shower, toilet, basin and heated towel rail.

Bedroom Two (King): Benefits from a large en-suite with vaulted ceiling which includes a bath, separate shower cubicle, toilet, basin and heated towel rail. Off this bathroom is a useful utility room.

Upstairs you will find the fully equipped kitchen/diner with seating for four and everything you would expect to find in a kitchen including a dishwasher, microwave, fan oven and induction hob.

The lounge has two, two seater sofas and and a recliner chair, TV, DVD and music system.

All rooms offer spectacular views and there is always something to watch on the water!

Outside Chapel House there is a small sunny courtyard with table and chairs.

Chapel House has undergone full refurbishment, completed June 2015.

Unlimited Devon speed broadband is available at no extra cost.

Bed linen is provided, towels are not.

Please be aware the property is situated on a narrow lane (signposted as 6"6) and may not be accessible for some cars. Approach by foot is up a short (approx 25 meters) but steep hill.

In the peak season, May, June, July and August we need to keep to Friday changeovers and a minimum stay of 7 nights. However, please do contact me with any requests you may have and we will accommodate if possible.

Out of peak season we don't need to keep to a Friday changeover. A minimum charge of 50% of the weekly cost will be charged for any stay, up to and including a three night stay.

Payments can be made via bank transfer, please contact me for details. If overseas and you require an IBAN number, also please contact me and i'll be happy to help.

Hello I'm Sarah.

Graham and I have been enjoying the delights of Dartmouth for many years and decided (after a particularly rainy week) that we had both had enough of camping :-)

We looked at many houses for over 12 months and fell in love with Chapel House in the summer of 2014.

We both went to the same school in Kinver in the West Midlands and have been living together in Wollaston for the past 8 years. We have William (10 years old) and a rescue lurcher called Neville who is fairly well known and loved in Kingswear Village.

We have both booked holidays before using owners direct and so for us this was a sensible way to advertise our House.

Why Sarah Gordon-Smith chose South Hams

Graham has been holidaying in Dartmouth for around 18 years and introduced me to it about 8 years ago. We have spent many happy days/nights/weeks here.

Experts say you know within 7 seconds whether or not you are going to buy a property....I hadn't even stepped though the gate and I knew Chapel House was going to be ours. It is a beautiful old house, dating back nearly 200 years and it definitely has the cute factor or 'curb appeal'. Did I mention the view?!

The location for us is perfect, less than a 5 minute walk to the Lower Ferry and The Steam Packet, but tucked away from the hustle and bustle. Seeing the steam train come in and leave is always a welcome sight and watching the Higher Ferry is so mesmerising! Time drifts away with you.

What makes this house unique

There are five main features that we love about Chapel House;

Firstly, it has to be the view. Seeing Dartmouth and the Royal Naval College across the water is so magical, the marina is our side of the river and so you can watch people messing about with the boats too.

The 'curb appeal' and cute factor of Chapel House, its just beautiful, outside as well as in!

Wood Lane, its width restriction actually is a real benefit for us! It means very little traffic, only residents of Wood Lane drive down it, being so quiet means a very peaceful nights sleep. Chapel House is almost at the bottom of the hill, meaning an almost flat walk back from the pubs/marina car park/cafe/village shop, its just a final steep push up the last 30 meters!

Two other features that we love is that its 'upside-down' giving the best views from the main living areas, and that both bedrooms are en-suite, the main bedroom having a large bathroom, perfect for couples sharing.

Chapel House- stunning river views

Chapel House lived up to most of our expectations - perfect location and views of the river from inside the property. It was immaculately clean and very well furnished. One slight disappointment was the small courtyard being to the front of the property - we had expected a rear courtyard with views to the river. Also, we did feel that the steep internal staircase would have benefited from a handrail. We would however not hesitate to return!

We take on board your comment about the handrail, a lot of old houses have steep staircases and we have bought a handrail for Chapel House. I'm afraid the courtyard can't be on the river side of the house with a 30ft drop below it, but we do like sitting in the courtyard saying hello to the locals as they walk (slowly) up the hill. :-) This side of the house also benefits from the sunshine all day in the summer :-)

What a find

We had the most fabulous stay at Capel House. The facilities were great and property in the perfect location with stunning views.

There was plenty to see and do in and around Devon and if you don't feel like doing anything at all you can just sit and watch the world go by.

Excellent stay at Chapel House

Had an excellent holiday staying at Chapel House. The property is as described (well-equipped and very clean) and in a great location, we preferred staying in Kingswear rather than Dartmouth as it was more peaceful and part of the holiday fun was catching the lower ferry each morning to Dartmouth to sample the numerous breakfast and coffee shops. Parking at the marina is very convenient (only took the car out once though as there is so much to do from the door step).

We never ceased to tire of the views from the windows over the Dart and a bonus was the little courtyard (with table and chairs) that was a sun trap late afternoon and a great place to have a tipple while the sun set over Dartmouth. Would highly recommend Chapel House.

There was nothing negative we could say about it and will definitely be back
