A delightful, comfortable and well furnished two bedroom first floor apartment with views of the hills of Fife. While retaining original period features, the apartment provides bright, spacious and modern accommodation, in a period building in a highly sought-after quiet tree-lined street in the heart of Edinburgh's Georgian New Town. Within short walking distance of the Edinburgh's main shopping centre; the fashionable George Street and Princess Street; and Multrees Walk. Nearby Stockbridge offers an excellent array of smaller shops, popular restaurants and bars, and bistros. The beautiful Royal Botanic Garden is a short walk away, as are many of the city's cultural venues including the National Portrait Gallery and the Playhouse Theatre.

The apartment is beautiful and in a great location. There are plenty of good bars and shops near by. We were a party of 2 couples and there was ample space.

Beautiful apartment with all the amenities and great location

Very nice apartment - clean and nicely decorated. We had everything we needed. We experienced loud late night partying once from the downstairs apartment and some leakage of cigarette smoke coming from there as well, but otherwise it was perfect. Note that the apartment is on the second floor. This caused some serious confusion when we tried to find it because apparently the Scottish call the first floor the ground floor and the second floor the first floor. Or something like that. You can easily walk to the heart of old town from here.

Nice flat, great location

The flat is comfortable and clean. It is on a quiet street but close to the centre of Edinburgh and we were able to walk to all the venues for the Edinburgh fringe festival. Communication with Anna was very good and she allowed us to drop off our bags early.I would recommend the flat to anyone visiting Edinburgh.

Georgian treasure

Stately and comfortable flat in a Georgian building with eclectic mix of antique and modern decor. Huge bedrooms and living room. Convenient to all Edinburgh's attractions, we walked everywhere. Anna responded very quickly to emails and helped out with being flexible with times. Edinburgh has such a lot to offer and we would have loved to stay longer.

Spacious Gem in Great Location

Very clean, comfortable and spacious flat in New Town. Walking distance to city center. Flat is located on a very quiet street and has grocery store and restaurants close by. Anna was very attentive and easy to contact. Would definitely stay there again.

Typical Edinburgh Newtown apartment-

Excellent position in Royal Crescent near Dundas Street. Well situated for visitors to Edinburgh Festival as possible to walk to nearly every venue. Near a reasonable pub round the corner and good coffee shops and bakeries on Dundas Street. A lot of these properties look as if they need a facelift. The buildings are essentially Georgian but some have not been touched for years. Slight feeling of decaying decadence.

Flat had two bedrooms which had comfortable beds but not exceptional. The kitchen was adequate but dark in the centre of the flat with no window and very small. The bathroom was VERY small and would have been a nightmare for anyone who had difficulty moving around. The sitting room was decorated in what I would call a quirky traditional way with Victorian brown furniture. Not to my taste and could be so much better. It hasn't been dusted for ages by the look of it. The cleaner was there when I arrived and it was definitely a question of changing beds and quickly cleaning bathroom and kitchen and that was it. Not good enough.I also thought it was an expensive let compared to what I get for my own chelsea London house which I let. However Edinburgh Festival bookings seem to get whatever they ask as accomodation is in short supply and the hotels are beyond expensive.

In fact I think the owner should stress this flat is on the first floor up the usual steep stone stairs - typical of many Edinburgh apartments - would be hopeless for anyone with joint problems of getting up and down.

The nightmare is the parking. Edinburgh is notorious for parking in town - it's a nightmare- The owner had warned us about the parking regulations and mentioned that the St James car park was £15 a day. I left my car for five minutes while I changed some money at the pub for the meter while unloading my case and still got a ticket. I should have used my credit card as I am registered with Ringo. It costs £2.40 an hour. If you are in any way disabled or have difficulty getting around avoid the Newtown because of parking difficulties and stairs. Otherwise it was adequate if overpriced.

It needs a good deep clean also. The outside stone stairs smelt of dogs and there were dogs in the building as they were barking a lot. Also a smell of drains from time to time?

Owner's Response: We thank our guests for their time to provide such detailed feedback. We agree that the location is excellent for experiencing all aspects of Edinburgh, and therefore the rental for the flat, averaging £44 per person a night over the Edinburgh festival (for 4 guests staying) is exceptional good value. Although parking is free at weekends and overnight, it is always an issue with any city and Edinburgh is no exception. Guests are always advised about the inconvenience of parking in Edinburgh if they propose to bring cars. In fact as the flat is very central and close to all amenities, driving is not necessary. Disabled access is an issue with these historical buildings, and this is made clear in the property description, including that it is on the first floor. The modern kitchen is not large but is fully equipped with all the modern appliances and sits 2 averaged sized people very comfortably, and 4 adequately. There is also the option to have more spacious dining within the hall or drawing room with the folding dining table. Although the kitchen does not have any windows being in the centre of the flat, the rest of the flat makes up with plenty of natural light from the large windows. The bathroom is an irregular shape, a characteristic of these Georgian buildings but it is larger than in many modern flats, large enough to accommodate a bathtub with shower. Furnishing tastes are very individual. The look we aspire to is clearly not modern minimalistic, but one in keeping with the character of the property, yet with an eclectic touch, hence the Ercol suite and Chinese lacquer cabinets. The guest arrived earlier than the stated check in time, and the cleaners were pushed to leave the flat before the usual cleaning was complete, therefore we do appreciate patience from arriving guests to allow us enough time to prepare the flat for the next guest. Unfortunately, we do not have influence on choice of neighbours' pets.

This flat was our weekend home in Edinburgh for many years, as it was perfect for a family weekend break. a home away from home. The nearby amenities (the Glenogle swimming pool, playground, Botanic gardens) were great for family activities as our children were growing up. being so central, a car really was not necessary, and the truth is Edinburgh is a city best enjoyed on foot!

This is one of the best locations in Edinburgh to experience its culture, history, shopping and the best of outdoor activities including golf, of course.

Some excellent restaurants are within walking distance, with a excellent choice of family friendly to romantic dinners. The flat is within walking distance to artisan Stockbridge with its many good pubs and cafes, and independent shops, including some of the best food shops in Edinburgh.

The location of the flat is ideal for those who want to experience Scotland's cultural attractions: visit Scotland's recently refurbished National Portrait Museum of Scotland, and the National Gallery of Modern Art, (the gardens by Charles Jencks is a must see, https://www.nationalgalleries.org). For those who enjoy the outdoors, nearby are the Botanical Gardens, visit and finish with high tea or more in its stylish restaurant (http://www.gatewayrestaurant.net/) . Discover Leith Walk, 'a silver thread in a ribbon of green' flowing through Edinburgh (http://www.waterofleith.org.uk/) .The nearest beach is Crammond beach rated highly for a good mix of beach, sand and walk. For the golfers, the stunning scenery at Prestonfield Golf club will make your game truely memorable (https://prestonfieldvisitors.freetime-online.co.uk/) . The Glenogle Swim Centre (restored from Victorian times). is a gem of a local pool, and highly recommended. In spite of its quiet location, you are within 10 minutes walking to George Street and it high end shops, and the most famous shopping street of Edinburgh, Princess street. A great way to revive yourself from the shopping of Princess street is the excellent high tea at the Palm Court at Edinburgh's Balmoral Hotel.
