Set on a gently sloping hillside in 3 acres of private grounds this charming stone built detached cottage offers the chance to get away from it all in an idyllic setting. Renovated to a high standard, whilst retaining many original features and superbly equipped, this property also features a secluded private swimming pool.

‘Les Rossingols’ has been fitted and equipped to a very high standard, as it has been used as a second home rather than just a holiday retreat.

During restoration, every effort has been made to retain the essential character of the building, whilst providing modern standards of amenity and comfort. Behind the house, there is a delightful pool, secured by a discreet fence as required by French Law; poolside and elsewhere there are large shady areas. Set in three acres, there is plenty of space for recreation and for parking. Access is by a gravelled, gently-sloping driveway, from a quiet country road.

From the elevated position of the cottage, the views over the surrounding countryside provide an ever-changing vista of light and shade, and the terrace offers an ideal spot for observing the wide variety of birds and other wild-life in the neighbourhood.

The house is in three storeys, with large terraced areas and plenty of shade. The pool is at the rear of the property and there is plenty of room for parking, with some shade. Being on a gently sloping hillside, the views are spectacular but there is always a very pleasant movement of air; a most important feature when it is very hot!

Please note, no pets are allowed.

The Ground Floor

• A spacious fitted pine kitchen with fridge/freezer, dishwasher, gas hob and electric combination oven/grill/microwave. A barbecue is available for cooking on the terrace. French windows open onto the covered terrace with a large patio table and chairs. The 'barn' area contains:

• A W.C.

• A shower cubicle and changing area

• A utility room with washing-machine, washing line, iron and ironing-board.

The Upper Floors

The first floor has:

• A lounge area with a screen with DVD player and stereo CD player with iPod docking station. There is also a selection of indoor games, and a variety of books about the local area and of general interest. Adjacent to the lounge is:

• A double bedroom with en suite shower room with spacious shower and WC.

The 'barn' area on this floor comprises:

• A fully-fitted bathroom, with a shower attachment on the bath.

• A double bedroom overlooking the pool (Note:the windows in this bedroom are at ground level and it may therefore be considered unsuitable for young children to sleep in, however the 'barn' area can be safely shut off from the lounge)

On the second floor there is:

• A large bedroom and a smaller room, each with two single beds. Also available is a cot. All bedrooms are fitted with ceiling fans, for comfort in hot weather.

• A W.C.

Outside

There is a covered terrace to the front and to one side of the property.

Behind the house, in a sheltered position, is the swimming pool (8 x 4 metres). There is a generous provision of outdoor furniture, and ample shade is available. There is a large grassed area for ball-games. A washing line is also available.

High Chair available.

There is a covered terrace area to the front and side of the property, which offers useful shade when it's hot and there are outside lights on 3 sides of the house for sitting out after dark. There is ample outdoor furniture for outside dining and relaxing around the pool.

Why Ann and Phil Young chose Tarn-et-Garonne

We initially chose this department for it's climate and, after a number of cycle touring holidays where we spent a few days each in a few locations, we settled on the area surrounding St. Antonin-Noble-Val. We were looking for a home to retire to and so it had to be somewhere that would hold our interest throughout the year, with all the amenities we need and also good cycling and walking in beautiful countryside.

Les Rossignols was the first house we viewed and after seeing a number of others, it remained our favourite.

We have grown to love St. Antonin-Noble-Val, with it's bustling Sunday market and it's medieval architecture.

What makes this cottage unique

No amount of photographs can do justice to the stunning panoramic views you will see both from the terrace and from the upper floors of Les Rossignols.

Being an old stone house, it is full of character and we love the open plan ground floor with the kitchen, dining area and fireplace which leads onto the covered terrace.

The icing on the cake is the secluded swimming pool behind the house.

Closeby are the historic towns of Saint-Antonin-Noble-Val (setting for the recent film starring Helen Mirren, The Hundred-Foot Journey) with it's spectacular Aveyron Gorges and popular Sunday market, Najac and Cordes-sur Ciel.

There is plenty to see and do within easy reach of the cottage, including canoeing, horseriding, fishing, cycling, walking and even paragliding. Alternatively just relax by the pool with a good book or sit on the shaded terrace and observe the wide variety of birds.

Arnac is a tiny village, in the department of Tarn-et-Garonne, in the region of Quercy, in South-West France. Quercy is noted for its beautiful scenery, its tranquillity, its fine wines and gourmet cooking and a tradition steeped in history.

Arnac is only a short distance from the fascinating medieval towns of St-Antonin-Noble-Val, Caylus and Cordes-sur-Ciel. A little further afield are the larger but equally interesting towns of Albi, Cahors, Montauban and Villefranche-de-Rouergue, while the major city of Toulouse is within 90 minutes driving.

Les Rossignols is situated on a gently sloping hillside on the outskirts of the village of Arnac. 2km away you will find Lexos, where it is possible to catch a train to Toulouse. 3km further along the valley is Varen, which has a boulangerie, bar, mini-supermarket, lovely restaurant on the river bank and a Saturday morning market. At Milhars, which is approximately 5km to the south, there is a restaurant/pizzeria, which is very popular with the locals, always a good sign! There are a number of small villages with various amenities in the surrounding area.

St-Antonin-Noble-Val, 12km away, has a good selection of shops, bars and restaurants and a cinema. It has a very popular Sunday market with a terrific ambience. The town is on the river Aveyron and there are various canoe hire locations, this is a very popular activity in this area of the Aveyron Gorges.

There is an adventure park at Carmaux, just north of Albi, which has a wide range of outdoor activities.

Bird watching is available from the terrace and garden, bring your binoculars to see a wide range of birds.

Boules are available at the house, and can be played adjacent to the swimming pool on the gravelled area.

Canoeing is possible at many places along the Aveyron river, there are many hire locations in surrounding towns, including St Antonin-Noble-Val, Najac and Laguepie.

There are numerous quiet lanes for cycling, and many marked tracks suitable for mountain biking.

The rivers in the local area provide the finest fishing in the region with the local streams, La Bonnette, La Seye and La Baye all being classified in the 'first category'. An adult holiday fishing card for 15 days costs 30 euros and under 16s only 4 euros.

The Albi golf course is exceptional, being fringed by the Tarn river on one side, whilst the dramatic Saint-Cecile cathedral looks down on it. The course is well known for its technical nature and is set in the heart of a 60 acre natural landscape. Visitors are welcome, fees are from 32 euros.

Tandem paragliding is available from Roc D'Anglar, near St Antonin-Noble-Val, further details are available from the St Antonin-Noble-Val tourist information office.

Horse riding is available in many local areas, tourist information offices will hold up to date information.

Lots of local information, maps and guides available in the house along with a guest book with recommendations from past guests. Occasionally, WiFi at Les Rossignols may be interrupted by storms, etc. Whilst many of our guests like to escape the internet and television, for those who need it, free WiFi is available at the Sports Bar in Varen, along with television coverage of major international sporting events.

Fabulous house in beautiful rural location

We (two families of 4) had the most fantastic time at Les Rossignols this summer. We were lucky to have incredible weather for the whole two weeks (over 30 deg c every day), so having the swimming pool was a bonus for all of us, especially the kids.

The house is set in a rural location about 12km from the nearest large village / town, St Antonin Noble Val, with other smaller villages closer by. The whole Aveyron area is stunning and the rivers are great for canoeing, swimming and exploring with the kids. A day at Cazals beach is a must!

You should also visit Cordes Sur Ciel, and Najac both are stunning medieval mountain top villages.

St Antonin market on a Sunday morning is amazing.....

The house has everything you need, well equipped, lots of space around for kids to run about and explore and catch grasshoppers!

Bedrooms nice and comfy beds too, which isn't often the case in holiday homes!

The views from the veranda at breakfast and evening time are amazing and the whole ambience is so peaceful.

As good as it gets in a fantastic part of France!

Perfect property!

Our family of 5 (6 year, old, 3 year old and 18 months) spent a fantastic week at Les Rossignols. The house is very well equipped, spacious and was well presented. The setting is beautiful, with amazing views up the valley, and a great outdoor eating area to enjoy them from.

The pool is really nice, and in a nice sheltered spot, and the gardens are ideal for kids to run around and play games in.

Nice walks down very quiet lanes straight from the house, and well placed in between St Antonin and Laguepie

Couldn't recommend it highly enough for a family holiday, and we hope to return again.

p.s. recommend a trip to Penne for a relaxed and interesting day out. Recently re-opened castle ruins there, and stunning spot which isn't yet too busy

Beautiful house with all accommodations needed

The house (Les Rossingnols) was in the middle of nowhere (which we liked a lot). Very clean and fully equipped. The instructions and information in the house were clear clear and friendly. The swimming pool was a blessing during the hot summer days.

The area (Varen and the other villages) is amazing. The name of 'French Toscany' is well deserved.

Lovely property in a ideal location.

We enjoyed our stay in Les Rossignols at the beginning of September. The weather was stunning on all but a couple of days in the fortnight we were there. All of the wonderful historic sites in the area such as Cordes sur Ciel, Najac, Albi and of course St Antonin noble val are all a short distance away. The house is roomy and comfortable and has a fantastic view extending probably 20 miles up the Aveyron gorge and the location is peaceful and secluded. It's a view you never tire of and you will most likely enjoy it as we did for meals pretty much every day on the terrace. The pool was well maintained twice a week during our stay. The house was clean on arrival and was well equipped for a holiday stay. The owners were contactable during the stay and were able to quickly deal with any of our queries.

A wonderful rustic French home in a great setting.

We spent a week in the most ideal location for sightseeing and activities. There is so much to explore. The town of St Antonin is a great place to start with , plenty of history, wonderful buildings and of course easy access to kayaking down the River Aveyron. If you have children it really is a good day out. We spent a further 2 days swimming in the River down in Cazals. ( Follow the road out of St Ant and follow signs to Cazals, the beach area you can see from the main road so follow the track down) Pack as you are having a day out at the beach. There is plenty of shade and a Cafe Bar . Wonderful experience. Our children took snorkels, buckets and spades and had a blast.

We did all of our shopping in Carrefore in St Antonin and local bakerys. The locals in this area are warm and friendly.

The house itself is equipped with everything you need when on holiday.The eating area outside is undercover which works well for those very hot days. It really is a gem . The interior is just great with wooden floors and stone throughout. The beds were very comfortable There is a great feeling of space in the house. It is beautifully kept and well looked after. What works well is that Ann and Phil have left a visitors book for comments. This a great idea as you can go through it and find nuggets of information that helps you plan your stay and places to explore. We found this really useful. We wouldn't have gone to the market in St Antonin if we hadn't read how good it was. Parking was easy and lots of stalls and wonderful smells........

The pool area is of high standard and a lovely place to spend your day. Again, it is equipped with everything. Parasols, loungers etc. Having a an area which contains a toilet and a shower by the pool is a huge plus. There are a couple of locals who pop by to check the pool and that things are ok.( They are very informative and have good tips on restaurants etc).

We can't rate this house highly enough. Our 7 & 9 yr olds enjoyed the garden area, again a huge amount of space. We watched tractors ploughing fields, deer running wild in the fields next door and above all, enjoyed the peace and beauty the house is set in.We went on walks in the evenings along the quiet lanes.

All the information received from Ann was detailed and communication was promt. We have no complaints whatsoever. Thank you for allowing us to stay in such a wonderful home.

1.The SECURITY DEPOSIT: We are sure that you will want to leave 'Les Rossignols' in as good a state as you would wish to find it**. If, however, any extra cleaning is required, over and above that normally carried out on 'change-over', we trust that you will accept that the cost of this should be deducted from your security deposit. Should you be dissatisfied, in any way, with the state of the house on arrival, please notify us as soon as possible, in order that appropriate steps may be taken to rectify the situation.
With regard to breakages and/or any other damage, you should not feel obliged to find replacements or carry out repairs, but you are asked to report any such to us. Any charges will then be deducted from your security deposit. We hope you will agree that this procedure is both convenient and fair to all parties concerned.
**this includes washing up and removing all rubbish, in accordance with Les Rossignols General Information that you will find at the house.
2.BED LINEN/TOWELS: All bed linen, apart from that for the cot (if required) is provided, as are tea-towels, but you are asked to bring your own personal towels, including those for swimming. Personal towels may be hired by prior agreement, but not swimming towels.
3. PETS: Unfortunately, we cannot allow pets.
4. ARRIVAL/DEPARTURE TIMES: Unless otherwise negotiated, you are asked to arrive not earlier than 4.30 pm and, on the day of departure, leave no later than 10 am. This will leave as much time as possible for our caretakers to carry out the changeover procedure.
