Stunning Villa With Private Pool In Historic French Village Near Sandy Beaches

The Blue House is a private villa with an enormous 70 sq. m lounge, two bedrooms and two bathrooms, all on one level and tiled throughout. The villa is set back from the road in a quiet residential area within easy walking distance of the town. From the patio there is an excellent view over the town and of the medieval church which is beautifully lit up at night.

The lounge contains a well equipped kitchen area with breakfast bar. There are two patio windows leading directly to the pool and patio area. There is a large seating area with flat screen satellite TV including UK channels with DVD player, a selection of DVD's and a music centre with CD and radio. Within the spacious room there is a full sized pool table with both American balls and billiard balls. It can also be converted for table tennis and there is plenty of space to play. There is also a games cupboard containing chess, draughts, Connect 4, etc. for those rare rainy days. There is a separate dining table which comfortably seats six and a desk adjacent to a small separate seating area.

The kitchen includes a full sized oven with grill, microwave, toaster, kettle, coffee machine and ample crockery, cutlery and cooking utensils. Off the kitchen area there is a separate laundry with washing machine, fridge/freezer and storage. There is a rotary washing line in the garden and a clothes airer in the house. An iron and ironing board are provided.

The master bedroom has a double bed with large wardrobes providing plentiful storage. It also has French doors giving direct access to the pool and patio. The second bedroom has two single beds and also has ample wardrobe space. There is also a fold out bed suitable for a child. In the lounge there is a comfortable double sofa bed with a wardrobe and bedside tables. As the lounge is so enormous this sofa bed can be set up as a bedroom area and conveniently left like this for the duration of your stay without intruding into the lounge space.

The spacious main bathroom has a Jacuzzi bath with a separate shower cubicle and two side by side sinks. There is a separate toilet. The second bathroom has a shower cubicle with wash basin and toilet and benefits from additional access to the pool area.

The pool is 8m by 4m and is 1.6m deep at its deepest point. There is a pool alarm for your safety. It is surrounded by a spacious patio and small lawned area with a table and chairs with parasol and a selection of sun loungers. From the patio there is gated access to the rest of the garden.

The remainder of the property is set to gravel with some spectacular examples of the traditional local plants. There is a small sheltered BBQ area near the patio and a BBQ is provided. The access is gated and there is parking for several vehicles.

The villa is equipped with wifi which covers the entire property and is free for our guests to use. Bed linen, towels and pool/beach towels are provided. A full clean at the end of your stay is included in the price. Fans and a hair dryer are in the villa for use by our guests.

For guests with children we provide a cot, high chair, play pen and a stair gate that can be used in one of the patio doors to secure the pool area. There is also a selection of toddler toys.

The village of Montagnac is typical of the region, with a wide tree-lined esplanade at the centre. Here you will find two bars and a selection of shops including bakers, butchers, fish mongers, green grocers, coquillages, pizzerias, sweet shop and a large Spar which can provide all of your provisions. There is a spectacular medieval church at the top of the esplanade. The village also boasts two wonderful restaurants, one typically French and one slightly more adventurous which produces, in our opinion, near Michelin standard food,. There are tennis courts and a children's play area within a short walk of the villa. The surrounding countryside is mainly vineyards, most of which offer wine tastings. There is also horse riding, canoeing and the Bas de Bessilles national park within a short drive. On Fridays there is an excellent street market.

The nearby town of Pezenas is an historical medieval town with many buildings dating to the 16th and 17th century. There are many individual boutique shops in the old quarter with a large selection of restaurants and cafes catering to everyone's tastes. There are also large supermarkets including Carrefour, Intermarche, Aldi and Lidl. There is an enormous street market on a Saturday and during the summer months the shops in the old quarter stay open until late into the evening.

The town of Meze is 10 minutes drive from the Blue House and lies along the western edge of the Thau lagoon, mostly frequented by locals. It has two separate sandy beaches with no strong currents and few waves; it's ideal for young children. There is a lifeguard service in high season and cafes and restaurants on the beach. There is a large harbour where the local sport of Tournoi de joutes (jousting on boats) is held. This harbour is surrounded by many excellent restaurants; you will be spoilt for choice. There is a street market on a Thursday and a Saturday.

Marseillan Plage is at the southern end of the stretch of beach from Sete. There is a large sandy beach which has a lifeguard service in high season. There are a number of shops, bars and restaurants a short walk from the beach. Here you can also hire pedal cars and there are also entertainment arcades for children. Further inland there is an amusement park with water slides, karting and roller coaster.

St Guilhem le Desert is one of the most beautiful villages in France. It is the staging point for many of the local canoe companies and you can canoe down the Herault river past the many river beaches. There is also a cave system nearby which is worth exploring.

There are a total of eleven beaches at Cap d'Agde to cater to every taste, from the naturist resort to the east of Cap d'Adge to the tranquil beach at Tamarissiere. There are also lots of activities and things to do, including the brilliant Leisure Island offering luna park rides and fun fair attractions, Aqualand which is a water park with no less than nine slides and a wave machine, an aquarium, mini-golf, museums, walking trails, an underwater trail for snorkelers and many different water sports.

The nearest airport is Beziers-Vias which is a 30 minute drive from the Blue House. Montpellier Airport is a larger airport with a greater selection of flights and is a 50 minute drive away. Carcassone and Perpignan are also within a two hour drive.

By the way, the Blue House is pink! You'll find out why it has its name when you get into it.

Very comfortable and well maintained property

Stayed as a family group of 4 adults and a young child. Thoroughly enjoyed staying in this lovely, clean, well maintained and nicely equipped property. Owners were extremely helpful. Lovely location, not far from a fantastic beach and just a short walk into the village to pick up croissants for breakfast. Nice village with some good restaurants.

A really great place to stay

This very comfortable and well equiped villa is ideally based if you want a home from home. Lovely walk into Town with great shops and restaurants and only a short drive from the beach. There are plenty of vinyards in the area, too, so much to do and sample!

A great place for a fantastic family holiday.

We had a great v family holiday at this Villa it had everything that was listed and more. It was all very clean and we'll maintained with a lovely pool and patio area. We found the owners very helpful and easy to deal with and would density recommend this Villa to anyone. We loved the pool and made good use of the pooltableduring our stay as well. We loved the fact that the patio was very private, there were other houses around but we didn't feel particularly overlooked and it was a very sunny patio. The whole Villa was very comfortable, the beds in particular were of a good standard even the sofa bed! We love the village of Montagnac it is very old but still has lots of charm. It has lots of shops including butchers, Bakers, chemists, spar and even a fishmonger! There are a couple of restaurants in the village which were very different but both good, plus a selection of takeaway shops. There are two bars that also serve food at lunchtime plus a fantastic market on a Friday - check out the man selling olives and the woman with the cheese- yum!
