This apartment has a private driveway and parking for up to three cars. Go through the front door and you'll find yourself in a large hallway with a rack for coats and a bench seat for storing outside shoes. There's a utility room to the right which houses the washing machine, tumble drier and a sink for rinsing out sandy swimming costumes or other bits of hand washing. The three bedrooms are along the hallway. The master bedroom has an en-suite shower cubicle and toilet and is tiled in a contemporary sand colour. There's a twin bedroom and a bunk room. All the bedrooms have patio doors that open out onto the paved terrace, and ample storage in the form of wardrobes and drawer units. The main bathroom has a bath and a shower cubicle, plus a bidet, and is tiled to match the en-suite. Both bathrooms have heated towel rails to keep your swimming towels dry.
Upstairs now and into the huge living and dining area with double aspect floor-to-ceiling windows, making the space feel light and relaxed. There are two squashy charcoal sofas and a matching armchair with scatter cushions for added comfort. You'll find a large bookcase with books for you to read and family games for you to enjoy together. In the corner, away from the bustle of the main living area, is the dining table and chairs which easily seats six for leisurely family meals.
Outside again and you'll see a large wrap-around, paved terrace area which has a picnic table - perfect for lunch alfresco or an early evening supper in the last of the day's sunshine.
A travel cot, high chair and stair gate are supplied free of charge with this property, as are towels for each guest. We ask for a returnable £100 deposit against damages on 91 Keepers Barn.
We'll have a welcome hamper of wine, Smugglers tea, Taylors filter coffee, milk and a selection of Cornish biscuits ready for your arrival.
There are 29 acres of established gardens to explore, plus full use of the leisure facilities.

The Maenporth Estate is just two miles from Falmouth and overlooks the beautiful Maenporth Beach. It's a private complex with a coded entrance gate, making it safe and secure for all guests.
Set in 29 acres of natural woodland, with stunning views of the cove, it's a perfect base for family holidays. You'll find two all-weather tennis courts, a children's play area, and, of course, the Leisure Centre where we have our indoor, heated pool, sauna and Jacuzzi. There are pool and table tennis tables - all free of charge.
The famous award-winning Cove Restaurant is on site, or if you'd prefer something simple, try the Life's a Beach Cafe - you guessed it, on Maenporth beach, for fresh crab sandwiches or a Cornish clotted cream ice-cream. Two miles along the coast and you'll come across Helford Passage and the wonderful Ferryboat Inn which specialises in serving local seafood dishes. From here you can catch the foot ferry across to Helford Village, or hire a rowing boat or paddle board for the afternoon.
Maenporth's a sheltered cove with shallow waters, making it perfect for all kinds of family beach activities: the little ones will love paddling, splashing daddy, and clambering through rock pools. There's plenty of sand and piles of pebbles for sand castle building, and beautiful clear water for swimming.
Arvor Sea Kayaking offer guided kayaking trips throughout the year, and Cornwall Divers will take you on a scuba diving course from the beach! And, at low tide, you may spot the famous Scottish trawler, Ben Asdale, that was wrecked off the Maenporth coast on 30th December 1978.
The nearest town is Falmouth - the third largest natural harbour in the world - take a boat trip along the Carrick Waters to a smuggler's cottage, or hop on the ferry to St Mawes. Visit the Maritime Museum, great for children with its hands-on approach. Catch some Grand Medieval Jousting at Pendennis Castle. Or simply sit with a cold glass of white wine and watch the boats glide by.
