In the unspoilt North Devon countryside, Little Bocombe House is a stunningly beautiful Grade II listed Arts & Crafts style house with everything provided for your holiday to enjoy the very best of country living. Have relaxing days at this mini estate with a summerhouse ideal for afternoon tea which is an extra special space. There are 4 acres of private grounds to enjoy, and the mature garden has magnificent mature beech trees, lawns & a large pond. You can walk for an hour without ever leaving the grounds. A true dog walkers paradise. The house has a large family room sized kitchen with Neff electric cooker, Neff microwave and a Miele dishwasher. The large side by side fridge freezer has a Brita-filtered chilled water dispenser. With crockery, cutlery, cookware and kitchen utensils, kettle, toaster, toastie maker, hand mixer and chopper, the food processor and baking & cake tins should keep all cooking enthusiasts happy. With granite worktops, a butchers block island unit, pine farmhouse table & a leather sofa, this kitchen is very much a sociable place to be. Adjacent is a large dining hall, off which is the boot room with WC and wash basin.The TV room has a huge digital TV, blue-ray DVD player and a large selection of DVDs. 2 large sofas make this a great viewing room with a window overlooking the garden and a French door to the patio. The drawing room is a place for quiet relaxation with a sofa, comfy chairs, & an additional table and chairs ideal for doing a jigsaw in peace. 2 windows overlook the garden & summer house. Shelves have books, games & jigsaws, also a mini hi fi with radio and CD player. There are 3 bedrooms, the master bedroom with garden views has a king sized bed, sofa, table and chairs for two, TV with built in DVD player & mini hi-fi. The en-suite bathroom has bath with shower over, WC, bidet, wash basin & toiletries unit. 2nd double bedroom has garden views, a double bed, sink unit & armchair. 3rd bedroom is a twin with 2 single beds & overlooks the private country lane. The family bathroom has a large bath with shower over, WC, bidet & wash basin. Outside there are extensive lawns and there are 3 specific seating areas but you are free to picnic where ever you like. The patio has a large table & chairs, a gravelled area adjacent also has a large table and seating for 6 with an umbrella, & the beautiful thatched summer house has cane furniture & a table & chairs for the ultimate afternoon relax over tea or something stronger. We have tried to include everything we think is needed to be able to enjoy a true country house experience in the lovely Devon countryside. There is also a wood and a wild flower meadow where you can walk, run, fly kites, have a picnic but no fires please, this area is also free to be used with other holiday makers exclusively from Gardeners Cottage & Hope Cottage (6 people in total who may also have dogs)

There is extensive parking in the grounds, a gravel path leads up from the garage to the house for ease of unloading.

Beautiful Idyllic Setting

Quiet rural location, lovely house although it did need modernising and was not entirely very clean. Which was a shame as it let it down, the gardens and grounds were spectacular, and very tidy.

My two complaints are when we arrived it was very dark and raining, the key holder was not near the door at all, it was at the edge of the house next to the drain pipe, and we spent about 30mins looking for it, and after a long journey was not good, we should have been told exactly where it was, we even knocked on a neighbours house to check we were in the right place, as it is difficult to see anything with no street lighting.

Complaint number two, is that there was no mop, dust pan or broom or hoover or anything to clean up with, and as we were staying a whole week and taking dogs in the winter, I would have thought this essential, and beneficial to the owners, as I just wanted to keep the place tidy.

However I do not want this to sound negative we had a lovely time and Jane who I spoke to on a couple of occasions seemed very nice and welcoming, xmas decorations where put up and gifts left for all of us including the dogs which was a lovely gesture. The kitchen was very well equipped for families and had all the gadgets and baking accessories if you wanted to cook. I do recommend the place and the house really is pretty with wonderful views in every direction, and I would definitely visit again.

Owner's Response: This review has left us in stitches, it is a Grade II listed and thatched house with a country kitchen and 2 modern bathrooms and has been called "The prettiest house in Devon" so to hear that it 'needs modernising' is surely a joke. We were not happy to learn that the guests had clearly been smoking in the kitchen as we are a totally no smoking property, however our House Keeper quickly sorted this out on her changeover visit. She was also cross to hear they thought the house was not clean, perhaps this is an excuse as they couldn't open the utility room door and find any of the cleaning materials and equipment including vax, mops, brushes, dustpans etc etc. I really hope this doesn't put anyone off and ask that you read the other reviews. We've never had any complaints about cleanliness and do use a professional laundry to provide hotel quality linen. It is interesting to see that despite the negative comments they would definitely stay again, however we don't accept smokers so wouldn't allow a revisit. The house is now back to smoke free pristine condition Jane McLachlan 6th January 2018

Beautiful property - wonderful location

This is a truly beautiful place to stay - comfortably furnished, equipped with everything one could ask for in the kitchen, set in the heart of the countryside, but within a few minutes drive of the main 'coast' road to Bideford.

The house has a beautiful garden, well maintained, with a large sloping lawn, a huge pond and a stream. The small bridge over the stream takes you into a woodland area and beyond that to a meadow - a perfect spot to walk your dog (welcome at the house) or just to enjoy the country air.

Two large double rooms (one with ensuite) a smaller twin room and a well equipped family bathroom complete the upstairs, on the ground floor you will find a large lounge with an excellent wood-burner, a huge sofa and an assortment of comfortable chairs, the TV room has two sofas and an excellent TV. The hall is big enough for a dining table and there is a downstairs cloak room/toilet. The kitchen is perfect - and also has a sofa and a dining table, as well as an array of cupboards, an island, an aga, a cooker, a microwave and the best fridge freezer I have seen in a long time.

We also had the pleasure of meeting Hugh and Jane, the owners, who were charming and helpful and made us feel very welcome.

I really cannot recommend this place highly enough.

luxurious escapism

We had a glorious week here of wonderful escapism from the real world. The property is spacious and comfortable with wonderful beautifully tended gardens our one year old retriever thought all his Christmas's had come at once. The paddock in which he was free to roam the icing on the cake. The help and advice we received from Lynn and Pete was informative and helpful. Pete gave us a brief history of the house which was very interesting. If you are looking for somewhere quiet, beautiful and having a feeling of stepping back in time to a more sedate and tranquil period this is the property for you.

Owner's Response: We always relax as we drive through the gates at Little Bocombe as its peace and tranquillity wraps around you. Once the 'Indian summer' has gone and the weather turns cooler (Late October-ish) there is also the delight of being able to curl up with a good book by the Aga, that is if you can bear to leave the lovely log fire in the main drawing room. Truly fabulous

The house is truly magnificent! We felt truly indulged. The space is perfect for a family; a lovely kitchen for family dining, a television room for the kids in the evening and a luxurious quiet space to play scrabble (and drink a glass of wine or two) for us! The pub is in walking distance and the staff are lovely, as is the food! The gardens are stunning... We did walk our cocker spaniel, Maggie, for over an hour in the grounds ... And then when, we got back, she had the luxury of the garden to explore... Fabulous! Thank you - especially to Lynne ...

Some mobile phone services might work but on O2 there was no signal, however you could receive incoming calls on house phone ...very relaxing break.
