TOAD HALL – BERRYNARBOR

The Area

Situated in picturesque Berrynarbor (several times a winner of ‘Best Kept Village’) at the coastal end of the beautiful Sterridge Valley, this detached dormer bungalow makes an ideal retreat for a relaxing holiday in one of Devon’s most popular areas. The 13th-century church, superb 17th-century family-friendly pub (400 yards) and pretty stone cottages with dazzling floral displays create the rural charm of this tranquil setting.

Located just a 10 minute walk from a secluded beach nestled amongst towering cliffs and majestic headlands of the spectacular Heritage Coastline, the house offers easy access to the golden sands of Woolacombe (6 miles) and Croyde (9 miles), popular with surfers and beach lovers, as well as Watermouth Castle (½ mile - one of the West Country’s premier tourist attractions) and its attractive harbour where there are slipway facilities for visitors’ watercraft.

Away from the coast is the rugged beauty of Exmoor National Park (5 miles). Famous for its wildlife, hidden valleys, charming villages and marked tracks it is a fabulous landscape for nature lovers, walkers and horse riders.

To the East lies Combe Martin (½ mile), with its rocky coves, tearooms and pubs. In the West you’ll find Ilfracombe (2 miles), the fashionable family seaside town, with its theatre, swimming pool, restaurants, shops, pubs and lively harbour, from which the windswept Lundy Island is accessible by boat. National Trust properties Arlington Court, Dunster Castle and Watersmeet are all nearby, as is Chambercombe Manor, Marwood Gardens and Dinosaur Park (Combe Martin). Tennis, golf, riding, quad biking and water sports are all available locally. Shop 400 yards.

Toad Hall

Toad Hall is a dog friendly, 5-bedroom house that comfortably accommodates nine, with the option to sleep an additional 2 persons (1 x child and a baby). The house has a driveway for 2 cars, but additional parking is available in roadside bays and a free, 24-hour car park in the village, 400 yards away.

GROUND FLOOR

Living Room - a large, sunny room with wood burner, sofa-bed (for +1 alternative sleeping only), bay window, sea views and patio doors to verandah and a raised, decked area.

Kitchen - a large, well-equipped farmhouse-style kitchen/dining room, complete with range cooker in inglenook, large dining table, TV and wooden floor.

Utility Room - outside there is a utility room complete with washing machine, dryer and sink.

Large Double Bedroom – a large double bedroom with four-poster bed, additional child’s single bed (for +1 alternative sleeping only), cot, TV, bay window, sea views and patio door leading to verandah.

About Ann Rees

Hi,

My name is Ann Rees, owner of Toad Hall, Berrynarbor.

I am a mother of four, currently residing in Kent where I run a business handcrafting bespoke Dog Collars and Coats.

I spent all my summer holidays as a child in Cornwall, thus when my parents retired to Devon it was lovely to take my own family for holidays in the unique surrounds of the West Country.

Ann Rees purchased this house in 1975

Why Ann Rees chose North Devon

Toadhall has been in my family since 1975, when my mother and father chose to retire to North Devon.

All four of my children spent their summer holidays at Toadhall, embracing the fresh air, countryside, beaches and delights that Berrynarbor and surrounding areas have to offer. An idyllic escape for children, adults and families alike.

The house has such sentimental value and memories that we couldn't bare to part with it when my parents passed away and thus, I took on the ownership of the property.

It gives me great pleasure to be able to share our family home with you, and hope that get as much enjoyment out of it as we have done over the past 40 years.

Made for a "Blooming Good Christmas"!

This is clearly a popular house because when I searched in October 2016, the only available dates were Xmas Eve through New Years Eve 2016. We were 5 adults, 4 children and 4 dogs and we were a bit wary of creating a pop-up Christmas but the house was absolutely brilliant!! I had previously had a poor experience renting an apartment in Malta just days before but the moment I walked into Toad Hall I felt elated.

The kitchen has a long table with benches that comfortably seat 8-10 people and was laid out as if it were Xmas day already with festive crackers, plates and serviettes. The manager left a hand written note with some home made muffins. It was very, very welcoming. We spent quite a lot of time in the kitchen playing board games and putting jigsaw puzzles together, cooking, chatting... With the exception of a DVD player/radio, all the appliances worked perfectly and it all looked exactly as depicted in the photos.

The lounge was lovely too with a Xmas tree already set up with ample, comfortable seating. Upstairs worked out great because for a family of 4 we pretty much had our own quarters with a separate bathroom and 2 bedrooms. The larger of the 2 bedrooms upstairs was quite spacious. The other bedroom was perfect for our kids, aged 6 and 8.

The larger downstairs bedroom is spacious but initially my family members were cold at night. We used the space heater temporarily (usually located in the small conservatory area) to heat the room before bedtime and that seemed to work out fine.

The property is located within easy walking distance from Ye Old Globe (Berrynarbor pub) and there is also a fun playground in the village for the kids including a good sized football pitch. You can easily get to the coastal path and walk to both Ilfracombe or Combe Martin.

It was a very memorable stay! I loved it!

Charged £1 a minute for packing the cars

House was lovely but our stay has been completely ruined by the sneaky, rude property manager who took photographs of us leaving (?!)

We were charged £1 a minute for finishing up packing our cars and talking on the drive... The property manager hid and took photos of the family leaving, including an elderly disabled woman. We were not approached to ask how our stay was nor asked for permission for our privacy to be invaded by having photos secretly taken.

Stay here if you're happy to be spied on and invoiced for unnecessary 'late' charges.

Owner's Response: It is unfortunate to receive such a review, as we take great pride in ensuring that we provide the very best service possible to each of our guests. As you will see from earlier reviews, we have received nothing but polite comments & positive feedback from our previous customers. Sadly, the Lead Guest of the above party, who has refused to talk to us & did not book Toad Hall through Owners Direct; was not willing to take responsibility for the damage left at our property & the 25-minute late departure, both of which caused our Property Manager time pressure & great effort to rectify in preparation for the next guests arriving that afternoon. Communication with the Lead Guest was incredibly slow, not responding to emails to confirm guest details & despite numerous requests, we only received a signed copy of our Terms & Conditions 3 months after booking. Our T&C's clearly state there will be a charge for a late departure, as the External Contractor we employ charges us for their time. We understand how manic packing-up can be & thus, give all our guests ten minutes’ grace. We will always honour a later/earlier check-in/out if requested & possible. This group did not request a later check-out. This is the first time we have ever had issues with guests departing unacceptably late. Despite this, we chose as a gesture of goodwill to absorb the late departure cost – a financial loss to our business. With regards to the comment over a photo – a picture of the dashboard clock of the Property Manager's car was taken to confirm the time for contractual purposes between Toad Hall & the Property Manager. However, as the guests disputed their late departure, we sent the Lead Guest a copy of the photo to confirm the time they departed. The PM’s car was visibly parked next door to Toad Hall waiting to access the driveway. Nowhere in the photograph which has been inspected & was very blurry, were any individuals visible, neither were the vehicle makes, registrations, road name or property numbers. The issue as described above was dealt with privately by another party member who had to act on behalf of the Lead Guest who failed to talk to us and / or take ownership for her party's actions. It was dealt with civilly, politely & the invoice as quoted was settled promptly. It is with deep regret that we would not advise Property Owners to accept bookings from this person for their lack of respect / consideration for other people’s property & guests.

Our stay at Toad Hall

We all (4 adults and Tramp the dog) had a wonderful week (3rd Sept 2016) at Toad Hall. The property is conveniently located to strike out across Devon to enjoy some great day trips - Tiverton, Porlock, Lynton, Lynmouth, Clovelly, Barnstaple and down as far as Padstow to name a few. Pub in the village (Ye Olde ....) is excellent, staff are very friendly, good menu and completely happy for you to take your dogs in - biscuits provided. Toad Hall is very pleasant - rooms are all a good size and the kitchen is especially well equipped and very clean and tidy on arrival. Nice garden - totally dog escape proof - and the decking is fabulous to sit on at night and star gaze with a glass of wine. The information book left by the owner has some really useful tips and and phone numbers so do take a look.

We had a great time and thoroughly recommend Toad Hall

Lovely property near Combe Martin

Had a great stay at Toad Hall last week. Great property with lovely view from the decked balcony across the valley to the sea. Four generations of our family enjoyed a holiday and we were lucky to have some sunny days on the beach and George aged 4 loved the rock pools and body boarding in his wetsuit. House was great perfect for us all, 7 adults a 4 year old and 8 week old baby. Very spacious, clean, well maintained and equipped, beds were comfy and plenty of seating. Enjoyed a barbecue on the decking on a sunny evening and George enjoyed running up and down the garden. Berrynarbor is very picturesque with a nice old pub which did take aways but walking back up the steep hill was a bit of a challenge. Loved the area, Combe Martin a few minutes by car and visited Ilfracombe, tunnels beach and of course Woolacombe beach. Need a car as area is hilly. Had a good meal at Sawmills Pub just few minutes away on road to Ilfracombe, good menu, reasonable cost and nice outdoor seating. Visited Watermouth Castle good day out suitable for younger children, some things were a bit random and bizzare but our 4 year old loved it. Had a rainy day at the Zoo and Dinosaur Park, extremely hilly not suitable for the less mobile, but had a good time. Overall had a great holiday would definitely stay at Toad Hall again.

Lovely home with stunning views.

We have thoroughly enjoyed our stay, helped in no small part by the stunning weather we managed to get.

We filled the house, using every bed but never felt overcrowded as the deck and garden just make the whole property very spacious. The Kitchen is well equipped, although we made very good use of the BBQ provided most days.

Although in a small, seemingly isolated village, Ilfracombe and Woolacombe are both easily reached within a few minutes. Ilfracombe having lovely restaurants and the beach at Woolcombe was exceptional for the children.

We will definitely be looking to book again for next year.
