THE HILLSIDE HOUSE is our brand new, architect-designed, boutique villa in the beautiful semi-rural area of Kisla.

We chose the location of our villa particularly because Kisla.is one of the greenest, quietest, most sought-after areas of Kalkan. The villa enjoys a stunning, uninterrupted, panoramic sea view across the whole Bay of Kalkan, with spectacular sunsets over the mountain, and uninterrupted views across the bay to Kalkan Old Town. . At the same time it is only about 1.5 km (15-20 mins walk - 5 mins by car or ferry-boat) from Kalkan Old Town, with its abundance of stunning European-quality restaurants, boutique shops and modern facilities.

Hillside House is built on a large ("double") plot which provides an extensive patio area, a large 9mx4m pool, ample sun-loungers and seating areas, as well as attractive gardens and shaded dinning spaces.

In front of the villa are protected areas of mature Olive Trees, and from the house, the road leads, 150m straight down to the sea, from where a water-taxi offers a relaxing 5 minute boat ride into the heart of Kalkan.

Inside,The Hillside House has a spacious lounge with a large “L” shaped sofa and matching chairs which all enjoy the extensive uninterrupted panoramic views of the pool, the bay and the mountains beyond.It has satellite TV and internet. There is a fully equipped black/cream kitchen which includes a full-size cooker, microwave, dishwasher, and all equipment. A washing machine is in the adjacent cloakroom.

The master bedroom occupies the whole of the second floor and has TWO en-suite shower rooms, a 2m-wide "Emperor" bed, dressing area, and an extensive balcony/terrace with sun-loungers and chairs.. The second and third bedrooms share a similarly large balcony/terrace on the first floor, and each has its own luxury shower room. Each bedroom is air-conditioned.

Outside, in addition to the unique 9m x 4m "infinity" pool, the house offers rock gardens, and large terraces. There is a pergola, furnished with an exceptional "L" shaped sofa, sun-beds, umbrellas, chairs and tables, and extensive space for sun bathing and al-fresco eating.

There are two Beach Clubs, each within 5-7 minutes walk of the villa."Villa Mahal" Beach Club, - ( Villa Mahal - “...Most Romantic Hotel in Europe...” 2007. - “One of the Best Views in the World”- The Sunday Times”) consists of platforms built onto the rocks under the welcoming shade of the olive trees. Sun beds are spaciously dotted on the hillside, ensuring that visitors will always find a private spot from which to enjoy the sound of the waves. It is focused mainly on adults who are seeking stylish relaxation in a beautiful setting, and the Chef cooks a wide menu of excellent lunchtime snacks and evening meals.

Kalkan Beach Club caters for families and offers free use of its sunbeds, umbrellas and beach. It offers a bar and casual meals, water slides, protected swimming areas, boat trips, and many facilities for younger people.

Eating Out

Kalkan is blessed with an wide and excellent selection of over 100 high quality restaurants serving English as well as Turkish dishes to standards which exceed many in the UK, and prices far below comparable prices at home. Many are situated on the roof tops of the historic old Town buildings. Such is the quality and choice that we rarely eat in the same place twice in a 2 week visit

Activities and Trips,

Kalkan offers a wide range of activities to suit all tastes. You can enjoy canoeing on the Xanthos, horse riding across the sands of the Patara National Park, sea kayaking (or a boat trip) to the underwater city of Kekova, paragliding, fishing, scuba diving, snorkeling, water skiing and swimming.

In addition, there are numerous trips available, including visits to Fetihye Market, Saklikent Gorge (the longest and deepest in Turkey), Pamukkale mineral spa, Carpet Weavers, a jeep safari covering spectacular views and countryside, a day trip to Patara Beach, visits to Roman archaeological sites at Xanthos, Letoon and Patara, visits to the trout farms and restaurants of Islamlar and the traditional mountain villages at Bezirgan, Saribelen and various boat trips, including Kalkan bay and islands.

The Hillside House will be your choice if you want a stylish location, with stunning sea views across the bay, your own private pool, close proximity to the sea and easy access to the scores of quality roof-top restaurants in the Old Town and harbour of Kalkan.

The location of the Hillside House, and the need for stairs, regrettably means that we do not consider our house suitable for adults with mobility difficulties..

Large 9m x 4m (1.5m deep) Pool and extensive patio areas with seating, sun loungers, and dining space, sits 6-8 together with two huge balconies. Newly planted garden areas on all sides.Great for sun bathing and outside dining, with fantastic unobstructed views of Kalkan Bay and the mountains.

Cleaning/Towels/Linen/Maid service:

Towels and linen are included and are changed weekly, when the house is cleaned throughout. The pool and sun terraces are maintained on a daily basis and refuse is taken away each day. Fresh bread, and local shopping is available at “Bob’s Market”. Courtesy welcome pack, and mobile phone.

We are a retired couple who enjoy the sun, the sea, good food, good local wine, and good company. We live in Nottinghamshire, and sold our Spanish house 7 years ago because of the excessive development nearby. After viewing many options all around the Mediterranean, we chose Kalkan for its scenery and its relaxed, friendly, environment . We were also encouraged by the ease with which most people spoke English, and the wide range of exceptional quality places to eat out.

fantastic stay at Hillside House!

Stayed here for a fortnight and was not disappointed. The description of the villa is accurate, very well equipped and, as it is newly built, very modern.

There was plenty of space inside . Views from all the bedrooms are stunning, thanks to huge picture windows and we never tired of the views as you walked through the villa.

Now to the outside, wow! The recently new patio is AMAZING! There is so much space and the infinity pool was fantastic. Plenty of seating areas for both during the day (shaded areas much needed in August) and for night time to sit and have a drink or two and look out towards the harbour and night lights.

If you hired a car it would be a short drive from the villa into town. We didnt and it was around a 20 min walk. There is a water taxi from the nearest beach club which is only 5 lira and a fantastic way to get to town. Not something you do every day! Taxi is only around 15 lira and there are plenty that will pick you up within 5 mins of a phone call. A nice touch from the owners of the villa is a mobile you can use to call the taxi.

Now to Kalkan. Plenty of lovely restaurants, maybe too many to choose from. Around 6 great beach clubs that do great food, water sports and provide free water taxis from the harbour.

Kalkan is a little bit pricier than most Turkish resorts but that keeps the party goers away.

Would definitely recommend the Hillside House for families and groups of friends and, if we decide to return to Kalkan for a third time, would not hesitate to stay again.

Although Kalkan MAY, as you say, be "a bit pricier than some other Turkish resorts" (are they?) ,they are, we find, well below UK prices, and superb value. A great evening meat for two, with wine, can still cost under £50.00. We do look forward to welcoming you back to The Hillside House in the future .

Modern villa with fabulous pool and outdoor space.

Hillside House is a very well equipped, modern and spacious villa.

The property is immaculate, well maintained and clean.

There is a new extended pool and outside area with many options of seating to take in the stunning views across the bay to Kalkan.

The villa itself is beautifully furnished with a high standard of finish to all the rooms.

Having stayed in Kisla many times I would definitely return to Hillside House. The villa has the feel of a second home rather than a holiday property.

Thank you to Philip and Judy who made us very welcome and were very keen to ensure we had a great holiday. All arrangements were dealt with very efficiently and they couldn't have been more helpful.

Perfect villa

This has to be one of the best villas we have stayed in Kalkan. We have been five times. The villa has the most amazing views and a great outdoor space. It was a home away from home absolutely everything you needed was there.

Beautiful villa with amazing views.

This is the second time we have stayed at this villa. The location is fabulous, peaceful yet minutes from town by taxi or 15 mins by a beautiful walk, which we did daily.

The villa is so easy to live in with good sized bedrooms, light and airy, a good kitchen and sitting area which has fabulous views over the bay to kalkan.

The new extension this year was beautiful and ample space to rest, play and eat and just breath in the view.

Our family of 2 adults and four children absolutely loved it and are booking again for next year.

The villa is spotless and the caretaker is really helpful and maintains it really well.

Kisla has many lovely villas and all are so private.

The beach club is 200mt from the house and is very friendly and great beach food and activities.

We have visited kalkan 6 times now and though we say we are not going back- we do as it is such a lovely place, and this villa really makes it worth the trip

Amazing views, great location, top quality villa

We had an amazing two and a half week stay in The Hillside House.

Ideal location, amazing views, top quality accommodation can't find anything less than complimentary to say about the property and the owners.

Wouldn't hesitate returning next year if we decide to visit Kalkan for a third year running

Philip the owner was a great help leading up to and during our stay.

The inside and outside spaces have been very well thought out"....lots of room to move? The photos don't do the place justice!!!

We cant recommend this property enough.

Wonderful, relaxing, villa with superb views

We had a really wonderful stay at the Hillside house. We are a family of six and we like to have a good amount of space so we can all wander off and have some quiet time. This villa had so many areas on all floors to do that as well as outside sofas, dining areas and sun lounging areas.

The house is furnished really well and the views are just wonderful at all times of the day.

The pool and house were maintained well and pool and house cleaners were really thorough.

The pool looked a little small in the photos but our four children loved it as did we.

We have been to Kalkan many times and love Kisla as it is quieter than Kalkan but ten minutes from the town by taxi or boat taxi. It has a great beach club, five minutes walk from the house and many other really good beach clubs all within 10 mins of the house and all really nice.

Philip was really helpful with our booking and immediately responded to our concerns/ questions if any.

Each year we all agree that next time we will go to a different destination but having stayed in this house we had such a great holiday that we are already hoping to return again next year.

After years of searching for our "ideal" property, in Kalkan and elsewhere, we were offered the opportunity to have "The Hillside House" built to our own specification. We chose the Kisla area because it is quieter, greener, and more rural than some areas closer to the town, although nowhere in Kalkan is "high-rise" and there are many green areas. When we saw this spot we instantly fell in love with the uninterrupted views of the bay, the closeness to the sea, and the Old Town harbour (5 mins by boat) .The land in front of our Villa is protected from development, and covered mainly in Olive trees.

Kalkan is an wonderful, small, friendly, harbour-side village, which sits in a beautiful,bay surrounded by mountains. The local people are extremely friendly and many speak good English. It has a stunning collection of exceptional quality sea view restaurants, a good selection of boutique shops, plenty of banks,ATM's etc, together with numerous bars – many of the restaurants are situated on the roof terraces of the historic buildings which make up the old town, with fabulous views over the bay and small harbour. The food is quality European and Turkish, and includes excellent fillet steaks, lamb, and fish and seafood, as well as local dishes, at prices far below comparable English restaurants.

There are several popular Beach Clubs around Kalkan Bay, as well as a town beach and numerous other opportunities, including boat excursions, to soak up the uninterrupted summer sun

Patatra beach (10 mins by car/bus) has 18km of pristine sand while the mountain village of Islamlar offers the opportunity to sample local fresh trout, salad, and wine at authentic village eateries . If Archaeology is your thing there are an abundance of Roman-era sites, within a few minutes of the town, (and St Nicholas (Santa Claus) was born just around the corner!) Saklikent Gorge (the longest in Turkey) offers the opportunity for river walking, tubing and canoeing and climbing.

Kalkan has a weekly market (Thursdays) but not even here will you be "hastled" by anyone - they are just too friendly for that!

THE HILLSIDE HOUSE is "special" not least because of its fabulous unbroken view of the bay. The nearby Mahal Hotel has won several international travel commendations for its view - but ours is even better! All the windows, balconies and the patio areas, look directly across the bay to Kalkan old town, and enjoy unbroken views of the sea which is just 150m away The patio has recently been vastly extended and redesigned to provide extensive sunbathing opportunities, shaded dinning and seating areas, and a magnificent 9m x 4m infinity pool. Inside the rooms are extremely spacious, comfortable, and light, and each has its own shower room (the master bedroom has two!). The house comes fully equipped for up to 6 adults.
