About the property

luxurious cottage with outdoor hot tub and indoor pool in peaceful rural setting

Blackthorn is a luxurious self-catering retreat for two, midway between the towns of Hastings and Rye, attached to the owner’s home with a distant view of the sea, and surrounded by beautiful Sussex countryside. The cottage has a south-facing verandah, ideal for soaking up the ambience of this peaceful setting, and guests have exclusive access to the family’s heated indoor swimming pool and outdoor hot tub between the hours of 8.00am and 8.00pm daily. (These facilities are operational throughout the year). We are also happy to accommodate a young family with one child up to 24 months, and can provide a travel cot and high chair if required.

About Peter Spencer

Blackthorn is attached to our home - a single storey, former agricultural building set in beautiful Sussex countryside, where we work at our freelance jobs: Karen is a full-time graphic designer specializing in book designs, while Peter is a greetings card designer and publisher, part-time gardener and musician, and also runs the cottage lettings business.

Peter Spencer purchased this cottage in 2007

Why Peter Spencer chose Icklesham

Both my wife and I came to the area independently as children and we've been under its spell ever since. Glorious beaches, medieval towns with smuggler's tunnels, a beautiful coastline and varied landscapes still hold its appeal.

The property itself is quite unique: a former agricultural, single-storey black timber-clad building around a courtyard that faces south with uninterupted countryside views and a distant glimpse of the sea.

What makes this cottage unique

Our holiday cottage is probably unique in England as it's just for two people but still has a hot tub and an indoor heated swimming pool quite literally on its doorstep. It's surrounded by peaceful countryside and is the ideal place to get away from it all and totally relax, but still close enough to good roads enabling guests to get to beautiful places within a few minutes. As the cottage is attached to our own home we are also on hand to give advice or help with anything if guests should need us, otherwise we're very discrete.

Excellent location and perfect little hideaway

Owner's Response: Thanks Ben for taking the time to review Blackthorn. Karen and I are glad you were able to celebrate your anniversary - if belatedly. The cottage with the indoor pool and outdoor tub is the perfect antidote to help destress and unwind after a few busy weeks, or to help celebrate a special occasion such as yours. Also with many great places to eat in the area - 2 x award winning pubs here in the village alone, and a variety of good restaurants in nearby Rye - making a short break memorable is pretty easy. This beautiful area around Rye has it all! Best wishes, Peter & Karen.

Quiet, peaceful, comfortable stay

  • 5 of 5

My wife and my 5 month old enjoyed our stay here. It was handy that there was a cot available at Blackthorn! Finding somewhere to stay for a our first mini break was a challenge but Blackthorn suited us perfectly. Parking, quiet location - but not too far off the beaten track, hot tub, swimming pool, stunning views. Suited us perfectly.

And fresh hen eggs and duck eggs (a particular favorite of mine) every day!

Would recommend to similar couples seeking a few days away from the smog of London!

Gorgeous idyllic countryside cottage

  • 5 of 5

The views from the cottage are lovely and so are the hosts. The hot tub was a real treat and there are many nice walks you can do in the area. Rye is only a 10 minute taxi ride away which also makes for a lovely day trip. We loved staying at Blackthorn.

Owner's Response: Many thanks for the review. Your time at Blackthorn was brief but it's great that you made so much of your time by visiting the old town of Hastings and the Jerwood Art Gallery en route to us. It's a magical place full of history, quaint old buildings, and a unique character due to it's fishing heritage etc. Taking in Rye on another day is always rewarding with it's cobbled streets, antique shops, and pubs and cafes. Your walk from here encompassing the Woodland Trust's Guestling Wood, through Pett village with its two pubs, and down onto the Military canal then along to the ancient town of Winchelsea is a favourite walk for us with Ringo (our GSP) too. Hmm, the sun is out - I might just head out...! Thanks again for the lovely review.

Peaceful, relaxing getaway

  • 5 of 5

The property was lovely, attached to the owners converted stables but separate. Inside was as described and adjoining balcony looked out over the large garden with enviable countryside views over to the sea. It was well maintained and clean. Peter was a fabulous host providing us with chicken and duck eggs which were delicious (and some bread when we'd run out on our last morning). There were local walking maps, games and garden games on top of use of the hot tub and pool. He sent out information a week prior to our visit which provided directions and an info guide to the area. We ate at both pubs in the village and enjoyed the food and ambience.

I would recommend to family and friends and hope to visit again... in the winter when we can use the log burner ;-)

Owner's Response: Many thanks for taking time to leave this lovely review. Karen and I are glad the three of you had such an enjoyable stay, and it's always pleasing for me personally when guests spend time in the garden - sitting on the swing seat or knocking about with the badminton racquets at the net down at the summerhouse - as well as making use of the hot tub and indoor pool facilities, and exploring the local area. There are quite a lot of things to do and see in and around Rye and Hastings for a young family and you certainly made the most of your short holiday, and we do hope you will have an opportunity to return perhaps in the winter when Blackthorn can be particularly cosy with the combination of the wall mounted radiators and the wood burner! Of course, the hot tub and heated pool are always ready and waiting throughout the year too (as well as the travel cot and high chair)... So, we look forward welcoming the three of you back whenever you can make it to this part of East Sussex! Best wishes until then. Peter & Karen.

If guests should ever wish to leave the bubbling outdoor hot tub and indoor heated swimming pool, then the local area has many historic towns, castles, country houses and gardens to discover, as well as a beautiful and varied coastline with sand and dunes, shingle and groynes, and cliff top walks to enjoy. In the nearby towns are museums and art galleries, and many of the villages have churches containing Norman features stretching back to the 11th century. The area is rich in history due to the nearby Battle of Hastings of 1066, and has many links still with past. Winchelsea and Rye are two of the ancient Cinque Port towns. In contrast Bexhill on Sea boasts the magnificent 1920's, modernist De la Warr Pavilion - the first precast concrete building in Britain. The immediate area has a number of beautiful walks and footpaths including the 1066 country walk. Rye Harbour is a popular spot for bird watching while the shingle ridge at Dungeness is one of the largest bird reserves in the country. The beautiful and romantic town of Rye is full of quality restaurants, old pubs a bars - perfect for a night out, and there's often an opportunity to sample some of the locally caught seafood, and the Romney Marsh-reared lamb - a local favourite. Each year Rye holds its own scallop festival when a multitude of restaurants and pubs offer a dazzling array of Scallop dishes to savour. Further afield - beyond Rye Bay - is Canterbury and it's stunning cathedral, Dover Castle with its breadth of history ranging from its intimidating castle, Napoleonic tunnels and its role in WW2, and to the west Brighton with it's eye-catching Pavilion among other places of interest. This part of East Sussex was also a popular location for writers and artists alike with Kipling, James, Benson, Wolfe and members of the Bloomsbury group all living and working in the area. The seaside towns of Hastings and Rye are still popular with artists, musicians and writers today.

For steam enthusiasts there is the well-known Kent and East Sussex Railway, and the 1/3rd scale Romney, Hythe and Dymchurch that runs along the coast stretching from Dungeness to Hythe, one of the Cinque Port towns.

There really is something for everyone in this beautiful and historic part of Sussex.
