Quiet 1 bedroom barn ~ ideal for couples or single travellers ~ ocean view

Keynvor is a bright, airy barn conversion in a small farm complex which formerly belonged to the National Trust. The farmhouse dates from the 1650s and the barns from the 19th century. The south-facing garden affords fabulous ocean (and daffodil field) views, and is a sun trap when the weather co-operates. There is a gentle 10-15 minute walk through woodland to the nearest beach, which is on the South West Coast Path, and it is possible to walk to Falmouth or Helford Passage along the coast. Travel to the far south west or the north coast by car is straightforward, and there are local buses to Falmouth or Helston, and trains from Falmouth. There are a number of tourist attractions, including sub-tropical gardens, very close by.

Keynvor was renovated in 2011 and sleeps 2 in a double bedroom which overlooks the garden. The combined kitchen and living area opens through French doors onto a small garden with views across Falmouth Bay.

Bian Mor (property number 6955579) is a smaller barn, renovated in 2016, and sleeps 1-2 in studio-style accommodation on the same property.

We have equipped the barns with everything necessary to make your stay as comfortable as possible, including TV, WiFi, cooker, microwave, fridge/freezer, coffee machine and washing machine. The bathrooms both have a shower, WC and sink unit.

Please note that the two barns remain separate, each has its own outdoor area as well as the shared garden, and there is adequate parking for both. The National Trust also has a holiday property near the farmhouse, and the road between Falmouth and Mawnan Smith runs past the car parking area of the cottage; there is very little impact from these on Keynvor and Bian Mor.

We bought Chenhalls Farmhouse in 1998 and we live here with our 2 teenage daughters, 2 collie cross dogs & 3 cats. Although neither of us is Cornish (a Northumbrian & a Londoner - via Brighton & Australia!) we love the quiet, peaceful life in this part of the world where we run our own businesses.

Stunning location

We have just spent 6 nights at this property , and have had a very relaxing break . The location is just stunning , and only a 10 minute walk for the coastal path . The barn itself is well equipped with lots of little extras such as shower gel , coffee , tea , home made jam, etc . Everything is in excellent condition and the overall feel is that the owners go the extra mile to make you feel welcome . A lovely property in a great location , not very far from Falmouth centre .

Lovely barn, set in stunning countryside.

I stayed here about 2 months in total while working in nearby Falmouth and I couldn't have wished for anything more. Inside everything is well presented, nicely finished and comfortable. Outside the scenery is fabulous and the Southwest Coast Path will take you to mile upon mile of the most beautiful cliff walks. Perfect for a country get-away. 10/10

Cosy and lovely

We had a lovely three night stay at Keynvor Barn. Ailsa has thought of everything when kitting the place out, which made for a really comfortable stay. The afternoon tea and other goodies were a lovely touch and much appreciated. The location was good, the air was fresh and the barn was cosy and comfortable. Thank you very much.

The cottage was very well equipped,very comfortable, and set In a outstandingly beautiful area!

I am disabled and would have appreciated a rail to assist with getting into the shower. The cream tea was a lovely surprise when we arrived, also the other goodies left for us to enjoy!

Stay at Keynvor Cottage 10-17 sept 2016

We enjoyed our stay at Keynvor Cottage. The listing description was accurate and we found the cottage very clean and tidy on arrival. The instructions for obtaining the key were straightforward and we were welcomed with fresh scones, cream, jam and damson gin on arrival (yum yum !). The cottage was in an ideal holiday location for us, close to some beautiful countryside and coastline and yet only 10 minutes or so from Falmouth and supermarkets for provisions. Being centrally located within Cornwall it was possible to easily reach all the major tourist spots on days out or just amble along the beautiful coastline from the cottage. We were disappointed to find the Tate Gallery at St Ives closed and very disappointed with how the Eden Project has become 'commercialised' since our last visit (the restaurant food was also very poor) but other than that we really enjoyed exploring the area. The cottage had everything we needed in the way of facilities. Our only minor criticism was that we found the chairs and sofas a bit uncomfortable though we realise that this is probably a personal view. Outside we loved the view out to sea but were a bit disappointed that the area immediately in front of the house was regularly used by the owners and this detracted a bit from the privacy.The owner made us very welcome and was always on hand if we had any problems and we would recommend the cottage to friends and relatives.

Lovely barn conversion with everything you would need for a self catering holiday

The house is in a lovely part of Cornwall. Lots of places to visit nearby, and the local village is a busy community with a good pub and Tapas restaurant.

The nearby village of Mawnan Smith has a cafe, grocery store, pub and tapas bar. There are sub-tropical gardens within 5 minutes drive at Trebah and the National Trust's Glendurgan. Nearby Maenporth Beach has the award winning Cove restaurant and a small cafe.

The South West Coast Path is a 10 minute walk away; an hour either way will take you to Falmouth or Helford Passage, where there is the Ferryboat Inn and a passenger ferry to Helford.

Falmouth is a 10 minute drive away and has all the usual facilities of a small town. There is also Cornwall's National Maritime Museum, Pendennis Castle, a ferry to St. Mawes, and boat trips up the Helford and Fal rivers. Falmouth hosts several events across the year including a Sea Shanty Festival, Falmouth Week, an Oyster Festival and occasional sailing regattas.

There are 2 golf courses within a 10 minute drive, at Budock Vean Hotel and in Falmouth.

Activities around the area include sailing, watersports, cycling, fishing, whale and dolphin watching, and walking.

Falmouth has 3 town beaches: Gyllyngvase, Swanpool and Castle. Maenporth Beach is the closest large sandy beach to Keynvor. If you are looking for surf beaches, the north coast is approximately a 45 minutes drive away.

Further afield, Cornwall has many tourist attractions: Gweek Seal Sanctuary; Eden Project; Lost Gardens of Heligan; Minack Theatre; the Lizard; Fistral beach; Tintagel; many National Trust properties including St. Michael's Mount, Godolphin, Lanhydrock, Antony, and Trelissick Gardens.

A booking deposit of £100 included in the first payment when booking Keynvor. The deposit is applied towards rent, and will be retained in the event of booking cancellation with 60 days of arrival.

Payment:
A 50% payment must be made 60 days before arrival; the balance should be paid 15 days before arrival, including a £100 refundable security deposit. Bookings made within 60 days of arrival will require an immediate 50% payment, followed by the remainder at 15 days before arrival. Bookings made within 15 days of arrival will require immediate payment in full.

Cancellations made more than 60 days prior to arrival will incur no penalty. Cancellations made within 60 days of arrival will forfeit the booking fee.

We can accept payment by cheque, bank transfer, Paypal or credit card.
