Bedroom 1 has a double bed and an en suite bathroom with bath, toilet, wash hand basin and shower

Downstairs is an open plan space with lounge area, toilet and wash hand basin, dining area and modern, fully equipped kitchen. The sofa, or as our french neighbours call it, "le clic clac" makes up into another double bed! The kitchen has a washing machine, dishwasher, electric cooker and hob, fridge/freezer. The french doors open onto the patio with outside eating area and access to the pool. Not to mention the stunning views!

Le Limans offers three new Gites. Ideal for couples, families or group. Two have two bedrooms, two bathrooms and a downstairs toilet. They have been converted from the barn attached to the farmhouse. The third is a 1 bedroom Gite set across the courtyard with hot tub. Whilst offering modern facilities, open plan living, dining and kitchen space, we have retained some of the quirky charm of old french properties. Each Gite has french doors leading to it's own patio furnished with facilities for outside dining. All of the Gites have English and French TV, DVD and WiFi and well equipped kitchens with washing machine, dishwasher, fan oven, electric hob and fridge freezer. The modern insulation coupled with traditional building techniques keeps these Gite cool in summer and warm in winter. The walnut grove offers plenty of shade and space for games or relaxing in, whilst the sun terrace around the 6m x13m solar heated salt pool is a perfect place for unwinding and watching the eagles soar on the therms.
This is our new retirement adventure! We fell in love with the walnut farm and live in the farmhouse. So different from teaching!
The new Gites with magnificent swimming pool, spa hot tub, tranquil grounds and blissful views are our way of sharing a small slice of this haven. Le Limans is a tiny hamlet but the folk around us have made us so welcome and part of the community.

Le Limans is a perfect place for unwinding and recharging your batteries. Set on a hill we get those wonderful warm french days and stunning views. These new Gites are great for families, groups or couples. It is a great base for sight seeing in the Dordogne with Perigueux, Brantome and Bergerac about an hour away. Not to mention some lovely french villages linger over lunch.
Walking and cycling are wonderful ways to appreciate some of the stunning scenery in the Perigord Vert and we can arrange cycle hire, with all the relevant safety equipment if you wish.
Set in the Dronne valley there are plenty of opportunities for water based activities, such as canoeing and of course lazing on the river beaches, by the lake at La Jemaye or horse riding through the rolling hills. Aubeterre, with it's stunning underground Cathedral, buzzing square and winding alleyways and river beach is about 15 minutes away.
At the end of June and beginning of July the Cognac music festival is said to be one of the best blues festivals and not to be missed. Not to mention an opportunity to both see and sample the local tipple!
In August, the nearby village of Epeluche holds La Fete Nautique. Amazing creations float down the river! Watch the extravaganza, enjoy the food stalls and stay on for the music and fire works.
For car buffs The Circuit International des Remparts D'Angouleme is held in September.
So much or so little to do. Relax and unwind in this tranquil spot, venture off for a range of activities or do a combination. The 6m x13m solar heated salt water pool is a fabulous place to relax in after a hard day on holiday! For those of you choosing to stay in L'Ermitage there is the added benefit of a spa hot tub on the patio.
Soak up the last rays of the sun on your own patio, watching the birds soaring, or star gaze as the night turns on it's show!
Whatever you choose we are sure you'll enjoy being here as much as we do.
We were honoured to be the first guest to stay in Le Dame Blanche. we have been quite lazy (we blame the gorgeous pool!) so are not much of an authority on the area. However, our time here has been peaceful and we cannot fault our lovely hosts, Rachel and Tom.

We had a lovely time at these beautiful Gites. The owners Tom & Rachel could not do enough for us & made our stay perfect.
If you want to relax by the pool & take in the wonderful countryside view or visit the quaint picturesque villages then this is the place for you.
We stayed for a week at Festalemps and loved this place so much we were tempted not to tell anyone else about it!
The scenery is amazing,the views when you are sat around the pool are beautiful - the pool itself is a really good size/warm/clean (very, very nice pool one of the best I have experienced in a rental property). Our kids (aged 6 and 9) had the run of the grounds...there is swingball, a ping pong table, badminton set, a swing (a big grass area is set up with all these activties to keep kids entertained and all in the shade so works great when they are hot and need a break from the heat but dont want to be indoors). But best of all (for our kids) was 'lizard hunting' (joining forces with 2 other children holidaying in the rental next door) they had hours of fun in stalking, sighting and naming various lizards and frogs (do not underestimate how much joy this activity brings to a group of 4 under 10). The property itself is beautifully kept, exceptionally clean, well maintained and really has everything you need.
There are plenty of day trips in nearby villages, river beaches and lakes - loads to do for kids and adults. Nearby - Riberac and Aubeterre-sur-Dronne were our favourite places to visit, the market at Riberac is a must (food, clothes, tiny pigs to pet, cheese, hair wraps - a must for my daughter aged 9) and Aubeterre to eat out, potter about (very pretty/village square great to sit out and eat/drink). We also hired Kayaks in Aubeterre, we went to the river beach there which is well worth a visit (little cafe and a diving board for jumping into the river!!) . We ate out in Aubettere, the food was good/reasonable price (sorry cant remember the name of the restaurant but it was on a hill with a large split level dining terrece). We also saw loads of other good places to eat - a handmade burger /seafood/steak place on the square which was fully booked - food looked delicious). The supermarkets are a short drive, we BBQ'd alot back at the property and sat out in the evening taking in the lovely view with a few glasses of wine.
Tom and Rachel really go the extra mile to make sure your stay is the best it can be..from the welcome with a bottle of local wine to being on hand to advise on places to visit (we loved our stay here).
We were extremely luck to return for a second vacation. Tom and Rachel were so helpful when the weather wasn't great on recommending places to take our children , and when the sun was shining the children were in their amazing pool while we could sit back ,relax and take in the breathtaking view . There is nothing you need at the gites , they are fully loaded with everything you need to cook a full meal to sitting and watching English television or using the internet. There was nothing we needed which we didn't have for us too use . We love it so much here we are already looking if there is availability for our next break ! Everything to need for a perfect holiday !
We stayed for 6 nights at le Limans gites , ran by the most amazing couple Tom and Rachel .
The gite was at an excellent standard with a beautiful combination of modern and traditional decor, packed with everything u could possibly need to enjoy your stay .With a young child the kitchen was great to prepare meals , full of everything that you could possibly need .
The pool area was out of this world , with the most amazing view of the country side surrounding,and with a safety pool cover if a young child was to fall on to it for peace of mind . Fantastic gardens and field area , full of beautiful walnut trees and vegetables which Tom and Rachel grow themselves.
We also got to use the hot tub which was perfect to finish off after a day of exploring the area , which Tom was more than happy to give us some guidance to make sure we packing in as much sight seeing as we could during our stay !
There was so much to do within a short drive , French markets , adventure play areas for children, horse riding and beautiful history to explore , like the underground cathedral that Rachel recommended with was fascinating!

We were privileged to be the 1st visitors to La Dame Blanche. Very tastefully converted and in a beautiful, peaceful location. Gorgeous pool surrounded by farmland and woods. The owners Tom and Rachel who live there are passionate about their property, very keen to get things right, and were extremely hospitable, even cooking some local delicacies for us on our last evening, and sharing their very good wine! Only criticism of La Dame Blanche is that the bedrooms are small. They're in the roof space so low ceiled, 1 small Velux window in each, but fresh a bright. The area is quiet, lovely if you want to relax, cycle, go canoeing on the river, visit the numerous markets etc. The limestone gravel driveway is perfect for Boulle! Having been to the Dordogne on a few occasions we didn't want to do much explorng but if you are new to the Dordogne and want to visit the more popular sites it is perhaps not ideally located. However for those who enjoy rural France and all it has to offer it is perfect. Aubeterre is lovely (if a little anglicised) and has a beach on the river, Brantome and Perigeux definitely worth visiting. Bordeaux is approx. 1 hr away and the coast 1.5 hrs. Thoroughly recommend eating at Le Jessy (French/Vietnamese fusion) and the chateau at Chalais. There are 3 gites here, quite intimate, would really suit an extended family or two or three families travelling together using all 3 gites.
Owners were very welcoming and helpful, both before we arrived and during the stay. Everything is very clean and modern, wifi and even a dishwasher provided! Kitchen is well equipped. Essentials like coffee, bread and wine were waiting for us on arrival. A welcome pack with lots of handy details of the area was provided, and the owners were very knowledgeable about the area and the things to see and do. Pool was gloriously warm, struggled to get the children to come out of it! Highly recommend this property, both it and the area around are well worth a visit.
