Beautiful Panoramic Views From This 17th Century House With Large 12m. Pool

This seventeenth-century stone farmhouse enjoys a spectacular setting in the heart of Umbria. It overlooks the Spoleto Valley with stunning views across to the city of Spoleto in the south and to Assisi in the north.

The house forms a separate part of our larger home, which remains unoccupied during your visit to guarantee your complete privacy.

The swimming pool is open from the end of May until the end of September and is not shared, for your private use only. Recently restored, the house and gardens have a marvellously quiet and restful atmosphere. Surrounded on three sides by 1 hectare and a half of olive trees, fruit trees and grape vines, it sits on the edge of a picturesque village set halfway up a hill crowned by a fifteenth-century ruined castle.

- An upper garden with a gazebo/pergola. A dining terrace. And lower gardens with terraces and a large swimming pool (12m-5m) with a spectacular view. The property faces West and enjoys beautiful sunsets.
- There are two double bedrooms that can accommodate up to four guests. The bedrooms can be configured as King-size doubles or twin beds depending on your requirements. A baby cot is also available.
- Two bathrooms, one with bath and shower, one with shower.
- A large living room with a mezzanine balcony.
- A fully fitted modern Kitchen-dining room which opens onto the terraces and garden.
- A Utility room - with washing machine.
- WiFi Fire
- Private gated parking.
All bed linen and towels for the bathrooms and the pool are provided. The pool is cleaned once a week.

The garden with its many olive trees, vines, fig fruit trees are regularly tended throughout the year.

Beautiful and Cosy Gem
We (family of four) had just come back from staying in this villa. It is a wonderful place, very comfortable with fantastic views and the pool was just right. The host are not present, when they have visitors but are in constant touch via WhatsApp, should you need any help. Julian and Sylvia made you feel very welcome. From the video on how to get to the villa to the views and the recommended restaurants, which we made the most of, had a great time and would stay again.

Lovely holiday home near Spoleto.
Immaculately and tastefully renovated (or perhaps newly constructed in part?) property. Ideal for 4 adults, with two modern bathrooms. Well equipped kitchen leading to a terrace, with other sitting areas overlooking some lovely Umbrian countryside and the small village of Poreta. The whole area is very quiet and peaceful. And there is one of the nicest pools that I have come across in many years of travelling on the continent. It is clean, spacious, and set amongst olive and fruit trees. The owners always communicated promptly and helpfully, whilst, on the spot, Bianca makes an efficient and charming manager with good English. More than adequate information is provided about local shops etc. Wide choice of good local restaurants. Plenty of places to visit, though we restricted ourselves to Spoleto, which is delightful (but as with other Italian hill towns do not attempt to drive into the centre - park at the Posterna car park and take the free escalator). Not advisable, however, to take a large car to the property as it is set on a hill side (hence the fine views) and turning and reversing are somewhat restricted (but we managed with Ford Fiesta size cars), though there is parking for two cars in tandem. Also, there are some steps, but not an unreasonable number. Almost needless to say, we much enjoyed our stay.

Stunning unsurpassed views
Manager an absolute pleasure to deal with. Supplied her personal pedestal fan as it was so hot inside downstairs and a replacement umbrella. Love the views and local people - Fontanelle restaurant is a must. The host Mimma will bring you wonderful choices is you leave it to her. Could do with a table and chairs around the pool and small table on the terrace for drinks as floor is uneven. Fan downstairs is a must as when hot it looks s unbearable. This was our second visit and we would definitely stay there again.
