About the property

Apartment, 5 bedrooms, 10-12 people

This is the large 5 bedroom, three bathroom ground floor apartment of the Meadow House. The apartment can sleep a maximum of 11 people. It can be rented together with our Loft or Balcony Apartments and our Chalet next door to accommodate larger groups of up to 40 people.

Converted from an Old Warehouse in 2011, we created a modern loft-style open plan living space, retaining the high warehouse industrial ceilings with 4 metres of glass doors on the west side to make the most of the spectacular views. The glass French doors lead onto the large wooden terrace with an outdoor seating area, a barbecue and a small garden right next to the meadows. The living area is very large and has three comfortable leather chesterfield sofas, a great antique oak dining table and a large 42' flatscreen TV. The kitchen area is large and fully equipped.

We have a woodburning stove too- to make the winters in the snow that bit cosier- though as the flat has underfloor heating throughout it really is just for show.

The apartment is split over two levels, with three bedrooms and two bathrooms being on the ground floor and the lower level having a further two bedrooms and a third shower room and loo.

About Suzanne Mayhew

Hello! I'm Suzanne. I'm British and grew up in Berkshire and when taking a break from my 'proper' career in London ten years ago, I ended up visiting friends who run the Local Cure Irish Bar in Garmisch for a few months skiing and boarding.

Like most people who intend on visiting Garmisch for a short break, I got hooked on the place and ended up staying. Garmisch not only has great mountains, skiing and everything you could wish for in terms of outdoor activites, it is also a really nice place to live- there's a good mix of locals and international residents who have moved here.

We have now spent 10 years being based in Garmisch, with interludes back in Brighton in the UK, and my son has grown up here. I really want to help people make the most of their stay in the local area and really welcome enquiries about the area and planning your stay- such as how to organise a surprise paragliding flight that will land in view of the house, to recommend an english ( or german) speaking babysitter, how to hire a horse-drawn carriage for those special occasions! Just ask!

We now live in a house just 10 minutes away from the property and so I am on hand to meet guests and deal with any enquiries.

Why Suzanne Mayhew chose Garmisch-Partenkirchen

I used to be a property developer in Brighton- and couldn't believe it when the Garmisch estate agent showed me what is now The Meadow House. A building with potentially the best view in Garmisch- directly on the meadows, with no future worries about anyone building in front of the house as it is zoned farmland, great off-road parking and it was a scruffy disused office building and warehouse with bars on the very small windows! What a waste!

Once the planning permission had been granted to turn the building into three luxury apartments, I couldn't wait to get started. Working with a well-respected local carpenter, we raised the roof in November 2010 to create the new all wood Loft apartment, knocked all the bars off the windows and put as much glass on the picture postcard view side as possible, adding a huge wooden balcony and terrace.

We welcomed our first guests in the summer of 2011- and since then have had many repeat visitors which has been lovely.

We spent years living in the ground floor apartment ourselves, before turning it into a holiday rental. We also extended and built our cosy four bedroomed wooden Chalet onto the side of the building, along with luxury sauna and hot tub in the garden.

We really have had some truly lovely families and groups of people staying from all over the world, from the UK, Australia, Canada, Korea, the USA, Mexico, Egypt, Palestine, UAE, Saudi Arabia, India, Italy, Germany, Turkey, The Netherlands,France, Belgium, Switzerland, Sweden, Norway, Portugal and Spain- Garmisch really is an international destination!

  • The master bedroom has a double four-poster bed and lovely French windows which lead onto the terrace and can give you a perfect view of the mountains while laying in bed. The large second bedroom also has a double bed, plus a single and the same lovely views through the glass French windows. These two bedrooms share a large luxury bathroom with a separate glass power shower, with rain-shower head. There is a large freestanding bath and double washbasins. The third bedroom on the ground floor has a double bed plus a single bed. It has a funky pebbled ensuite shower room with loo. The fourth and fifth bedrooms are very cosy with wood walls in an alpine style and share a shower and loo. There is also a play area- extra TV area for watching DVDs and you can bring your own consoles- Wii, PlayStation etc, so that kids can play while adults can watch TV in the living room in peace upstairs.

The view from the back deck area is worth the visit.

Spacious accommodations for six of us. Could accommodate more easily.

My bed was a little long in the tooth; can't speak for the others.

Communication was a little sparse and difficult. A little unnerving when you have pre-paid for property.

Garmisch is a lovely area, close to Innsbruck by car or by train (highly recommend). Close to King Ludwig's castles.

This Place is the BEST

We stayed in the Old Warehouse apartment for a month this summer and simply loved it. The view alone makes this apartment worth it and there is nothing better than enjoying a cup of coffee in the morning while enjoying the epic view. The apartment is spacious and easy with different group sizes. Its right on the edge of Garmisch and so its easy to access Graniau, the Eibsee as well as downtown Garmisch and all the fun things to do. We also rented bikes and enjoyed easy access to all the bike paths right from the apartment. Suzanne make the booking and check-in/check-out process simple and easy! We simply love Garmisch an

The Meadow House directly overlooks the Grainau meadows and the Zugspitze mountain range- the highest in Germany. Cross-country ski trails are on the doorstep and you can watch skiers and snowboarders on the Kandahar and Olympia ski pistes from the windows. The cable cars are a 2 minute drive, The Loisach river is 200 m. away. The Austrian ski resorts of Lermoos and Ehrwald are also just 15 minutes by car. The paragliding school lands in the field next door. In the summer Garmisch is a mecca for hikers, bikers, climbers and canoeists. The Eibsee lake at the foot of the Zugspitze offers an idyllic mountain backdrop to swimming or boating. There are also great indoor and outdoor pools.Garmisch-Partenkirchen is a picturesque Bavarian town with many traditional restaurants, good shopping and a good night life. For history buffs, King Ludwig's fairytale castle Neuschwanstein is an hours drive and another palace- Schloss Linderhof a mere 30 minutes. Munich and Innsbruck are easily accessible

Other Activities: Rafting, hiking, cross-country skiing, kayaking,swimming in lakes and outdoor pools in summer, local farmers' markets, golf courses

Golf: There are three 18 hole golf courses- with spectacular mountain backdrops within a 20 minute drive- in Garmisch-Burgrain, in Oberau and also in Ehrwald in the neighbouring Austrian Tyrol.

Ski: Garmisch has two main ski areas- the Classic area which links the Hausberg, Kreuzeck and Alspitz lifts and the Glacial skiing area up on the Zugspitze.

The Hausberg area is where most of the ski and board schools are based with a great easy blue and a magic carpet area for children surrounded by lots of great bars and restaurants. There are reds or a black down to the valley from here. There are fantastic runs with spectacular views for beginners and for advanced skiers. The Olympic downhill run and the World Cup Kandahar are blacks which could test even professional skiers and the lifts have all been updated recently due to Garmisch hosting the 2011 Skiing World Championships.

The larger skipass includes the Austrian Tyrolean resorts of Lermoos and Ehrwald which are a mere 20 minutes by car. Without a car, it is a 15 minute walk to the lifts from the Meadow House- or we have a bus stop right outside the house. Please look at www.zugspitze.de for more ski maps and prices.

We request a 50% booking deposit to confirm your reservation. The balance of the rental payment and the city taxes are payable two months before your arrival date.

Cancellation Policy:

We recommend that all our guests take out a private travel insurance to cover themselves in case of unforeseen cancellations.

Should guests cancel more than 2 months before their planned arrival date and we are able to re-advertise and rebook the property, then we will reimburse the deposit minus a 150 euro admin fee. If we are unable to rebook the apartment, then we will keep the deposit in full.

If the balance is not paid in full 2 months before arrival, then we ask for understanding that the apartment will be re-advertised and the deposit will be forfeited.

In the case of a cancellation after the balance has been paid in full and we are unable to re-let the property at short notice, then we are only able to re-imburse the amount paid for the city taxes.

We accept payment through PayPal and bank transfer. We have a Euros and UK GBP account to save on charges. Exchange rates are to be determined using the Post Office online exchange rates at time of payment. Please note all PayPal fees and bank charges are to be covered by the sender.

We are a small family business and hope you will understand the need for our booking and cancellation policies. Of course we try to do everything possible to re-book your dates whenever possible. If in doubt please ask!

We have check in after 3pm, check out by 10am, though can be flexible depending on whether we have a same day arrival or departure.

Please note the prices quotes are based on 6 people sharing the apartment. For the 7th- 12th guest there will be an extra charge of 15 euros per person per night extra which will not be calculated in the HomeAway quote- but which will be added in when you email me directly Children 2 years and under do not pay as extra people and baby beds and high chairs provided free of charge.
