In a tucked away position, but close to the heart of Braunton, is 'Rooftops'; a fabulous 4 bedroom detached cottage that sleeps 8, currently being renovated to an extremely high standard, with stunning views over the rooftops of Braunton and beyond.

Situated on a hill at the end of a quaint little private road, 'Rooftops' is ideal for those looking for a truly memorable self-catering holiday. This chalet style house enjoys fabulous views above the rooftops towards Braunton Burrows, across the Estuary and over to Appledore. Reputed to be the largest village in England, Braunton has a thriving surf scene and appeals to all generations with its trendy cafes, boutique style shops, museums, restaurants and pubs. This pretty detached house has off road private parking with room for three cars, plus a secure garage for a fourth car. The enclosed garden has spacious decked areas and a large sloped lawn with trees and mature shrubs, offering fantastic views, privacy and afternoon sun. North Devon's "Golden Coastline" and the beautiful, big sandy beaches of Saunton Sands, Croyde, Putsborough and Woolacombe are only a few miles away. Match this with Braunton's thriving village location - accessible in only a few minutes via steps conveniently located near the house straight into the heart of the village - and you definitely have the best of both worlds!


'Rooftops' is arranged over two floors, with natural floors throughout and benefiting from both new double glazed windows and gas central heating. Entering the property through the front door, there is plenty of storage and hooks for coats, shoes and bags in the hallway. On the ground floor are two bedrooms, a shower room, living room and kitchen diner.

Bedroom one has a double bed with white bedding, bedside tables with reading lamps, a wardrobe, chest of drawers with mirror and chair.

Bedroom two has bunk beds with attached lighting, a bedside table, wardrobe, chest of drawers with mirror and chair.

The shower room has a shower with dual soaker, WC, wash basin with mirror and shaver point.

Moving through to the living room, there is comfortable seating for eight, a traditional unit with shelving and a good selection of books, DVDs and games. From a home entertainment perspective, there is a flat screen LCD TV with freeview and a DVD player; the addition of a cosy wood burner and wifi throughout makes this an ideal all year round property.

The open plan kitchen diner has brand new shaker style kitchen units with a solid wooden work surface. The glass fronted cupboards ensure you can reach for a wine (or water!) glass easily and there is plenty of crockery and utensils, plus cupboard space for your personal food items too. The contemporary kitchen is well equipped with a washing machine, dishwasher, Neff electric hob and oven, fridge freezer, microwave, toaster and kettle. For music lovers, there is a DAB radio - for wine lovers, there is a dedicated wine rack - and a large table, extendable to eight, makes a fantastic space for entertaining, with bifold doors opening onto the terrace and southerly views over the rooftops of Braunton.


A bespoke white circular staircase takes you upstairs to two further bedrooms and a large family bathroom.

Bedroom three has twin beds with white bedding(can be made into a superkingsize with single duvets on request), a bedside table with reading lamp, wardrobe, chest of drawers with mirror and chair. There is also a stunning view of Braunton and beyond from the new glass window in the apex, accessible from the gallery.

Bedroom four has a double bed with white bedding, bedside tables with reading lamps, wardrobe, chest of drawers with mirror and chair. The velux balcony enables you to step out and enjoy the views of Braunton to their full potential.

The spacious family bathroom has a bath and separate shower with dual soaker, WC, wash basin with mirror and shaver point and shelving.


Moving outside from the kitchen diner through the bifold doors, the slate terrace, enclosed with a glass wall, has a large outdoor table and chairs providing seating for eight. Steps take you down to the wrap around sloped garden, fully enclosed with mature shrubs, as well as plum and pear trees, and mainly laid to lawn. This private garden provides a safe environment for children (and the family dog!) to play.

In addition to the slate terrace outside the kitchen diner, a decked area adjacent to the lawn and southern aspect ensures you fully enjoy chasing those final rays at the end of another amazing day. And the addition of a charcoal Webber barbeque spells out lazy, relaxed evenings, eating, drinking and socialising, enjoying the night time view and twinkling lights of Appledore and Instow. Relax outside with complimentary welcome drink and snacks on us - you're on holiday!

At the back of the house is a quiet patio and outdoor shower, perfect for rinsing off all that sand after a fun afternoon on the beach. Opposite the house and the private parking is a secure garage with storage for either your car or bikes, surfboards, buckets and spades and hanging space for those all important wetsuits.

Please note that 'Rooftops', and its parking, is accessed by a narrow lane which is suitable for medium sized cars or large cars with competent drivers. Those travelling in larger vehicles may wish to avoid using this access and park slightly further away from the house on one of the quiet public roads nearby.
