A unique house located within an historical conservation area with plenty of space and ideal for visitors to Edinburgh.

10 minute walk to direct train service into Edinburgh, journey time 18 minutes.

4 double bedrooms - 3 with en suite facilities. Two further bedrooms and bathrooms.

4 reception rooms, conservatory, large south facing garden, small sheltered walled garden ideal for eating outside and wooded area with access to a river walk to an award winning gourmet pub.

Ground floor consists of entrance lobby, cloakroom, reception /breakfast room, kitchen, sitting room, magnificent double height drawing room (with wood burner), dinning room, serving kitchen, conservatory and double bedroom with en suite shower room.

First floor: Master bedroom with en suite shower room, further double bedroom with en suite bathroom. 3 further bedrooms (1 double, 2 single) and 2 bathrooms.

Beautiful house, Accomodating helpful owner

We rented the house for my friends hen do - she loved it! It is a great size for a large group, with Edinburgh centre a short drive away. The surrounding area has some lovely walks, and there is a fab gastro pub near by.

Barry, the owner, couldn't have been more accommodating. He kindly let us hire a hot tub for our short stay which all of the guests thoroughly enjoyed. The house itself has a lot of character and is well equipped with garden chairs, a large supply of pretty cocktail glasses (which we used a lot), a Nespresso machine, blender, etc. The large drawing room was perfect for chilled girly nights in. The garden is private, with no houses overlooking it, and provides a nice space for outdoor games and BBQs. Barry was also very knowledgeable of the surrounding area, and has some great ideas for activities/day trips that are a walkable distance or a short car journey away.

The property was clean. I would recommend this property, and hope to stay again.

Amazing property in amazing grounds

We recently stayed in this property with a large family group and found it to be perfect in every way. Edinburgh city was within easy reach by car and the surrounding area was ideal for

Family walks.

The owner was extremely hospitable from first contact which was very reassuring.

Would definitely recommend - hopefully we will retuning very soon

Breathtaking property with unique features and easy access to Edinburgh city centre

A group of us recently stayed here when looking for a suitable base to enjoy the fringe festival. From a practical point of view, we had no issues arranging taxis into the city with the local companies able to get 3 cars to us within about 15mins. It took us about 20minutes to get to the centre despite the heavy traffic from the festival.

The property is genuinely breathtaking with more space than could be reasonably occupied by 10 people. Tasteful and comfortable with an amazing galleried landing and a large secluded lawn.

The group and I would have no hesitation in recommending the property to any others wanting to enjoy Edinburgh as a family or large group.

Very disappointing!!

Nice old house in a lovely town. House itself was old and quirky but rather rundown. Double rooms were fine but singles not sufficient for 2 adults .Pullout beds very uncomfortable. Ensure you use correct bins outside or you may be charged for cleaning. Kitchen falling apart dishwasher and freezer broken and rather dirty. I would suggest checking itinerary on arrival and letting owner know if anything broken as failure to do so may effect your deposit!!! Ensure you agree date for refund before you book.

Beautiful property within fabulous enclosed garden

Fantastic house for a family group to visit. Plenty of space for all being together but also well planned for space away from each other if required! Beautiful garden to sit and relax in or just stroll round. I especially liked having my breakfast outside in my jammies, very private.

Would definitely return to this property.
