Kips Cottage is a former croft situated in a stunning location looking over the north coast of Sutherland and surrounded by hillside. It is a charming and homely cottage and offers total peace and quiet while being part of the hamlet that is Kirtomy. It has amazing views over the sea and fantastic views of the changing coastal scenery.

There is a spacious living area with sofas and a pine dining table and a lovely open fire at one end. A charming double bedroom is accessed from one end with the single bedroom at the other end. Also on the ground floor is a unique, hand built wood panelled kitchen with a kitchen table and French doors out onto the decked area outside. The kitchen has an electric oven and a butler’s sink. Situated off the kitchen is a bathroom with bath and basin and lavatory.

Upstairs is a long attic area with lots of usable space for single beds and children(there are some stairs up to it and it has limited headroom). There is plenty of parking and a garden to explore.

Let Saturday to Saturday, but other changeover days considered in low season.

a health and safety nightmare

This property is not fit to be let,very dirty ,mouse droppings in jugs,drainer board and cutlery drainer thick with gunge.

Many items are broken or do not work, no instructions, no evidence of pat testing,furniture old and tatty,owner takes our money but does nothing to maintain or improve the property.Had to spend first 2 hours on arrival cleaning inside of house and windows.Chair broke,fell apart when slim lady sat on it,luckily no broken bones.

In the 10 years that we have owned the cottage, and the approximately 25 weeks a year that it is rented, we have never had a review like this. Indeed we have had many glowing reviews just this year. We are aware that the cottage needs some TLC at the end of a busy Summer season, and will be addressing this over the Winter. We absolutely spend money on the cottage, it is not a financial investment but very much a family owned, very much loved get-away. I’m so sorry about the broken chair and your disappointment with the cleanliness. I was there with my family and young children only a few weeks before your stay, and obviously we would have dealt with anything like that had we known. We found Kips to be as it always is - pretty unique and definitely rustic! My apologies again, and please rest assured that we have a plan for Winter maintenance. Robyn Hughes

Stunning locaton

Kip's cottage is in a stunning location with views out to sea and across the glen. It was very easy to find and is ideal for holidays with pets, situated at the end of a country lane. It is very homely with everything you could possibly need, the only gripe was no shower (bath tub only) and no heating in the bathroom. The property could do with a little time being spent on it, lots of cobwebs and a few minor repairs needed but this didn't reduce our enjoyment. Details and directions provided by the owner with excellent. There are lots of lovely walks from the cottage and some stunning beaches within a few miles, although we enjoyed just sitting in the sunshine at the cottage itself. All in all a great place to unwind but still stay in touch with the world as Wifi and Sky tv is available.

Had a wonderful peaceful time!

Absolute cosy and comfortable cottage with stunning ocean views!

Clean, warm, very well equipped. Also plenty of hot water for taking very relaxing baths!

The bed was very, very comfortable and I slept really well!

Didn't expect the WiFi :-) Although I wanted to get away from everything I used it for research and routing...

The terrace is super - I spend a day just lying there in the sunshine (yap, weather was great!)

Little birdies and a cat came for a visit and the sheep and lambs were everywhere anyway. Something mysterious swam in the ocean...

Beautiful rocky cliffs only some footsteps away and although you don't meet many people around it is only a short way to the village with shop and fuel station. Also the nearby sand beach is great for walks and a picknick (at any weather :-) ) and the museum is very much worth a visit!

The contact to owner Robyn was a very nice one and the booking process/communication was without any complications.

Yes, I'd definitely do it again and can recommend Kips Cottage for singles, couples and I'm sure also families with kids & pets (the attic dormitory looks very cosy) would spend a great holiday there. Enjoy :-) and say Hi to the cat from me!

Wonderful stay at Kip's Cottage

A truly charming cottage in a wonderful and extremely peaceful location. We arrived to see the waves battering the coast and an outside temperature of only 1 degree, but we lit the fire and turned on the heaters and were cosy within a couple of hours. The small kitchen had everything we needed and more, and we were suprised to find wi-fi and digibox. Very comfortable bed. Fantastic views from the decking area and kitchen/diner. The property was clean and comfortable and we would love to stay again. Robyn was very helpful when I was having difficulty making the booking. We had great fish and chips at the Bettyhill cafe, but sad that they only served them on Friday and Saturday night. We had expected to eat out more but because the facilities at Kip's were better than expected, we lit the fire and stayed in!

If you do not looking for nightlife, luxury, and mass-tourism this is the perfect place.

A tiny, old and charming cottage with a breathtaking view from all windows.

Kips Cottage is a home away from home. An escape from the rat race, for beaches, surfing, swimming, walking and exploring wild places. The perfect place to recharge and spend time together.

The area is an outdoor paradise with mountains to climb, fish to catch, beaches to roam, waves to ride and wildlife to spot. There are several rivers within a short drive – Naver, Borgie, Strathy and Halladale - all which offer good salmon fishing and also there is a myriad of lochs, streams and estuaries to explore.
