La Provinciale is a beautiful detached house in a small hamlet set on top of a hill, with an ancient church just behind the property.

The property is set over 3 levels and offers great accommodation for a large group of friends or 2 or 3 families. The attic rooms offer flexible space and are perfect for accommodating several children together. The house and facilities are exclusive to you during your stay although please note that the barn and pigeoniere are only used for storage by the owners. A spacious and family orientated house with stunning panoramic views across quiet countryside.

Ground floor:

Master bedroom 1

Super-king four poster bed, built-in wardrobes, chest of drawers, dual aspect windows overlooking garden and countryside beyond, en-suite shower room with, sink, wc and bidet

Bedroom 2

Double room with feature oak beams, built in wardrobe, window overlooking side entrance, down the corridor from the family shower room.

Bedroom 3

Double bed, built in wardrobe, dressing table, room fan and window overlooking garden & countryside views, en-suite shower room with sink and wc.

Upper floor - Attic Conversion:

Bedroom 4

Double bed, feature oak beams, 2 sky light windows, room fan, hanging space for clothes and chest of drawers

Bedroom 5

Twin room with 2 single beds, skylight and room fan

Additional space

There is a large open plan area in the attic which also has a double futon and a single bed. Further children's beds can be provided for a nominal fee of £50 each per stay if required. A small selection of chidrens toys have been kindly left by the owner so you don't have to cram all yours into a suitcase.

Kitchen (ground floor)

Family kitchen with table and 6 chairs set on the ground floor opposite the family shower room.

Dishwasher, single oven, halogen hob, 2 fridges, freezer, microwave, wine cooler, cafetiere and a bread maker.

There is a covered raised terrace and BBQ area with table and chairs just outside the kitchen with great views over the valley.

Utility area (lower ground floor)

Laundry room with washing machine, tumble dryer, iron/ironing board and washing line, set on the lower ground floor.

Living Room (lower ground floor)

The large sitting room is set over two levels and has a lounge area with sofa's, TV with British Freeview Satellite Channels, DVD Player and free WiFi with a smaller, more formal seating area focussed around a feature open fire place opening onto a 2nd terrace overlooking the garden and valley beyond.

Outside

Beautiful large gardens that run right up to the vines with stunning views all around. Raised fish pond. Table tennis and a football goal.

Enjoy breakfast on the patio overlooking the fields and views or take lunch under the shady, covered veranda. BBQ, outside table and chair sets.

Pool

The large private pool measures 10m x 5m, the shallow end is 0.8m deep and gradually slopes to approximately 2.15m. The pool is protected by an alarm, it is not fenced. Walk-in Roman steps gently ease into the pool at one end and is surrounded by a terrace with sun loungers and parasols.

Cleaning/towels/linen:

Bed linen, bath towels and pool towels are included in the price.

Heating

Electric heaters are installed throughout the house and there is an open fire in the living room.

Cycle hire available at Moissac

There will be a welcome pack waiting for you so you will be sure of some basics, milk, tea, bread, eggs, cheese, ham and a bottle of wine etc . If you are driving from UK/Paris then perhaps do your shopping en route. There are supermarkets and a fabulous farmers market on Saturday & Sunday in Moissac, but only until 12.30pm. However, on Monday everything is open, so long as it is not a fete day. We recommend buying the minimum and go to the market at Valence on Tuesday.

Where to shop;

Moissac: Farmers market Saturday and Sunday morning. Leclerc every week day 9am- 8pm, Sunday till 12.30pm. (on way out of Moissac towards motorway) Also other supermarkets in Moissac.

Lauzerte: Intermarche Sunday 9-12.30 weekdays 9-12.30, 3-7.30pm

Toulouse Blagnac : Huge commercial centre outside airport but closed Sundays!

Valence d'Agen - Tuesday morning fabulous market. Casino and Lidl (not open Sunday)

La Provinciale is a handsome old building full of charm, set on the side of a valley with stunning views. The house is spacious and fully equipped with everything one could possibly need, the gardens are large and open, full of flowers and fruit trees, with a large swimming pool on one of the several terraces. You are surrounded by peach, cherry, nectarine and grape fields, with medieval hill villages, fantastic markets, restaurants, as well as walking, cycling and tennis nearby. We had a wonderful tranquil stay there and we will certainly be coming back.

Outstanding Views and Oodles of French Charm

Perched on the edge of an idyllic small French hamlet, La Provinciale was everything we had hoped for - with unparalleled views, secluded peace and tranquility, and tons of old French charm, the location and house were second to none. Perfect for 3 families with children, for two couples it offered us lots of space and freedom to relax, unwind and enjoy. The house was very well presented and provided all the necessities needed, including games, towels and bedding. The terrace was the perfect place for every meal and the Pool, although cold (it was the start of October!) was well maintained and offered exceptional views with vineyards and sunflower fields a few feet away. The local area offers endless opportunities for activities, visits and eating/drinking, all within a short drive from the house, with Laureate being particularly special. I would unhesitatingly recommend La Provinciale to anyone who just wants to get away from it all, kick back, relax, and take in rural French life as it should be - an excellent holiday.

Wonderful memories

We couldn't have been happier with our stay. We were welcomed with cheese, bread and wine in the kitchen abc fresh flowers on the table. The place was in immaculate condition with stunning views. We were sad to have to leave.

Magical Stay in Paradise

What a beautiful house, the views are so stunning, vast across the valley. A fabulous upper terrace, covered, allowing easy eating straight from the kitchen out of the hot sun. The garden is full of roses and the lilacs just finished. The house is well equipped and full of character, clearly a home. Loads of books, for kids and adults. Pool beautiful, on the edge of the world.

If you love food, the Moissac markets on Saturday and Sunday are fabulous. Local restaurants abound, we loved Lauzerte, so beautiful. Loads to do with the kids, walking down to the reservoir across the road is a wonderful safe place for adventures. Loved canoeing from St Antonin de Noble Val down the gorge, kids loved it. But their favourite was the tree zip wire park at Cahors.

The house was well maintained and clean, lovely welcome wine and cheese. Yes, I would recommend this house, and will come back again next year.
