Built in 1813 Le Verger has been beautifully renovated and is nestled amongst 4 acres of private grounds in a secluded and quiet situation, yet is only 5kms away from the nearest town of Miramont de Guyenne or the picturesque small town of Lauzun 4km on the Dordogne border.

A private pool offers a welcome place to cool off in the summer sunshine whilst taking in the country views. There is even an orchard full of different trees where you pick your own fruit. An idyllic place to enjoy a holiday in this beautiful region. From the moment you walk through the front door you will fall in love with it's charm, character, light and space.

The accommodation comprises 5 bedrooms, 3 bathrooms, comprehensive kitchen/diner, grand salon and utility room. The upper floor bedrooms are air conditioned.

A pretty veranda provides a relaxing spot to escape the mid-day sun in between a cooling dip in the private 10m x 5m swimming pool. A further outside eating space is located just outside the kitchen door where dappled shade can be found under mature trees.

Double bedroom - (Master bedroom) ground floor

A pretty double aspect room with double bed (160cm x 200cm) and sofa (converts to a double sofa bed, providing extra sleeping space). Located next to a shower room with shower cubicle, separate bath and wash basin. There is also a separate wc.

Double room - (Bedroom 2) upper floor

Romantic bedroom in the eaves of the house with double bed (140cm x 190cm) and views over the front garden and pool area. En-suite shower room with shower cubicle, wash basin and wc. Mosquito nets over the window. Air conditioned.

Double room - (Bedroom 3) upper floor

Beautiful bedroom with characterful beams in the eaves of the house. Double bed(140cm x 190cm), views over the front garden and pool area. Small dressing area. Mosquito nets over the window. Air conditioned.

Twin room - (Bedroom 4) upper floor

Pretty room located in the eaves of the house with views over the front garden and pool area.

Two single beds (80cm x 190cm each). Opposite bedroom 3. Mosquito nets over the window. Air conditioned.

Twin room / office - (Bedroom 5) ground floor

Filled with light this twin bedroom doubles as an office with a desk. The window overlooks the front of the house and gardens and there is also a door leading into the garden. There is a wc opposite and a further shower room down the corridor with shower cubicle, wash basin and wc.

Kitchen: The well stocked kitchen has a good range of facilities including a dishwasher, range cooker with 5 gas rings, double electric oven/grill and Plancha grill, American style fridge/freezer with ice maker, microwave, bread machine and double sink overlooking the garden. Dining table seating up to 8-10 people.

Utility area: Laundry area with washing machine, tumble dryer, iron/ironing board.

Living room: The comfortable and cosy lounge has a large feature fireplace with wood burning stove, an original stone sink built into the wall dates back to when the house was built, TV with UK Satellite channels and French doors that open onto the wonderful terrace and gardens.

Cleaning/towels/linen: Bed linen, bath towels and pool towels are provided and included in the price.

Outside: Enjoy breakfast on the patio at the front of the house overlooking the pretty, well maintained grounds or take lunch under the shady covered veranda. A large gas BBQ is great for alfresco eating and there is plenty of outside furniture. Table tennis provides great entertainment and the large grounds offer space for children to play.

To add to all of this Le Verger has a private orchard where you are welcome to pick your own fruit including figs, cherries, apricots, quince, apples and a selection of nuts.

Pool: 10m x 5m pool, 1.1m - 1.8m deep with walk-in roman steps, sun terrace and loungers. The pool is protected by an alarm.

Baby Package: The owners have thoughtfully provided a cot, highchair and buggy which are available for a small fee of £10 per booking.

The house was beautifully decorated and stocked with equipment for our stay by owners who clearly take pride in their property. The housekeeper was very accommodating and responded to any request very swiftly - as well as being a font of knowledge on the area. This is definitely the type of holiday home you would want to visit again - or own yourself!"

Gorgeous and peaceful

We had a wonderful stay at this beautiful house in a fantastic setting, it couldn't of been any more relaxing. The grounds, pool and house suited all 4 of our children at different ages. I would definitely recommend and return for another stay

Peace and quiet in beautiful surroundings

We had a week with three generations sharing this lovely, spacious house and gardens. There was a good-sized pool, table tennis and terrace for eating out. The rooms were all generous and comfortable. The only criticism was that the bedrooms on the first floor became very hot and it was difficult to cool them down, which meant that the babies had trouble sleeping. However, that said, I would happily come back again for a longer stay.

Beautiful house and garden in rural setting

House was beautiful, well-equipped and ticked all our boxes. Garden was lovely, full of breeding birds and Bill & Elaine v attentive at keeping pool spotless. Excellent walks and cycles from the house. Very much the sort of place we like.

Interesting local towns with bastides, castles etc. Several good markets in nearby towns, well stocked Intermarche only few miles away.

We would certainly stay at Le Verger again and would recommend to others.

Fantastic Property

The house has been beautifully maintained and is well equipped with all essential amenities. The property is very clean. Bill and Elaine were superb, they went above and beyond to ensure we were well looked after. Bill arrived every morning to change the pool filter and the pool was kept immaculately cleaned every day for our use. I would highly recommend La Verger to anyone.

A lovely quiet place to stay

Very nice quiet, gite and well maintained and equipped, especially as the weather was indifferent. We went on the Bergerac wine tasting tour which was excellent and one evening had the service of After Eight to cook us supper, both good value for money and thoroughly enjoyable.

Beautiful french villa with amazing garden space

We loved the villa and would definitely consider going back there. The grounds are fantastic and our boys and the men were able to play football, cricket and lots of other activities. It was great having table tennis too and the pool all really nicely placed. The village nearby had a great festival one evening and the people who look after the villa live few hundred yards away and were happy to help us with any thing we needed.

Situated near the towns of Eymet (8km) and Miramont de Guyenne (5km) in the region of Aquitaine within the Bordeaux wine region and on the border of the Dordogne, Gironde and Lot et Garonne, France.

The nearest shops are located at Miramont de Guyenne where there are also tennis courts available to hire.

Bordeaux is approximately 1 hour 30 minutes drive drive to the west and Bergerac is 30 minutes to the north, St Emilion 45 minutes north west.

This is the ideal base from which to explore South West France. Located in the region of Aquitaine on the 3 borders of Gironde / Dordogne / Lot et Garonne and is considered to be one of the most picturesque areas of France.

The gently rolling countryside is a pleasure to explore, with excellent roads winding their way through fields and vineyards. Perfect cycling country!

The local towns have a good selection of shops including cafes, bars, restaurants and grocery stores.

The market squares are also hosts the many festivals and events throughout the year.

Wine and Gastronomy:

The Bordeaux wine region has 21 appellations. Visit some of the many local Caves and Chateau who offer free tastings and tours while you choose a bottle or two.

Not to be missed is the world famous St Emilion, just a short drive away. A designated world heritage site and is truly stunning. Explore characteristic narrow lanes lined with wine merchants, cafes, restaurants and interesting independent shops. A guided tour of the monolithic church is highly recommended.

Follow Rick Steins French Odyssey (Bordeaux to Bazas) trail across this region and encounter some of the best culinary experiences France has to offer.

Bordeaux:

This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics.

A rich variety of architecture forms the backdrop for the street cafe's, restaurants, bars and not forgetting the superb Grand Theatre.

Dordogne:

The Dordogne is just one of the many places to visit for day trips. Anything from Canoeing or boat trips on the Dordogne river to exploring ancient villages.

Markets:

Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts. Issigeac on a Sunday morning is a popular market to visit set in this lovely medieval town.

Activities:

Cycling

The countryside around Le Verger is perfect for cycling, whether it's just a gentle ride around to explore, or if you are a keen cyclist, a long training ride on fantastic stretches of road to get the blood pumping whilst taking in the fantastic views.

Canoeing and kayaking:

Canoe hire is available on the local rivers. The river Dropt winds through the valley with a slow flow on it, whilst the large river Garonne is just 20 minutes away.

The Dordogne river is an hour away which has a faster pace but has plenty of canoe hire opportunities. You can literally just go with the flow and be picked up further down stream, of course the easiest way is a boat trip and let some one else do the work!

Beaches:

The Atlantic coast, with over 150 miles of golden sandy beaches is less than 2 hours drive away. Great fun for all the family, simply relax and soak up the sun or try your hand at surfing. Alternatively there are also fresh water lakes with a beach and facilities, the nearest is at Blasimon (about 30 minutes drive) and is very popular with families.

Golf:

There are many pay and play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club. The chateau dates back to 1597 and is set in 450 acres of stunning countryside. Facilities also include a fine restaurant and relaxing beauty spa.
