The entire house and all facilities are for your exclusive use during your stay.

Pont Agasse offers spacious and comfortable accommodation for up to 12 guests and is conveniently located a short walk (1.5 miles) from the village of Levignac which has a bar, small supermarket, boulangerie for fresh croissants, butchers, pharmacy and great night market in the peak summer months. There is also a small restaurant / bar, Nostalgaire on the outskirts of the village. Further amenities are found at the local bastide towns of Monsegur and Duras which both offer a selection of bars, restaurants, shops and well stocked supermarkets. Larger hypermarkets are just a 20 minute drive away.

Well situated for the many festivals and events that take place across the region throughout the year, including the famous 24 Heures du Swing held at the beginning of July each year in Monsegur.

Bedrooms

Each bedroom is spacious with wooden floors, exposed stone feature walls and beamed ceilings all overlooking the garden, pool and fields beyond.

Each bedroom is well equipped with a large wardrobe, chest of drawers, bedside tables and a room fan for your comfort.

There are 5 twin rooms, one of which can accommodate an extra 2 guests in the bunk bed - perfect as a kids room! this room also has a wash basin. One of the twin rooms is on the ground floor next to a wc.

Bathrooms - Upper Floor

A spacious family bathroom with walk in shower, bath with shower over, hand basin, wc and heated towel rail.

Separate shower room with shower, hand basin and wc.

A further wc with hand basin is located on the ground floor.

Kitchen

Fully equipped farmhouse style kitchen with all of the amenities you could wish for including a dishwasher, washing machine, gas cooker, microwave oven, ironing facilities, two fridge freezers and large farmhouse table that can accommodate all 10 guests. Double French doors open out onto the sun terrace with tables and chairs for al-fresco dining.

Living rooms

Spacious, comfortable sitting room with French doors opening onto large sun terrace with stone barbecue. Several sofas/chairs offer plenty of space for everyone to relax and unwind. Facilities include Satellite TV, UK DVD player and a supply of books, CDs and DVDs.

Games room

The vast games room is lined with the barns original wooden cattle troughs which have been thoughtfully kept as a feature of the property. The games room houses a full size table tennis table, dart board and selection of games and toys.

Cleaning/towels/linen

Towels & linen are supplied and are included in the price.

Outside/Pool

There are one and a half acres of well kept gardens with private off-road parking for up to 6 cars. A pretty patio with stone BBQ, sun loungers, chairs and umbrellas. 2 outside tables to dine at, complete with chairs and parasols.

The private fenced pool measures 10m x 5m with walk-in roman end steps. There is a separate open barn used for children's play area or dining out of the sun and a selection of racquets and games such as badminton for playing in the garden and swings for the children.

For 2016 Pool heating is included from May 27th until Sept 29th, any other dates (if required) the cost is £150 per week. Please note: specific temperatures can not be guaranteed and is weather dependent.

"We were 2 families totalling 9. There was plenty of room for everybody not to be on top of each other. The kitchen had every type of utensil that you could require with 2 fridges being a bonus, as we had one for food and one for wine, of course! There was a good and varied supply of reading material, with plenty of games, DVD's and Playstation games for the children. The table tennis kept everyone busy and we battled to see who was going to be the overall winner. The TV was good for catching up with weather and news. Outside the pool was a welcome in the summer sun. There was plenty of land to explore with a swing for younger children if you have any, although the swing in the barn was more for us adults. It was a pleasure to sit outside under the barn roof and watch the morning sun rise and stare out of the picture window over the rolling fields and listen to the birds."

Magnificent Property

Magnificent Property set in gorgeous french countryside. We took some family and our young 2 year old son. The pool was great and gated so we didn't have to worry and there is so much outside space and such well kept gardens. The property itself was so spacious inside and full of character. We will booking to go back very soon without hesitation.

Pont Agasse nr Duras

Pont Agasse is a quaint stone barn conversion set within a couple of acres of land - the surrounding area is farmland. It is located outside the village (it has a patisserie and general shop plus free tennis court) and 10 mins from the larger town of Duras. The gated pool was good - there is no shallow end but there are steps in to the pool. So potentially not ideal for very small children (who are non swimmers). The décor is in reasonable condition although one or two areas could potentially do with updating eg bathrooms. The property is very clean. There are good night markets in each of the surrounding villages where you can purchase a good selection of hot food and drinks as an alternative to going to restaurants. We used tripadvisor for restaurants and had good meals every time.

A group of 9 from Ireland on a 4 week get together

A family group aged from 12 to 75 and all very well served by Pont d’Agasse which had everything we would have wished for. House; spacious and very well equipped. Grounds; spacious, attractive and very well maintained. Pool; very welcome in the heat of the high 30s in late June. Games room; well equipped and much used. Large barn; spacious, very welcome and much used. We loved this house and love this area: we have been coming here for over 20 years. With Duras (and Don Camillo restaurant), Monsegur Ste. Foy-la-Grande; night markets, dancing in the square in Duras, adorable. What’s not to like?

An Unforgettable Stay - for all the right reasons!

We fell in love with Pont Agasse as we drove down the hill towards the property. The trees surrounding the gardens mean it is a really private setting and as a stand-alone property you don't feel over-looked. The house and garden are really well maintained and beautiful. Everywhere was clean and the pool was too. The listing was spot on. What a photo or description can't do however is describe an atmosphere in a house that easily. We instantly felt at ease and could relax.

The outbuilding is such an added bonus either to protect you from the elements or to create a party space. The views are stunning and the light on the fields is a perfect backdrop.

I received excellent service from the property managers and I will definitely use them again. The area is great because we felt we had our own space as well as having access to a fabulous bakery nearby in Levignac, supermarkets and a new hypermarket nearby too. With two airports nearby the area is really accessible. I have a feeling we will be back. Thank you for a birthday week to remember.

We offer wine tours, catering and buffets at the house, picnics in the vineyard. Cycle hire can be arranged delivered to the door with full safety equipment.

Situated near the towns of Monsegur and Duras in the region of Aquitaine within the Bordeaux wine region and on the border of the Dordogne, Gironde and Lot et Garonne, France.

Bordeaux is approximately just over an hour drive to the west and Bergerac is 45 minutes to the east, St Emilion 30 minutes north.

This is the ideal base from which to explore South West France. Located in the region of Aquitaine on the 3 borders of Gironde / Dordogne / Lot et Garonne and is considered to be one of the most picturesque areas of France.

The gently rolling countryside is a pleasure to explore, with excellent roads winding their way through fields and vineyards. Perfect cycling country!

Monsegur and Duras are ancient Bastide towns set around a market square which are host to weekly markets and also a weekly night market during the peak summer season. There is a good selection of shops including cafes, bars and a pizzeria which host's weekly live music.

There is also a cinema in Monsegur, which does show international films in their original language version (VO).

The market squares are also hosts the many festivals and events throughout the year.

Wine and Gastronomy

The Bordeaux wine region has 21 appellations. Visit some of the many local Caves and Chateau who offer free tastings and tours while you choose a bottle or two.

Not to be missed is the world famous St Emilion, just a short drive away. A designated world heritage site and is truly stunning. Explore characteristic narrow lanes lined with wine merchants, cafes, restaurants and interesting independent shops. A guided tour of the monolithic church is highly recommended.

Follow Rick Steins French Odyssey (Bordeaux to Bazas) trail across this region and encounter some of the best culinary experiences France has to offer.

Bordeaux

This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics.

A rich variety of architecture forms the backdrop for the street cafe's, restaurants, bars and not forgetting the superb Grand Theatre.

Dordogne

The Dordogne is just one of the many places to visit for day trips. Anything from Canoeing or boat trips on the Dordogne river to exploring ancient villages.

Markets

Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts.

Both Monsegur and Duras also have night markets during the summer where you can eat and have a drink as well as browse the many stalls.

Cycling

The countryside around our properties is perfect for cycling, whether it's just a gentle ride around to explore or, if you are a keen cyclist, a long training ride on fantastic stretches of road to get the blood pumping whilst taking in the fantastic views.

Public tennis courts

Good quality courts are located in Monsegur, Duras & St Sernin de Duras and are usually booked via the local tourist information office.

Canoeing and kayaking

Canoe hire is available on the rivers. The river Dropt winds through the valley with a slow flow on it, whilst the large river Garonne (20 minutes away) has a faster pace.

The Dordogne river is an hour away which has a faster pace but has plenty of canoe hire opportunities and literally just go with the flow and be picked up further down stream. Of course the easiest way is a boat trip and let some one else do the work.

Beaches

The Atlantic coast, with over 150 miles of golden sandy beaches is less than one and a half hours drive away. Great fun for all the family, simply relax and soak up the sun or try your hand at surfing. Alternatively there are also fresh water lakes with a beach and facilities. The nearest is at Blasimon (about 30 minutes drive) and is very popular with families.

Golf

There are many pay and play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club. The chateau dates back to 1597 and is set in 450 acres of stunning countryside. Facilities also include a fine restaurant and relaxing beauty spa.
