Offering the best of both worlds, newly-converted Millsyde nestles amongst rolling farmland in a peaceful, secluded position, yet is only three miles from the charming market town of Kelso.

Inside, the accommodation is light, spacious and beautifully presented, in a relaxed country style. The superb, Shaker-style kitchen is a cook's delight, well-equipped with all the latest kitchen wizardry. There is ample entertaining space, with a more formal drawing room, in addition to the delightful, convivial open plan kitchen, dining and sitting area.

The pretty bedrooms offer lovely views over farmland, with top quality mattresses and sumptuous feather duvet and pillows for a restful night's sleep.

Comfortable and cosy throughout the year, the house is tucked up in deep layers of wool loft insulation, keeping in the warmth from the under-floor and central heating. Solar panels help to heat the water.

Outside there is a sitooterie (terrace to non-Scots!) for al fresco dining in the summer months. As well as a quiet little corner, where you can watch the sun setting over the hills. The large garden offers ample space for children, ‘crooked croquet' is a challenge on the not quite level lawn and there is table tennis in the garage for wet days.

The single storey, level entry accommodation will be of great benefit for less-able guests and comprises the following:

The wireless broadband hub is in the kitchen with additional connection points around the house. There is adequate mobile reception on most networks. A landline telephone is provided - guests are asked to contribute to the cost of any calls via an honesty box.

Utility room with washing machine, dryer, pulley, microwave and ample storage.

Bedroom one with 5' King-size bed.

En suite shower room with walk-in shower, basin and WC.

All guests are provided with sumptuous feather pillows and duvets, top quality bed linen and towels for the bath room and kitchen.

Garden and grounds

The house sits within a large, private garden with plenty of space for children to play. The entrance hall leads to a sitooterie (terrace) with outside dining space for 8 guests. There is a small secluded evening sitting area to the rear of the house which faces west for the last of the day's sun. There is ample private parking to the side of the house. Guests are welcome to walk on the surrounding farmland which belongs to the owners.

Secure boot room and garage / games room

Accessed separately from the house is a boot room ideal for storing outdoor kit and double garage with table tennis.

Welcome and on-site information

Sue, the owner, welcomes guests on arrival and is nearby to ensure that guests get the best from their stay including answering any queries that guests have on anything from local walks, the best places to eat and drink and source the best local produce. A comprehensive information book is also provided.

Catering and housekeeping

Millsyde can be let on a pure self-catering basis or treat yourself to a proper rest and book a cook (either full time or for the occasional, special meal) or homemade meals delivered to the house. Alternatively, we offer a food-shopping and wine delivery service. Daily housekeeping is also available. Please contact us for further details.

Facilities for babies

A cot and high chair are available for ����20 per booking.

Dogs

Well behaved dogs are welcome at Millsyde for a fee of £20 per dog. Please contact us for guidelines.

Activity and Interests

The house sits in a remarkably peaceful position on the owner's farm at Hendersyde, where one can spot a host of wildlife including deer, barn owls and otter. There are fabulous walks across the farm, between the woods and by the waterside. The murmur of the Eden Water can sometimes be heard from the house, as it makes its way to join the River Tweed downstream from Kelso.

The historic town of Kelso lying at the junction of the Rivers Tweed and Teviot was described by Sir Walter Scott as 'the most beautiful, if not the most romantic village in Scotland.' Today it retains much of its original charm with an interesting range of independent shops, a monthly farmer's market and a good selection of lively pubs and restaurants. A vibrant range of events can also be enjoyed at Floors Castle, The Border Union Show Ground and Kelso National Hunt Race Course.

Millsyde is ideally located for fishing parties, within easy distance of prime middle Tweed beats in addition to reasonably-priced fishing towards Melrose and on the Teviot. There is ample secure storage space for rods and equipment in the garage and boot room. The area is also a golfer's paradise with 22 courses within a 30 mile radius ranging from challenging PGA Championship courses, to picturesque links and parkland courses to suit all standards, including the Roxburghe Championship course just up the road. Keen cyclists, walkers and riders are all well provided for with hundreds of square miles of forests, woodland and heather-clad hills and 1,200 miles of quiet country roads to explore.

For non-sporting guests Kelso is an ideal base for discovering both sides of the Border Country. Explore ancient towns such as Alnwick in Northumberland under an hour away, or beguiling Melrose, home of rugby 7s. Just down the road, pay a visit to Abbotsford House, the fairytale home of Sir Walter Scott or take a drive up to the Scott's View, his favourite picnic spot commanding the most incredible views of the Tweed and Eildon Hills and where it is said his horse stopped out of habit during his own funeral procession.

Head to the stunning coastline, for miles of golden sands and secluded rocky coves that remain almost deserted, even in the summer months. Some of our favourite spots include the stunning beach at Bamburgh, miles of pristine sand, popular for walking, riding and surfing; the magnificent views from the cliff top walks at St Abb's Head and the Holy Island of Lindisfarne. This tiny, picturesque island linked at low tide to the mainland, is an overwhelmingly mystical place, home to the evocative remains of a ruined eleventh-century priory, a beautifully restored castle and the infamous Lindisfarne Mead.

Millsyde is just over an hour's drive to Edinburgh and provides a good base for Edinburgh events.
