About the property

Offering the best of both worlds, newly-converted Millsyde nestles amongst rolling farmland in a peaceful, secluded position, yet is only three miles from the charming market town of Kelso.

Inside, the accommodation is light, spacious and beautifully presented, in a relaxed country style. The superb, Shaker-style kitchen is a cook's delight, well-equipped with all the latest kitchen wizardry. There is ample entertaining space, with a more formal drawing room, in addition to the delightful, convivial open plan kitchen, dining and sitting area.

The pretty bedrooms offer lovely views over farmland, with top quality mattresses and sumptuous feather duvet and pillows for a restful night's sleep.

Comfortable and cosy throughout the year, the house is tucked up in deep layers of wool loft insulation, keeping in the warmth from the under-floor and central heating. Solar panels help to heat the water.

Outside there is a sitooterie (terrace to non-Scots!) for al fresco dining in the summer months. As well as a quiet little corner, where you can watch the sun setting over the hills. The large garden offers ample space for children, ‘crooked croquet' is a challenge on the not quite level lawn and there is table tennis in the garage for wet days.

The single storey, level entry accommodation will be of great benefit for less-able guests and comprises the following:

Kitchen with range cooker with 5 ring induction hob, two ovens, heating drawer and grill. Fridge / freezer and dishwasher. Walk-in pantry. Ipod docking station.

Wi fi and telephone

The wireless broadband hub is in the kitchen with additional connection points around the house. There is adequate mobile reception on most networks. A landline telephone is provided - guests are asked to contribute to the cost of any calls via an honesty box.

Utility room with washing machine, dryer, pulley, microwave and ample storage.

Bedroom one with 5' King-size bed.

En suite shower room with walk-in shower, basin and WC.

Garden and grounds

The house sits within a large, private garden with plenty of space for children to play. The entrance hall leads to a sitooterie (terrace) with outside dining space for 8 guests. There is a small secluded evening sitting area to the rear of the house which faces west for the last of the day's sun. There is ample private parking to the side of the house. Guests are welcome to walk on the surrounding farmland which belongs to the owners.

Secure boot room and garage / games room

Accessed separately from the house is a boot room ideal for storing outdoor kit and double garage with table tennis.

Welcome and on-site information

Sue, the owner, welcomes guests on arrival and is nearby to ensure that guests get the best from their stay including answering any queries that guests have on anything from local walks, the best places to eat and drink and source the best local produce. A comprehensive information book is also provided.

Catering and housekeeping

Millsyde can be let on a pure self-catering basis or treat yourself to a proper rest and book a cook (either full time or for the occasional, special meal) or homemade meals delivered to the house. Alternatively, we offer a food-shopping and wine delivery service. Daily housekeeping is also available. Please contact us for further details.

Facilities for babies

A cot and high chair are available for ����20 per booking.

Dogs

Well behaved dogs are welcome at Millsyde for a fee of £20 per dog. Please contact us for guidelines.
