About the property

A charming, period cottage in a peaceful situation on a private estate, Crailing Cottage is ideal for families and couples and is well-positioned in a central Borders location close to Jedburgh and Kelso.

The well-presented accommodation is light and bright and furnished in a contemporary cottage style. Downstairs there’s a well-equipped eat-in kitchen, shower room and charming sitting room with a log burner for the cooler months and French doors to the garden for summer living. Upstairs are two good-sized bedrooms – a double and twin – and a smaller single room along with a pretty family bathroom.

Outside is a delightful, fully-enclosed garden. A terrace with outside furniture provides a sheltered spot for dining al fresco in the warmer months.

Ground floor

Sitting room with wood burning stove, TV with Freeview and DVD, French doors to the garden.

Fully-equipped, eat-in kitchen with electric oven with 4 ring hob, dishwasher, large fridge / freezer, washing machine. Good quality crockery, glasses and cookware. Dining table and chairs for 6.

Shower room with walk-in shower, WC and basin.

First floor

Bedroom one with king size bed and TV with Freeview.

Family bathroom with bath with shower over, basin and WC.

Bedroom two with 3’ twin beds and TV with Freeview.

Bedroom three with single bed.


Heating is provided throughout by a biomass system; there is also a wood burning stove in the sitting room.

There is wi fi at the cottage. There is good mobile coverage on most networks.

Additional accommodation

Please note that Crailing Coach House, a recently renovated adjacent cottage sleeping 4 can be booked for larger groups holidaying together. Crailing House is also available to book and sleeps up to 12 guests.

Guest amenities

The beds are made up with high quality bed linen, feather and duck down duvets and duck down and hollow fibre pillows. A hair dryer is supplied in the master bedroom. Bath sheets and hand towels are provided for all guests. Luxurious Miller Harris guest toiletries are provided.

Babies and children

A travel cot and high chair is available on request. The garden is fully-enclosed for children to play.

Garden and grounds

Crailing Cottage sits in a pretty, fully-enclosed garden with a lawned area and terrace with outside furniture. There is private parking for several cars in the courtyard at the rear of the cottage. Guests are welcome to walk around the wider estate.

The house can be taken on a purely self-catered basis, or a cook is available throughout guest’s stay, for breakfasts or dinners only or to provide one-off celebratory meals for a special occasion. A homemade meal delivery is available which is popular for guest’s first night and wine delivery is available in conjunction with renowned wine merchants Corney & Barrow.


Regretfully the cottage is not suitable for dogs.


A generous initial supply of logs and kindling is provided.

Activity and Interests

Part of the attractive former stable courtyard at the Crailing Estate, Crailing Cottage sits amidst beautiful rolling parkland in the Teviot Valley. The Oxnam Water flows through the Crailing Estate on route to joining the River Teviot providing excellent riverside walks from the doorstep. Children can cycle safely around the park and for more extensive cycling and walking there are a number of marked routes around Kelso including the Borders Abbey Way and the popular 64-mile St Cuthbert's Way which passes close to the house as it criss-crosses the Borders on its way to Holy Island. For keen riders, there is a riding stables nearby.

For fishing parties, Crailing Cottage is incredibly convenient for the prime Middle Tweed beats around Kelso in addition to reasonably priced fishing on the Teviot close to the house and fun trout fishing on the Oxnam Water which flows through the estate.

The area is also a golfer's paradise with 22 courses within a 30 mile radius ranging from challenging PGA Championship courses, to picturesque links and parkland courses to suit all standards including the Roxburghe Championship course and well-regarded courses at Jedburgh and Melrose just a pitch and putt away.

Crailing is five miles from the attractive, bustling market town of Jedburgh, home to a good selection of independent shops, galleries, pubs and cafes. Steeped in history, Jedburgh boasts the magnificent remains of a 12th century Augustinian Abbey, the imposing Castle Jail, the only existing example of its kind in Scotland and the 16th Century home of Mary Queen of Scots, a visit to which reveals the fascinating but tragic story of her life.

Seven miles in the other direction is the bustling market town of Kelso described by Sir Walter Scott as 'the most beautiful, if not the most romantic village in Scotland.' Today it retains much of its original charm with an interesting range of independent shops including an excellent deli, butchers and fishmonger, a monthly farmer's market and a good selection of lively pubs and restaurants. Floors Castle, the majestic home of the Duke and Duchess of Roxburghe is well worth a visit followed by afternoon tea at the newly-renovated Roxburghe Hotel. Kelso plays host to a number of events throughout the year including regular National Hunt race meets at the famous race course, the ancient custom of the Common Ridings of the town boundaries and the famous Borders Rugby 7s games.

The beguiling town of Melrose is 14 miles away from the house tucked between the Tweed and the gorse-backed Eildon Hills. As well as offering a good range of independent shops, pubs and restaurants, this picturesque town is home of rugby 7s, the annual Border's Book Festival, and the evocative ruins of Melrose Abbey. Stop off on route at Main Street Trading in St Boswells to visit the award-winning bookshop and deli.

For day trips slightly further afield, the cashmere mills at Hawick and Selkirk are nearby, the stunning Northumberland coast is an hour's drive away with miles of rocky coves punctuated by a chain of imposing castles including Alnwick and Bamburgh and miles of pristine sandy beaches for walking, riding, kite-surfing and sandcastle-building. The Georgian splendour of Edinburgh is only 48 miles away and is an easy day trip by car.
