A cosy stone-built cottage for two oozing character and charm set in the extremely pretty conservation village of West Linton in the Scottish Borders. Sitting in the captivating landscape of the Pentland Hills, just 16 miles from Edinburgh, this petit but charismatic property will appeal to outdoor types and couples seeking a peaceful getaway in an idyllic location.

A palette of calming neutrals and contemporary finishes contrast with rich natural tweeds in heathery hues to create a wonderfully inviting living space which allows the character of the cottage to shine through. The original fireplace and woodburner is a strong focal point in the sitting room and is an inviting spot for relaxation, dining or for toasty evenings in.

In addition to the sitting room, there is a tiny but perfectly formed kitchen; a sleek bathroom with contemporary finishes and upstairs the charming double bedroom with its combed ceiling and rich feature wall is used to striking effect to create a warm country feel.

Ground Floor

Front door leads into a very small compact kitchen with 2 ring electric hob, fridge with small freezer compartment, and a work-top mini electric oven. Please note that there is no dishwasher and no washing machine.

Good sized sitting room with woodburning stove. Large double sofa with armchair. Small dining space for two. Technology includes TV with Freeview, an i-dock and DVD player.

Bathroom with shower unit, heated towel rail, basin and WC.

First Floor

Please note that the stairs to the upper floor are quite steep and narrow which may present a difficulty for guests with restricted mobility.

Double bedroom with 4’6” bed, 2 side tables, hanging hooks, 2 drawers for storage.

Woodburning stove in the sitting room (logs supplied).

Electric storage heating in the sitting room and bedroom.

Wifi and mobile coverage

Wifi is available. Mobile reception can be patchy inside the cottage but is good outside.

Bath sheets and hand towels are provided for guests along with hand soaps and toiletries. A hairdryer is supplied.

Please note that due to the size and configuration of the cottage, it is not suitable for babies or children.

Dogs are not permitted.

There is a small gravelled seating area to the side of the cottage with picnic table and bench seating.

There is on-street parking outside the cottage but no private provision.

Please note that that this is a traditional period cottage and a number of rooms have lower level ceiling heights, particularly in the kitchen and the first floor bedroom which has a combed ceiling. If you have any concerns, please contact us before booking.

West Linton has good local amenities including a small Co-op supermarket and deli for essential provisions as well as a post office, book shop, bank, and pharmacy. For tea and scones, head to the Olde Toll Tea House in the village, or for lunches or dinner the Gordon Arms pub sits nearby serving local tasty produce in the bar or the restaurant. For evening dining, the Old Bakehouse has a super reputation for its quaint ambience and high quality food and is ideal for a romantic dinner for two.

Two miles north of West Linton you will find Whitmuir Organics which has a coffee shop and restaurant and you can buy some fantastic meats, fruit and veg fresh from the farm. Everything in the shop can also be delivered so why not treat yourself and arrange for a wonderful box of organic goodies to be delivered to your holiday home in advance of your stay. Alternatively, their ‘Made Right Here’ range of steak pies, shepherds pies, pate, jams, cakes and chutney can help to make your holiday catering effortless.

For a greater range of amenities, pubs and restaurants, 8 miles will take you to Penicuik or 14 miles to the pretty market towns of Peebles or Biggar.

Activities & attractions

The area is a popular walking destination and there are a vast number waymarked walks in and around the Pentland Hills. Starting right at the door, the Lyne Water and Broomlee Hill is a relatively easy loop of 2.5 miles starting gently along the Lyne Water but with a little more effort required as it heads up to Broomlee Hill. Alternatively Baddinshill involves a moderate walk of 5.5 miles into the Pentlands from West Linton offering fine panoramic views along the way.

Local attractions around West Linton include Rosslyn Chapel in the village of Roslin (12 miles) which dates back to 1446. Prominently featured in the best seller The Da Vinci Code, this beautiful heritage attraction has been the topic of many mystical theories including the Knights Templar and the Holy Grail. A fascinating place, a fascinating history!

For cycling, the beautiful forest at Glentress (13 miles) is a superb destination for mountain biking with trails to suit all ages and abilities. With a brand new £8.5m visitor centre, it also has a cafe, bike hire and instruction on offer but with some fantastic opportunities for walking and wildlife too. And for an exhilarating thrill 40 feet above the forest floor, there are zip wires and tree top adventures at nearby Go Ape.

For something quite different, why not head to Velvet Hall to meet and trek with Alpacas in the Tweed Valley. Here you can amble along through scenic forests and over the hill tops with your very own Alpaca for company. Playful, inquisitive and truly adorable.

For golfing, there is an 18-hole, par 69 moorland course on the edge of the village which will challenge and delight in equal measure. The course boasts wonderful views of the surrounding countryside and has a pro shop and two golf professionals if you are new to the sport or are looking to sharpen up your swing.

Despite its peaceful rural location, the motorway network can be reached in less than 15 minutes by car and allows easy access to Edinburgh and all that this magnificent city has to offer. Alternatively, hop onto a local bus which will take you to the city in less than an hour. Here you can explore the fascinating architecture of the old town and soak-up the culture and heritage of this beautiful vibrant city. Wander the cobbled closes and narrow stairwells of the Royal Mile and Grassmarket; take a tour of the underground vaults of the old city; savour the atmosphere of the vibrant Edinburgh Fringe Festival or exceptional Jazz & Blues Festival, or visit its most famous landmark - the iconic Edinburgh Castle.

Alternatively for more active pursuits, Midlothian has the largest dry ski facility in Europe at Hillend, just 15 miles from West Linton, and a few miles further north will take you to the Edinburgh International Climbing Arena at Ratho where you can experience climbing, abseiling and bouldering as well as the highest indoor aerial assault course in the UK.
