Park Villa nestles in a secluded valley with views across its meadows to the ancient stone bridge over a salmon river. It was built in the 1880's for the local headmaster and is now a cosy cottage with 4 double bedrooms, sleeping 8 people. (sorry, no stags) 3 of the bedrooms can have either twin or super king beds. Well behaved dogs are welcome at Park Villa. There is parking for 2 cars. It has a hot tub in its sunny, south-facing gardens, from which you can see 2 counties (Pembrokeshire and Carmarthenshire).

Across the road and through the parking area is a track down to Godremamog watermill, 5 minutes walk away. This award winning mill has been sympathetically converted into four spacious, fully central heated, self-contained apartments. Each apartment sleeps 4, so there's lots of flexibility from couples to parties of 16. It's not set up for dogs. Sorry, no stags.

Each apartment has a double bedroom with the luxury of a four poster bed, a separate twin bedroom, a lounge/diner, a fully equipped kitchen with full sized oven and hob, microwave, fridge, freezer and slim-line dishwasher, and a bathroom with a shower over the bath. Each apartment has its own access out into the garden with a seating area just outside the door. You can watch the birds enjoying the mountain stream tumbling just feet from your bedroom window

You are welcome to explore the 12 acres of grounds, with gardens, a woodland trail and meadow walks right next to the river. Please go to the owners' website to check the availability of Park Villa and individual apartments at Godremamog Mill.

There is no mobile signal in the valley but you will have WIFI - though you don't have to tell work! It's an ideal base for exploring West Wales, with castles, coast paths and the sandy beaches of Pembrokeshire and Cardigan Bay nearby.

About the Owner

Samantha and Chris live in the valley, at Godremamog mill just 300 yards up the woodland track from Park Villa. They have run the mill as a holiday business since 2005 and refurbished Park Villa as a holiday cottage, opening in summer 2014. It's been a labour of love, restoring the cottage to its former glory - a photograph hangs in the cottage showing the Sunday school picnic held in the meadow in 1911 and it's wonderful to think of people having fun there still, 100 years later.

We moved to West Wales because we had both had holidays here when we were children. We remembered lovely sandy beaches, splashing in the sea, exploring the castles and climbing the hills. Very little has changed, except perhaps there's a bigger choice of restaurants than we remember and the ice cream is even better. We love nature and the valley is astonishingly beautiful. We can't see another house from the mill, just woods and meadows as far as the eye can see. Most of the time, all you can hear is the sound of the rushing waters and birdsong. We tell people that, if we get more than 3 cars an hour going past the mill, we think it's rush hour and they think we're joking, until they get here and see how unusually tranqil it is. We had lived at Godremamog Mill, just up the track, for 8 years when Park Villa became available. Park Villa's fields run right up to the mill gardens. Now we have 12 acres of land and we can join our woodland trail up with a river side walk through a beautiful hay meadow. We have worked really hard, with the help of some very skilled craftsmen, to make Park Villa as cosy and welcoming as Godremamog Mill. We love making great memories for people and Park Villa gives us the chance to make even more.

Park Villa and its sister property Godremamog watermill nestle in a peaceful and remote West Wales valley which has been famous in Welsh legend for a thousand years. A mountain stream runs within feet of the mill's imposing stone walls then through our meadow with its rustic picnic benches to an old stone bridge just below Park Villa.

Get your children back - there's no mobile signal, so they paddle, explore, run and swim instead of texting (you can tell them about the free internet connection if you want). You can spend all day in the gardens and meadows, hot-tubbing, BBQing, exploring the woods, fishing for tiddlers. We have a woodland walk and riverside trail through the woods and meadow between the Villa and the Mill and there are miles of footpaths running through the valley and the woods and fields beyond.

The Villa sleeps 8 and you can bring your dog with you. It has a hot tub in its sunny gardens looking out over the valley. There is car parking for 3 cars and free WIFI.

The Mill is divided into 4 apartments, each sleeping 4 . This means that you can come as a couple or as a party of up to 16 people. There is a hot tub in the garden, a BBQ hut which sits up to 16 where you can BBQ whatever the weather is doing and a swim4spa heated swimming pool where you can swim outdoors all year round. There is car parking for up to 9 cars and free WIFI connection. (Sorry, it's not suitable for dogs). Family parties can get together in the BBQ hut but still have their own space in the apartments.

For groups up to 8 and people with dogs Park Villa is ideal (though not loud outdoor parties, sorry). For romantic couples, Godremamog Mill is very special and for family celebrations up to 16 people, the mill is great fun.

There is so much to do in West Wales - whatever the weather. Whether you're into walking, cycling, birdwatching, golf, fishing, art, horse riding, good food, railways or adventurously leaping off cliffs, you'll find plenty of opportunities.

Park Villa and Godremamog Mill are 25 minutes drive from the start of both the Pembrokeshire coastal path and the Ceredigion coast path, which total 246 miles of glorious walking. If you prefer cycling to walking, the Brechfa Forest mountain trails are 30 minutes drive from the mill and there are plenty of gentle cycle paths like the Millennium Trail along the coast at Llanelli.

There is so much history here - the valley itself is recorded in the Welsh saga the Mabinogion. The Preselli mountains are nearby, the origin of the bluestones at Stonehenge. There are more castles per square mile in Wales than anywhere else in the world and we have our fair share with 30+ castles in West Wales. Newcastle Emlyn castle is just 10 minutes drive away.

The wildlife is stunning - apart from the bird life in the valley, you can take boat trips out to see dolphins and seals. Guests have spotted dolphins right inside New Quay harbour. For those guests who prefer catching fish to watching them, we are in the middle of the Teifi and Towi sea-trout fishing area.

For the more adventurous, there is coasteering if you like leaping off rocks, surf lessons for cool dudes or laser combat if you fancy shooting your friends and family.

Within a half hour drive of Park Villa, you will find:

- Cenarth Adventure Centre with laser quest, paint-balling and archery

- Newcastle Emlyn, with its independent shops, galleries, antiques centre and castle (free entry)

- The National Woollen Museum - free to visit and fascinating, especially for children

- The Cenarth Coracle Centre - a very entertaining way to find out about an ancient craft still used around here.

- The Teifi Marshes wildlife reserve with both freshwater and salt-water marsh habitats. There are lots of birds to watch from the hides. Water buffalo are used to manage the reserve. The cafe there does great lunches.

- Poppit Sands, a huge sandy beach with summer lifeguards, dunes, rock pools and boats bobbing on the estuary.

- The Brechfa Forest mountain bike trails

- Forest for kayaking, rafting, coasteering, surfing, climbing, bush craft etc

- Cardigan with its shops, theatre and cinema, market, galleries and a quay where you can get a boat trip.

- The Museum of Childhood - you are bound to see at least one toy you used to play with here.

- Llangranog with its lovely beach and coves, superb fish and chips and ice-cream to remember.

- Mwnt - a good place to spot dolphins. There's an ancient church and a stunningly beautiful beach.

- Caws Cenarth cheese factory - one of our many excellent local food suppliers, Caws Cenarth has won many national and international awards.

- Lots and lots of local pubs and restaurants serving excellent meals.

- Enough walks to keep you busy for a very, very long time, including the Welsh coast path.

Park Villa is in a very sunny spot in this beautiful and remote Welsh Valley. It's cosy, even though 8 people can stay there. It was built as a home for the local headmaster and his family and original features like beautiful wooden doors and banisters have been kept, alongside modern conveniences like a dishwasher and a walk-in shower. You can sit in the hot tub and look out across a meadow to the river beyond. The birds sing in the woodland and the river murmurs to itself as fish dart in its shady pools. Otters and kingfishers are known to visit the river. The mill is an historic building which looks as if it has grown organically from the ground. Its walls are 2 feet thick and made from the slate in the valley. The wheel has been turning since 1885 and the building is hugged by the river, little more than a mountain stream, which runs within feet of the walls. Where else can you live somewhere surrounded by trees, streams and meadows, where you cannot see another house? We love walking and there are several walks right from the door, all of them beautiful. Each time we walk them, there is something different - the trees change colour, there's a fresh crop of wild flowers or berries, the river is a different level (it makes different sounds depending on how much water runs past) or the birds are doing different things. If we want to travel further afield, there's so many places to choose from. We love good, local food and there's lots of shops and farmers markets to try. The history is fascinating - the valley itself is mentioned in the Mabinogion - a Welsh saga of mystery and magic from at least 1,000 years ago. Then there's all the castles, churches and bronze age monuments to visit. A perfect day for us would be a trip to Mwnt beach - hopefully spotting some dolphins, then on to the Teifi Marshes wildlife reserve for lunch in the visitor centre cafe (amazing food). After lunch, a potter amongst the shops at Newcastle Emlyn then home for a BBQ
