About the property

A two bedroomed apartment with South facing patio doors leading onto the balcony

We have owned this apartment and rented it out trouble free for over eleven years.

The apartment is a three minute walk from the village centre. This is a roof apartment with high ceiling in the lounge/dining area. Cable TV, DVD and WI-FI internet access are provided. There is a large patio door leading onto a south-facing balcony, with delightful views of the Aberg mountain area.

There are two bedrooms, one with a 'super king sized bed' and the other with full sized bunk beds. Both rooms have drawer and wardrobe space. Sheets and towels are provided in the price.

There is a separate, well equipped kitchen and a shower room which also contains the washing /drying machine.

The price for the apartment includes heating, hot water, electricity, your Hochkonig cards and final cleaning.

In the basement of the apartment block are two storage rooms for boots and skis/bicycles.

A private parking space is also available next to the Haus.

'A very comfortable and well-furnished apartment equipped as the owners' holiday home. The balcony overlooks a meadow, with a lovely view down the valley. Internet connection was fast and reliable. Maria Alm is a charming village, surrounded by beautiful scenery and great hiking trails. There is a good supermarket too. We had high expectations and this place met them all. 
Be prepared for three flights of stairs.'

'This was our best flat rental in a ski resort yet - it had everything that we needed close at hand. The flat felt more homely and loved than other flats - it has character and a personal feel about it that other flats have lacked. The beds, sofa and general living space and amenities were all extremely comfortable. The kitchen is perfectly stocked with everything that a self-catering holiday needs (for a change I didn't have to use a fork for mashed potato - a potato masher was in a drawer just like at home and there were pots and pans a plenty - I could even have baked a cake if I had wanted). The village with its bars/hotels/cafes and shops are all a short, pleasant walk away and if you are skiing the lifts and slopes are also close at hand. David and Jill added to the break by their friendly approach and were great at providing all the information that anybody could possibly need but not in an overly fussy way - they wanted us to enjoy our stay, which we did. Many thanks and when we return to Maria Alm we will certainly rebook.'

'After a successful week in this apartment last summer we have just had a 2 week break in the same apartment. We needn't have been concerned about the decision to go again, we have just returned feeling a lot fitter from all the walking and cycling we have done in the area and relaxed from the quiet and well equipped apartment. We particularly appreciated the balcony and its views, the well equipped kitchen, the wireless access and comfortable sofa. We kept discovering new walks and places of interest.'

We are a family of four with two grown up children. We enjoy both winter and summer in the village with all the facilities it provides.

Although we have taken rentals for eleven years, the apartment is primarily our family holiday home and as such we are sure you will enjoy holidaying in this delightful area as much as we do.

We found this property to be ideally located in a proper Austrian village with a real heart to the community. We never tire of the views from the balcony and enjoy the apartment as much in summer as in winter.

What makes this apartment unique

The apartment is close to the village, the slopes, ski hire, the bus stops and a very good restaurant whilst being located in a quiet area. South facing with great views of the Aberg slopes from the lounge. Private parking place. Members of the Hochkonig Card scheme which gives our guests a variety of discounts and free use of various facilities around the area such as the walking buses and the summer lifts.

Super apartment in a lovely area

Fabulous apartment, very comfortable, well appointed with lovely views from the balcony and from the moment we booked, Dave and Jill ensured we had all the information we needed to ensure we enjoyed our stay.

We discovered this region many years ago and the apartment is ideally placed to take advantage of the whole ski area, which can start at the with a t-bar at the top of the road or the ski bus stop close by.

Can't recommend it enough and we are booking it again for next year!

Great apartment

The apartment is great with everything you need and the view is just lovely. It is only a 2 minute walk into town and there are plenty of little bars and restaurants to choose from. We always holiday in the off season usually in France and this is the first time that we have been somewhere that didn't feel closed. There were plenty of things open like go karting, quad biking, kayaking. The Maria Alm ski lift was also open from the middle of May and free with the visitors card that was very kindly organised for us by the owners Dave and Jill who were very helpful. My husband is a bike mechanic and they sent us information on local bike trails without us even asking which was very thoughtful. We had a great time and I would definitely recommend this apartment.

Super Urlaub

Die Wohnung entsprach der Beschreibung, sie war für uns 3 Personen ideal um Ausflüge zu machen. Leider gab es direkt an unserem Balkon eine Hausbaustelle. Aber gebaut werden muss ja auch mal....

Der Kontakt zum Vermieter war super, wären gerne noch ein paar Tage länger geblieben.

Tolle Wohnung in top Lage

Vom Balkon aus tolle Aussicht auf die Berge.

Unkomplizierter und netter Aufenthalt

Wir waren zu dritt dort für einen Skitrip mit Freunden. Die Wohnung (besonders die Küche) ist super ausgestattet. Der Einrichtungsstil ist zwar gewöhnungsbedürftig, aber die Couch ist super bequem, perfekt zum Entspannen nach einem anstrengenden Skitag.

The Austrian Alps.

The area enjoys alpine summers with excellent snow conditions in winter.

Maria Alm is a beautiful Austrian village with the church at its centre. It is set in splendid alpine scenery with stunning views in every direction. Cafés, restaurants and bars are all available in the village bars are all available in the village as are shops, supermarkets and banks.

By car: Zell am See, Kaprun, Krimmel Waterfalls, Werfen Castle and ice caves, Grossglockner and Salzburg are all within easy access.

In Spring/Summer there are plentiful,well signposted walks at both high and low levels. There are also many and varied cycle routes with e- bikes growing in popularity.

The ski slopes are part of the Ski amade region which extends along the valley to include Hintermoos, Hinterthal, Dienten and Muhlbach and many more. The mountain villages offer splendid views of the Steinernes Meer (Stony Mountains).

Your HOCHKONIG CARD gives you access to many offers and discounts.

In Spring/Summer this is an excellent walking area with delightful walks starting from the village. If you wish you can join groups of walkers each day who are shown the area by a free local guide, who speaks very good English. The walks which start from the tourist informatiom centre in the middle of the village include visits to various mountain huts where refreshments are served and the views are spectacular. There is a fitness trail and many cycle routes.

An outdoor pool with slide and grass area is located at the far end of the village. Tennis courts can be booked at the pool. Also mini-golf is avalilable in the village.

The Natrun gondola continues to operate in summer, providing an excellent starting point for walks. A high wire course has been created at the top of the Natrun. Other chairlifts in the local area operate on various days of the week.

Golf is available 1 km from the village-an 18 hole championship course at Urslautal.In winter there is skiing in the village of Maria Alm at the Natrun Gondola and on the Aberg.

In winter the area enjoys a good snow record.

The main season starts just before Christmas.

There are two ski schools in the village. Floodlit skiing ( available on your Hochkonig card) and ski shows by the instructors are offered on certain evenings on the village slopes.

Ski hire is available from several outlets in the village and can be booked on-line. The outlet nearest to the apartment is Sport 2000, less than two minutes walk away.

It is a 2 minute walk from the apartment to the nearest slopes in the village. A short T-bar ride links you into the rest of the village slopes and nursery area.

2 minute walk from the apartment in the other direction takes you to the nearest bus stop for the Aberg slopes. The regular ski bus takes 2 mins to get to the Aberg lifts and the cost is included in your lift pass. The pistes are wide and well-groomed. When snow conditions are good you can ski from the top of the Natrun slopes to the Aberg but you need to catch the bus back to the village.

The area is constantly being upgraded and €150 million of new investment has recently taken place.

From the Aberg you can ski to Hintermoos where an 8 person gondola system joins Hintermoos with Hinterhal and completes the 32km curcuit- 'Konigstour'- through to Muhlbach. The area now contains 150km of well groomed pistes. In Hinterthal village a 6 person lift meets with the gondola at the top next to a 200 seater restaurant, the Steinbockalm. The route continues from here to Dienten and Muhlbach. All the slopes have plenty of good quality eating places.

It is possible to use the Alpenland hotel indoor swimming pool and fitness suite, opposite the apartment for a charge each day.

If you wish to pay in GBP rather than Euros please "Enquire Now " rather than "Book Now" as we have an Austrian account which accepts euro payments and a UK account to accept GBP without having to pay extra commission charges.
