Cook up a feast in the beautiful kitchen and enjoy your meal of local produce whilst looking out at the mountain views through the floor to ceiling windows.

Then sink into sumptuous Sealy beds with cotton sheets, plump pillows and cosy throws - hot water bottles are provided too if the weather is extra cold!

Peacefully set in the village of Arthog at the southern end of the Snowdonia National Park, the house has stunning views of the Rhinog Mountains and is ideally positioned for walkers and cyclists with easy access to the Mawddach Trail, Arthog Falls, Abermaw Bridge, beautiful beaches at Fairbourne and Barmouth, pubs and restaurants at Penmaenpool and Dolgellau - a perfect location for all of the family- including the family dog.

'Tan Y Coed' (Under the Trees) is a contemporary four bedroom holiday cottage that combines earthy furnishings with open plan rooms finished with slate and oak. Fantastic views beckon through the floor to ceiling windows with comfy sofas and cosy twin sided wood-burner to snuggle up in front of.

Wi-fi and TV/Blu-Ray Player/I-Pod Docking station/radio and a mix of board games/books and dvd's to while away a rainy morning.

Beautifully equipped with four bedrooms (3 can split to twins) – 2 En-suite; 1 family bathroom ; cloakroom - the house can comfortably sleep 8-10 (more if cots required)

Sumptuous beds with cotton sheets, plump pillows and warm throws in light and airy rooms.

Cot/Highchair/Stairgate/Baby Monitor are all available free of charge

Luxurious bathrooms and en-suites to enjoy invigorating showers and fragrant soaks in the bath - then wrap up in soft pima cotton towels.

Cross the road and enter 9 glorious miles of (flat) walking or cycling along the Mawddach Estuary Trail.

Cregennan Lakes for trout and coarse fishing is reached through the hills behind the house. Coed Y Brenin - the mountain biking mecca with its thrilling trails is within 15 mins drive - the forest also has a host of walks the family and dog will love.

Dolgellau is a short drive with its weekly market for local produce and cafes. Beaches are within easy walking distance (2 miles)- a choice of 2 - Fairbourne or over the historic railway viaduct to Barmouth - both are dog friendly

Hop on the train from the little station a mile along the estuary path and take a spectacular coast hugging ride - north to visit Harlech Castle or the famous Italianette village of Portmeirion or south to Aberdyfi.

Climb Cader Idris - and take in the views from the 'Giants Chair' then fill up on large breakfasts and home made cakes at the cafes in Dolgellau.

Walk or cycle along the Mawddach Trail taking in the beautiful views to the George III Inn at Penmaenpool (the old railway station) to sup a pint of local ale whilst overlooking the estuary and the old wooden toll bridge or take afternoon tea at the magnificent Penmaenuchaf Hall Hotel.

Snowdonia has a collection of miniature and narrow gauge steam railways - 10 of which are within an hour of Tan Y Coed - from the miniature Fairbourne railway - (2 miles from us) to the Snowdon Mountain railway.

The house can accommodate 10- but is equally cosy for just 2.

Stunning property in a beautiful setting. Spacious, clean and tidy, well equipped and maintained. Don't worry about forgetting anything from home, this has every need catered for - very well equipped. The surrounding areas have plenty to see and do for all ages. Well recommended and worth every penny.

Fabulous house, great location

We hired the cottage for a family weekend and we weren't disappointed! The house is beautiful and has everything you need for an enjoyable weekend. Victoria has thought of everything and was the perfect host. The property is well equipped, and very comfortable. We were also blessed with excellent weather, so able to make use of the BBQ, although we also made use of the log burner inside later in the evening when it got a bit cooler. The location is also perfect. Only a few minutes walk or cycle and you are on the Mawddach trail.

Everyone had a great time! We would love to come back one day.

Stunning, luxurious house with amazing views

We stayed in this house for a week during February half term.

From the time I enquired Victoria answered all my emails quickly and was very helpful.

The house is just lovely, modern and full of luxury! The beds are so comfy and the linen and towels super soft.

The kitchen has everything that you may need. Plenty of crockery and glassware.

The views from the windows are just amazing, could of sat at the dining table for ages just gazing out!

The downstairs room for drying coats/boots was great. I need a drying cupboard at home!

We spent eveings playing pool/ board games or watching DVDs, all of which were in the house.

The walks along the estuary and especially to Barmouth over the bridge were lovely.

We ate in the George III pub on a couple of occasions which was really good food!

A fantastic house in a perfect location, we didn't want to come home :)

Fantastic in every way

Each review that has been posted about this fantastic house and location gives it 5 stars..

I would give it double if it was possible...

Our brother and sister-in-law and children and not forgetting Lucy dog, had booked the house for the Christmas period and invited us and our puppy Nancy to spend some time with them.

The location is fabulous, as is the house. Victoria and Sean have covered everything you could possibly think you would need whilst you are staying here.

From board games and games room to Keep the children and adults entertained, some serous table football competitions!!!

Perfect for dog lovers as across the road from the house is the Barmouth estuary with a path that takes you all the way into Barmouth.

The house was all decorated for Christmas with a real tree and all the trimmings.

For those of you that are reading this thinking how wonderful it would be to spend Christmas there..... sorry the C family have book it for Christmas 2017 already.

If you are reading this thinking you would like to stay here, do not hesitate you will not be disappointed as the title states fantastic in every way!!!!

Perfect Location,Perfect House, Perfect Everything

Having already stayed here in May 2015 we were all itching to get back. As a family of 5 with 3 children under 8 and a dog this house is perfect in every way. Victoria and Sean are the perfect hosts and so welcoming. We have never been away from home at Christmas and Victoria had decorated the house beautifully with a real tree and a fantastic Christmas hamper full of local goodies and mulled wine!

The location is perfect and you can walk along the eustuary to Barmouth and feed the ponies polos on the way or walk to the pub and have a drink the other.

There is more than enough space and we never felt over crowded in the house even when guests came to stay for a few days.

The games/ utility room is a great space to put muddy boots and smelly dogs! Victoria provides lots of towels to use for wet dogs and the drying cabinet is a god send for wet coats and boots.

There are more than enough towels supplied and the washing machine and dryer were put into good use during our stay!

I am not ashamed to say that I cried as we drove away with the children waving at Victoria as the whole trip was full of fresh air, fun and family time. We love it so much at the house we have rebooked to stay Christmas 2017 and are already planning our walks. The kids are super excited to see Victoria and Sean again, although we will probably visit before then as a year away is too long.

There are lots of leaflets with walking routes in the house and information about other trips that are near by. If you visit Dolgellau you must visit Megs and eat cake! She has now become a great friend and I have never been to a cafe so relaxed with doorstop size homemade cake! Meg is fantastic with the children and dogs are also welcome which is great.

The only thing I would suggest that you bring is a sense of adventure as you cannot come to this location and not spend your whole trip exploring the beautiful area and meeting the friendly people.

The only negative is that we had to leave but we will be back for many years to come.

If you book this beautiful house we hope that you make as many special family memories as we did
