RICEPTIVE STRUCTURE. The beautiful land on which Villa Vagnucci lies, below Cortona and immersed in the lush garden of the Valdichiana, extends between the provinces of Siena and Arezzo, on the border between Tuscany and Umbria. The villa was originally a manor house, with the central nucleus dated 1525 while the present building goes back to the 19th century. Although the renovation has rendered it comfortable and hospitable, the villa retains its antique aura, in its particular Tuscan style and character. The interior is characterized by the sandstone walls, by the original wooden ceiling beams and terracotta floors, by the rooms enriched with a fascinating collection of antique, 18th and 19th century, furniture and with antique objects displayed that tell of old uses and local traditions. This elegant residence stands in an immense open park, a green lung characterized by an historical arboreal heritage and by a romantic Italian garden, a splendid colour palette which expresses a sense of belonging naturally to the brilliant countryside that surrounds it, evoking a peaceful and regenerative atmosphere. Standing on the opposite hill, the borgo of Cortona, with the 16th century church of Santa Maria delle Grazie al Calcinaio in the foreground, built by Francesco Martini, one of the most illustrious architects of the Renaissance, is framed in all its splendour by the beautiful pool which, set in a super panoramic position, gives us a wonderful view over the wonderful hilly landscape, dotted by lush olive groves and towering cypresses. The house is set in the ideal location, thanks to the proximity of the little town of Camucia, about 1 km away, and the principal road networks, for exploring the numerous localities that the territory offers: art cities like Siena, Arezzo and Perugia, picturesque villages (Pienza, Montalcino, Montepulciano and Gaiole in the Chianti area) and the fascinating spa resorts in the area (Chianciano Terme and Rapolano).


The house has two floors, connected internally and also externally via a ramp of stairs that goes directly to a double bedroom on the first floor. From the main entrance on the ground floor you come to a bathroom with shower and a stone staircase which leads up to the first floor. On the ground floor, with separate entrance, is a built-in rustic kitchen with adjacent wood oven and stone barbecue, a few paces from the gazebo set up as outdoor dining area. On the first floor is the living area, composed of two sitting rooms with fireplace and the kitchen with dining area. On the sitting room side you go to a twin bedroom (with join able beds) and, from here, to a large double bedroom (with separate entrance from the outside) served by an en suite bathroom with shower (communicating with both bedrooms). On the dining room/kitchen side you go into a small hallway with two double bedrooms (one with divisible bed) and a bathroom with shower. The laundry room is in an adjacent annex, accessible via stairs on one side of the villa.


The beautiful park around the villa extends for 2 ½ hectares, all perfectly usable and passable by foot. A row of olive trees flanked by tall cypresses marks the private driveway that ends in a large parking area. Starting from here is a splendid garden, of antique air, an oasis of peace with a variety of the typical Tuscan trees (olives, cypresses, ilexes and beeches ) and perfumed flowers that enrich and colour every area. Two large pine woods, one in the pool area, provide cool and shade in the sun-filled summer days. Drystone walls bordered by herbs delimit the outdoor seating areas. In front of the villa, covered in climbing jasmine, is an outdoor lounge protected by tall ilexes that provide natural shade for chairs and tables. Next to it, by the beautiful built-in kitchen with wood oven and stone barbecue, is the gazebo set up for alfresco dining.

Swimming Pool

A stone path, ending in a short ramp and protected by a romantic arched pergola, covered in vines and climbing roses, leads to the pool, set in a large, discreet area of lawn, about 60 m from the villa, in a super panoramic position at the foot of Cortona. The rectangular pool, with stone border, PVC lining and ladder for access to the water, measures 6 x 12 m with the depth varying from 1.20 m to 2.20 m. It has chlorine purification and an outdoor cold-water shower. The sunbathing area, with gazebo, sunbeds, tables, chairs and hammock, extends to a large, shady pine wood and to an area with volleyball net. The pool has both internal and external lighting. It is open from the last Saturday of April until the first Saturday of October.

The Location is an ideal starting point for who wish to have nice daily trip and sightseeing all over South Tuscany and Umbria as well: being the city of Cortona located not far either from the motorway A1 ( exit Valdichiana) and from the free way Siena-Perugia. Very well known sites like Siena, Montepulciano, Pienza, Montalcino, Perugia, Assisi and so on can be reached in less than hour driving as well as the hidden and maybe most beautiful corners of this 2 regions. Big cities like Florence or Rome can be easily reached also by train ( and we suggest to use it in high season to avoid traffic roads) being Cortona served by 2 train railways stations. Above all we are quite sure that you will fall in love with the ancient atmosphere of this beautiful town. All shops and facilities in the big village of Camucia, nice restaurants, bars, cafes, shops in Cortona. Supermarket are open also on Sunday morning.
