PRIVATE STRUCTURE. Podere la Selva is located in the heart of the Val di Chiana, between the provinces of Siena and Arezzo, in a beautiful panoramic position with a wide horizon ranging over natural landscapes and along all the villages surrounding the property, from the soaring towers of Lucignano in the north to Sinalunga and Foiano della Chiana. It is a typical rural house dating from the late 18th century, in open-face stone and built in the exquisite Tuscan farmhouse tradition, with the ground floor used for farm implements and with the dwelling on the first floor. Renovation has rendered it attractive and hospitable, with the original terracotta floors, wooden ceiling beams and classical furnishings. The spacious, luminous rooms and the well-kept outdoor areas make it a great destination for groups of friends and families with children who love the vegetation and the relaxed atmosphere of the countryside. The house is just 5 minutes from Lucignano, an outstanding example of a medieval town which, over the centuries, has preserved its unique elliptical lay-out which, as in a labyrinth, unfolds in concentric circling roads up to the top and centre of this fascinating borgo. The strong point of the property is its location, reserved and discreet yet close to an excellent intersection of the main road links of the area, that allowing quick and easy trips to the many localities of Tuscany but also of the neighbouring region of Umbria. There are many possible cultural and artistic itineraries for guests to enjoy, ranging from the major art cities like Siena, Florence and Arezzo to the prestigious areas of Chianti, of the Crete Senesi and of the Val D' Orcia with charming ancient villages set among landscapes of unparalleled views.


MAIN HOUSE. On two floors. The main entrance on the ground floor leads into the living room with conversation area and satellite TV and dining area with fireplace, connected to a well-equipped and functional kitchen with direct access to the gazebo. The ground floor is completed by a bathroom with shower and washing machine and a small utility/laundry room. The first floor, reached by a spiral staircase from the living room, as well as by an external staircase next to the main entrance, consists of the sleeping area with two double bedrooms (one with access to the terrace), a twin bedroom and a bathroom with tub. ANNEX. A few metres from the house, on one floor, it consists of an open plan living room (with sofa bed) and kitchenette and of a double bedroom with ensuite bathroom with shower.


The park surrounding the house has an area of about 3,500 sq m and consists, for the most part, of terracotta-paved areas and lawn areas, bounded by discreet hedges, with typical shrubs, bushes and colourful flower pots that adorn the large forecourt in front of the house. Besides this garden are another three acres of arable land. Along one side of the pool area is a collection of fruit trees, with peaches and plums. The gazebo, next to the kitchen French windows, is furnished with tables and chairs, where guests can sit and enjoy the peaceful rural atmosphere. A nearby brick structure houses the wood stove and barbecue fireplace. A few steps away, a majestic walnut tree offers fresh natural shade and is ideal as a relaxation corner. The property has two large parking areas on either side of the main gate.

Swimming Pool

The swimming pool is open from the last Saturday in April until the first Saturday in October. It occupies a central position in the garden, surrounded by a large area of lawn, and is about 10m from the house with a lovely open view across the valley and Lucignano. The pool measures 5x10m with a constant depth of 1.5m; it is lined with PVC, the border is in lava stone and it has large internal steps. There is lighting both inside the pool and in the surrounding area and it is purified with chlorine. The sunbathing area is equipped with sunbeds and an awning and there is also an outdoor cold-water shower.

Lucignano is a small fortified borgo perched on a hill overlooking the Val di Chiana, at 414m above sea level in southern Tuscany, with Umbria just a stone's throw away, which, thanks to its strategic position has been, from the very beginning, strongly contested by the neighbouring territories. Of Etruscan-Roman origin, it had its greatest moment of glory in medieval times to when some of the most important artistic and architectural treasures kept inside the walls date back, such as the municipal palace and the religious buildings, like the Church of San Francesco and the Collegiate Church with its valuable frescoes. The strong vitality of the village is expressed in a number of food and wine initiatives, cultural and folkloristic events, including the famous Maggiolata Lucignanese, which exalt and enhance the typical traditions and the local agricultural and artisan products. Thanks to its excellent location, just minutes from the Siena-Bettolle road which is directly connected to the highway to Perugia and to the Autostrada del Sole (with the Valdichiana exit just 11 km from the property), trips to tourist spots in the area are quick and easy; a short journey will take you to Siena, Arezzo and Perugia, to the spas of Rapolano Terme and Chianciano, to Cortona, Pienza, Montepulciano and many other places. The railway station of Sinalugna is about 6 km away. The airports in the region are Florence (111 km) and Pisa (172 km). The area is very well served by shops and shopping centres. At La Croce, 1.8 km from the property, and at Lucignano are shops and stores; in Sinalunga (6 km) is a large shopping centre with supermarket and just ten minutes away is the Valdichiana Outlet Village in Foiano della Chiana.
