PRIVATE STRUCTURE. This rustic Tuscan farmhouse, situated on a crest in the undulating landscape of the valleys that animate the beautiful Tuscan countryside, a few kilometres south of Florence, has ancient origins. Built at the end of the 14th century as a watchtower, it has, in the course of time, been expanded and modified several times up until 2002 when, at the hands of the current owners, it was finally renovated with priority given, wherever possible, to the salvage of the original materials. Today it is a building composed of two apartments with common areas, inspired in its structure and materials by the typical Tuscan houses: for the exterior, open-face stone covered in climbing jasmine, while the cosy interior reveals ceilings with the original beams and warm floors in terracotta and wood. All around is a lush garden, with many flowering plants which make the outdoors a peaceful place to relax in all day long, thanks to the romantic pergolas framed by climbing roses and the recently-built swimming pool, set in a discreet and panoramic position in the green wooded area that surrounds the property. Il Cavato stands at the edge of the tiny village of San Polo in Chianti and just a few minutes from the famous 'Chianti Gate': Greve, an historic borgo that embodies the most authentic and genuine essence of the Tuscan character, made of art, nature and the typical and unmistakable flavours of the table. It is a perfect spot to explore the precious treasures housed in the beautiful surrounding towns, like San Gimignano or Gaiole, Greve, Panzano and Radda that wind along the scenic Chiantigiana territory: following it from north to south, from Florence towards Siena, will be an incomparable experience that will give even the most discerning travellers glimpses of an amazing and unforgettable panorama. Please note. In a wing at the back of the building live the caretakers (with a small dog) who see to, with discretion, the maintenance of the park and pool and who are available for any needs or requirements of the guests to whom, during their stay, is guaranteed full privacy and full enjoyment of the property.


Il Cavato consists of two adjoining apartments that are spread over two floors, each with a separate entrance. The main apartment has two floors. The front door of this apartment leads directly into the lounge, with satellite TV and fireplace, connected with the open-plan kitchen and dining area. From the ground floor an iron staircase leads up tp the first floor with the sleeping area composed of a double bedroom, served by a bathroom with shower, and a twin bedroom (with joinable beds) with private bathroom with shower. A few metres away is the entrance to the second apartment which opens into an open-plan living room with dining area and kitchen. A short ramp leads to the sitting area with another satellite TV and direct access to the outside through a French window. Completing the floor is a twin bedroom and a bathroom with shower. And, finally, on the first floor is a double bedroom and a single bedroom, served by a bathroom with shower.


The park, immersed in the quiet of the surrounding countryside, has an area of approximately 6 hectares distributed between areas planted with grass immediately around the house, and wooded areas dotted with paths where guests can go for walks. The garden is an explosion of colour and scent; the maples and olives, the mulberry and fruit trees alternate with the typical Mediterranean broom and herbs, climbing jasmine, primroses and lilac, with the lavender and rosemary bushes that line the paths and, finally, with the roses which are the protagonists of this elegant outdoor that invites you to relax in the various set-up areas. A cosy pergola, located next to the kitchen and living room entrance, decorated with climbing roses, has been arranged so that you can enjoy the culinary delicacies of Tuscany in the open air. The parking area is located at the entrance to the property, in front of the house.

Swimming Pool

The swimming pool, open from the last Saturday in April to the first Saturday in October, is located in the garden, about 40 m away from the villa, and can be reached along a paved pathway through the grass. It has a perfect location with a beautiful view over the beautiful expanse of woods stretching out in front and on Florence. The pool (under construction) is inground only on three sides and it is lined by a wooden floor. Purification is chlorine. The surrounding sunbathing area of lawn, has been set up with sunbeds, deckchairs and umbrella.

Set between the splendid provinces of Florence and Siena, is one of the most popular and well-known areas ofTuscany: Chianti, a hilly region consisting of wooded areas and land planted with vines and olive trees, dotted with numerous, perfectly preserved, medieval villages like Greve, Panzano, Gaiole, Radda and Castellina, rich in history and architecture and offering very high quality food and wine. This is the authentic area for the production of Chianti Classico DOCG, an historical wine marked by the unmistakable pink label with the symbol of the Black Rooster on gold background which, over the years, has continued to maintain its valuable characteristics. The property is located a just few kilometres from Greve (about 18 km), a picturesque borgo famous for its large central piazza, Il Mercatale, which since ancient times has hosted fairs, markets and cultural events, overlooked by historic buildings of particular artistic importance, such as the neo-Renaissance Town Hall and the Church of Santa Croce, with a 14th fresco depicting the Virgin and Child and a triptych by Bicci di Lorenzo, dated 1420. Strolling along the porticoes that surround it are craftman's shops, wine bars and restaurants offering local produce and culinary specialities. A few paces away from the central piazza is the Museum of Sacred Art and the Wine Museum which, in addition to the exhibition of a number of typical tools for the production of wine and a remarkable collection of corkscrews, offers a tasting of about 200 different wines, for each of which is given a computerized explanation. About 2 km away is the tiny borgo of Montefioralle, the birthplace of the navigator Amerigo Vespucci, a must if you want to appreciate the unique panorama seen from the hill. The area offers plenty of opportunity for recreation: nature and sports fans can go horse riding, cycling, hiking and play golf (at Impruneta, about 16 km away, is the prestigious Ugolino Golf Club with an 18-hole course). The area is also interesting for its numerous designer-label outlets, such as Reggello (Fashion Valley and The Mall - 17 km), Montevarchi (Prada - 28 km) or Barberino di Mugello (Barberino Designer Outlet - 60 km). The little village of San Polo in Chianti, about 4 km away, has all services and shops on site to meet the needs and requirements of the guests. The property is within easy reach of the airports in the region, such as Florence (44 km) or Pisa (105 km). The nearest A1 motorway exits are 13 km away (exit Firenze Sud coming from the north) and 18km (exit Incisa-Reggello coming from the south).
