About the property

3 bedroom, 2 bathroom, 10 min walk from the West End.

The apartment is comprised of:

One master bedroom with a double, sleigh-style bed, two bedside tables, two bedside lights, two large built-in wardrobes and a large chest of drawers. There is also an en suite shower-room with WC, sink, shower unit, shaving socket, ample counter space, fitted cabinets for personal belongings and a heated towel rail.

One double bedroom with solid pine bed frame, two bedside tables, two bedside lamps, a built-in wardrobe with a tall chest of drawers.

One twin bedroom, a shared bedside table and table lamp between the beds and a very large built-in wardrobe.

A main bathroom with WC, sink, a bath with shower over it, a shaving socket and heated towel rail.

A cupboard by the main door to store jackets, bags, shoes and umbrellas (we provide a couple of umbrellas for you to use during your stay, just in case you need them).

A well-equipped kitchen to meet all your culinary needs. We have a gas hob, fan-assisted electric oven, fridge freezer, washing machine, dishwasher, kettle, toaster, radio, excellent selection of cooking utensils, pots, pans, mixing bowls. To ensure you have enough dishes and do not need to run the dishwasher after every meal, there is enough tableware for 12 full place settings (main plates, side plates, bowls, large glasses, small glasses, wine glasses and cutlery).

A living/dining room with views out to the well maintained, neighbourhood gardens. To ensure you are as comfortable as possible, we have recently added two new three-seater leather sofas to the living room and eight large cushions. There is also a beautiful new oak dining table that seats six; perfect for hosting a family meal or for playing board games at. There is a 40 inch HDTV in the living room with Free view television channels and an Xbox 360, which can be used to play region 2 DVDs and Xbox 360 games (a small selection of DVDs and games are provided at the apartment). Please note that the Xbox 360 is not connected to the internet.

If you wish to connect your laptop or tablet to the TV, you can do so via an HDMI cable (or the TV's 'PC input', although this is for video only and the audio will still play through your device).

As of late 2014, all our mattresses are brand new (and are 'medium to firm') and we have also installed high-speed, fibre optic wireless in the apartment.

There is limited free (on street) parking within a 1 minute walk. Parking directly outside the apartment is by permit only. One permit is available for guests to use; there is no charge for this service, but £30 will be deducted from the deposit if the permit is not returned at the end of your stay.

The apartment is on the ground floor, making it ideal for families with children. It's also accessible for guests who have minor mobility problems (please note that, because there are a few steps up to the main door, the apartment is not wheelchair accessible).

For guests with allergies, we do not use feather pillows or duvets. Our towels and bed linen are 100% cotton and they are washed in non-biological detergent for delicate skin.

If you do not require the use of all three bedrooms, we are able to offer a small discount; please contact us for further details.

A welcome pack is included and consists of bread, milk, butter, bacon, free range eggs, orange juice, shortbread, one bottle of red wine and one bottle of white wine.

About Maya

I was born and raised just outside of Edinburgh and I have lived here all my life. I love to travel and experience other cultures, but I always love returning to my beautiful "home town". I adore this city and I chose to buy and refurbish this property with my family so I could help others enjoy Edinburgh, too.

I graduated in 2000 as a theatre administrator and go the theatre as regularly as I can. I also enjoy reading, sewing, scuba diving, listening to live music and cooking meals for friends and family. If there's anything you'd like to know about me, please ask.

Why Maya chose Edinburgh

The apartment is bright, spacious, well-presented and has a well-equipped kitchen. It's only a 2-3 minute walk from the nearest tram stop (and is only two tram stops from the West End). Although the location is close to the city centre, it's situated in a quiet residential area; perfect for enjoying the bustle of the city during the day, then retiring to a comfortable apartment for peace and quiet after a long day of sightseeing and taking in the local culture. It's on the ground floor, making it ideal for families with children. It's also more accessible for guests who have mild mobility problems. Please note that, because there are a few steps up to the main door, the apartment is not wheelchair accessible.

What makes this apartment unique

There is free residents' parking available immediately outside, which is unusual for properties in Edinburgh, making it an ideal apartment for guests travelling to Edinburgh by car. Use of the parking permit is included in the rental and the parking permit is given to guests on arrival.

Immaculate apartment

We have recently returned from a 5 day break in this wonderful apartment in Edinburgh. I cannot rate this property high enough,it is superb in every way and Maya is the most helpful host to wish for! The apartment is well located a few minutes walk from the tramline,which is a very easy way to get around,both into Edinburgh city centre or to the main train stations if required. It was extremely clean and spacious, with everything you could wish for, even cotton pads in the bathroom! We very much enjoyed the generous welcome back too, which was above and beyond what we expected, even providing our breakfast for 3 mornings! Thankyou Maya for a wonderful stay.

Fantastic Apartment!

We are from Edinburgh originally and come back regularly, so we like to rent a place that is a "home-away-from-home". We rented Russell Gardens for a month and were delighted with it. Maya keeps the place spotlessly clean and it is well appointed with the basic comforts needed for short or longer stays. Unlike some rentals we have had, this one was accurately represented by the photos on this site and lived up to all of our expectations. The beds were comfortable and bathrooms/showers worked well.

The Roseburn area is ideal for access into the city or a short drive out to the city bypass and other major roads. With the provided permit, the controlled parking meant there was always a space available for our car - a really nice feature.

There is really not much more to say except that Maya was an absolute delight to work with, making our stay very comfortable. We look forward to coming back to Russell Gardens.

Fantastic flat! Thoroughly recommended!

This is a gorgeous flat with a great floorplan. When I stay in accomodation like this I always worry about whether it is clean. Nothing to worry about here, it is immaculate. Supernice comfy beds and linnen, and two great bathrooms with shower power. The kitchen is well-stocked and with a nice welcome pack from Maya.

The flat is close to the trams, and so very easy to get to. It is a nice quiet and safe area and close to shops.

Maya was so helpful with guiding us through everything practical, and so making our stay very easy.

I really can not recommend this flat enough, and we will definitely be coming back.

Just perfect!

I planned a special trip to Edinburgh for my Mums birthday and found Maya's wonderful apartment, which absolutely lived up to expectation! The apartment was just perfect for our birthday adventure to Scotland - It was spacious, clean and comfortable with every amenity needed. Maya the owner couldn't have been more friendly and helpful to deal with, I ordered a birthday cake for my mother's birthday to be delivered to the apartment on the day of our arrival and Maya went out of her way to make sure she was at the apartment for the delivery - noting was too much trouble for her. The apartment is conviently situated a 5 minute walk from Murrayfield tram station, which takes you to the centre of Edinburgh in one direction and the airport in the other so although we had a car to travel further afield than Edinburgh, if you're staying in Edinburgh you don't need a car when staying at Maya's apartment. Also there's a Tesco Extra around the corner if you need any supplies. Thank you Maya for making our trip so memorable and special. Regards, Julie :-)

The apartment is situated in a quiet, residential area, yet is only 15 minutes walk from Haymarket train station at the West End of Princes Street.

On foot, we are only a few minutes away from frequent bus and tram links. Both Murrayfield Stadium and the Murrayfield tram stop are situated across the road from each other and are less than 5 minutes away from the apartment. The rather beautiful Water of Leith is a couple of minutes away and Murrayfield Ice Rink is less than 10 minutes away.

There is a modestly-sized Tesco on the main road (2 minutes away) as well as a selection of local restaurants, cafes and bars in the immediate vicinity. If you are staying for more than a few days and wish to stock up on food and drink, there is a large Sainsburys supermarket less than 10 minutes walk away.

Edinburgh is a beautiful and welcoming city with a rich culture and interesting history. Whether you’re here for the Edinburgh Festival, rugby season, to use the apartment as a base to tour the surrounding areas or just to relax with friends and family, we are sure you will enjoy your time here. There are plenty of bars, restaurants, clubs, theatres, museums, cinemas and shops. With some stunning architecture, Edinburgh Castle and the Scott Monument are at the heart of the city and there are a number of historic tours and sites you can visit during your stay.
