This is a bright and comfortable one-bedroom apartment, in a fantastic North Beach/Telegraph Hill location. It sleeps up to five people, with bedroom, kitchen, dining/living area, bathroom, wifi Internet, and optional parking.

The apartment is perfect for visitors who want to be in the very center of San Francisco, with most things in easy walking distance. You're on elegant and quiet Telegraph Hill, yet the lively restaurants, cafes and bars of North Beach are just two blocks away, teeming with life day and night. Coit Tower, Greenwich Steps, Fishermen's Wharf, Chinatown, Nob Hill, the Financial District, Russian Hill and the shops of Union Square are all a very short and very pleasant stroll. For major sports events, AT&T Park is is also a delightful walk, either through Chinatown or the Financial District, or even better along the coastline ("The Embarcadero") of the San Francisco Bay.

San Francisco is one of the world's gastronomic capitals. You are surrounded by Italian, Chinese, French and Vietnamese restaurants, fitting every pocket. My personal favorites, all two blocks away: Ideale (bustling Roman trattoria), The House (Asian fusion), and Caffe Trieste (literary/intellectual hangout, the most famous cafe in the US).

Feel like a splurge? Many of San Francisco's finest restaurants are within half a mile, such as Kokkari Estiatorio, Gary Danko's, Sotto Mare, and The House. Feel like a non-splurge? There are many excellent restaurants where you can eat for under $10, especially in and around Chinatown.

For shopping the location is hard to beat. The charming and sometimes quirky clothing shops of Upper Grant street are two blocks away. Four blocks takes you to the bargain shops of Chinatown. Within a 15 minute easy stroll you are at the large department stores of Union Square, and the trendy boutiques of Union Street.

So without exaggeration, it really is a fantastic location.

If you don't feel like walking, public transportation is very easy. In fact, San Francisco is one of those very few US cities where you don't need a car. Cabs are everywhere, and if you order one, they normally show up within five minutes. Public transport from the airport is also easy:

--20 minute cab ride from SFO assuming no congestion.

--Take the BART subway from the airport to Montgomery Street station, then walk or take a bus or cab for the last mile.

--If you have a car, you can either park on the streets, or in the parking lots two and three blocks away.

MORE ON THE APARTMENT...

Two people normally share the queen sized bed (60'× 80', or 152cm×203cm). The bed has an electric blanket to keep you toasty warm on colder nights. There's plenty of cupboard and drawer space for all your clothes. There's a 40" flat screen TV with cable. Free wifi (up to 20Mbit/sec down, 3Mbit/sec up) keeps you in contact with the outside world.

Temptation is one of those things that's hard to resist ... if you can resist the restaurants of North Beach and opt to do the cooking yourself, you'll like the kitchen. It is fully equipped, with top of the line stainless steel appliances and gourmet cookware. There is a four ring gas stove, convection oven, refrigerator/freezer, coffee maker and toaster.

The plates, silverware, and glassware are all good quality, too. The dining table expands for larger groups. The bathroom has a sink, a shower, and a tub to luxuriate in if you feel like a good long soak.

There is a good quality organic grocery store within two blocks of the apartment. In addition, San Francisco is home to numerous neighborhood farmers' markets and the apartment is a short walk to the largest one, The Saturday Ferry Building Farmer's Market.

Two guests are included in the price. Up to three additional guests can be accommodated on a comfortable double size sofabed (54' x 75', or 137cm × 191cm) and a comfortable single folding bed. The photos illustrate typical layouts.

Despite being in the heart of things, the apartment is quiet. The street outside doesn't have a lot of traffic. All but the lightest of sleepers will sleep soundly, because the bedroom is away from the road.

The roof has beautiful views over San Francisco, and a BBQ and table and chairs.

A parking spot is available for an additional fee. It's half a block from the apartment, far more convenient than public parking. Street parking is scarce and limited to 2 hours during the day. Let us know when you book if this is of interest.

THE SMALL PRINT . . .

The bathroom is accessed through the master bedroom, so expect some level of informality in this regard. The longer you stay, the larger your group, and the more you value privacy, the more likely this is to be bothersome.

It's very important to keep noise to reasonable levels. This is a Great Earthquake-era building, so walls are wooden and comparatively light. Neighbors will be disturbed if you make a lot of noise or have a party, and both are forbidden.

As we note above and the photos illustrate, expect it to be a bit crowded if you have the folding bed set up, and you may want to put it aside during the day to make space.

Less mobile people should be aware that there are seven steps from the street up to the apartment door, the flat is on a steep hill, and many of the local streets are steep hills.

Babies, even if you bring a crib, count as an additional person.

We provide the flat in good order, with clean linen and towels, and basic supplies including several toilet rolls and some soap and shampoo. For longer stays, we change linen and towels every five days.

Street parking during the day is usually limited to two hours. Overnight street parking can be hard to find. There are various local parking lots. In the case of rental cars, it can be better to simply rent them when needed, or park them in our parking spot.

You can usually drop off luggage earlier than 3pm, provided the cleaner is there. Sometimes you can also have an early checkin or a late checkout. We can only confirm this a day or two before, depending on when other guests arrive or depart. A fee applies.

Londoner, went to the US to grad school at Stanford in philosophy. California girls are beautiful, they offered me a scholarship, plus had fantasies of being a philosopher, so decided to try out the place.

Instead discovered computers and mathematical logic so got diverted into research in artificial intelligence. Which people say describes me perfickly. Met some Extremely Rich and Famous people but alas their defining characteristics didn't rub off. Founded and ran an IT research company in Silicon Valley. Recently founded and established a technology museum.

Then started this holiday rental business to provide for ill-deserved retirement, assisted by friend Sara (met her in Eritrea, lovely but poorly-governed country). And Jason, Angelica, and Magally, who help with meeting guests and cleaning. And Sean and Steve and Rex, who help with maintenance.

Next project is to write essays on how technology affects humanity.

Comfy, updated and perfectly situated!

We had the good fortune of finding this homey little North Beach apartment on the HomeAway website. Upon arrival, the apartment was just as we'd hoped it would be with stylish (but not fussy) appointments, fresh white linens and a nicely equipped kitchen. The place actually exceeded our expectations in terms of size. Furnishings were clean, modern and very comfortable and there was a spectacular 360-degree view from the roof. We also loved the location: The building is on a quiet residential street yet is just 2 blocks from all the quaint little shops, restaurants, coffee bars, markets, etc. you could want. A quick 2-block hike up the hill gets you to Coit Tower! We had an event at the world-famous City Lights Bookstore and it was just a 5-minute jaunt from the apartment. Our only regret was not having enough time to get to even a fraction of the places in the neighborhood. The management was beyond accommodating and even let us leave our bags in the basement when we arrived early and before our flight home. Such a huge convenience! We highly recommend this charming little spot in this truly glorious city and look forward to using it again ourselves!

Fantastic property in a great location

We stayed here for 5 nights, and absolutely loved it. The apartment is in a great location, and you can walk everywhere (just beware of the steep hill to get to the property). The place was clean and well stocked with all the necessities. Lots of great restaurants and cafes nearby. Great rooftop deck with views of the bay. Would definitely stay here again.

Great Apartment. Great Location. Great Price.

I want to start by saying...I do a LOT of research before I book a vacation rental. Seriously, I've been told I have a 'problem', whatever that means! First, location--excellent. Just far enough away from the busyness of Columbus Ave. to have peace and quiet. But close enough to walk down the hill and be in the middle of it all. In doing research before we left, I learned that the corner market had closed. Sad story...and we would have used it every day. Going down the hill for something and walking back up is no joke. Really--it is a monster at the end of the day when you're tired from all the other hills. Hill or not, this is the location you want. Second--accommodations. I personally love older, oldish homes. It's all about character. The apartment had charm and all the necessary elements of a good vacation rental. It was me and my 17 year old son for 5 nights. He slept on the sofa bed and I l took the bedroom. He says the sofa bed was comfy and I can't say enough about the bed. Slept soundly each night. Didn't plan on using the kitchen for cooking as we intended to eat our way through North Beach and Chinatown, but it was well equipped had we wanted to cook meals. The tv options were perfect for my son when he wanted to stay up late and watch Netflix, etc. The reason for 4 stars instead of 5--the bathroom. Having already said that I love old homes, the bathroom just hasn't held up as well as the rest of the apartment. Just a fresh coat of paint, a shower curtain rather than just a clear liner, and a new curtain rod would do wonders (the current one is rusty). DO NOT let this keep you from renting this apartment, but it does take away from the charm. Oh...one other thing! You only get one set of towels per person. Meaning we had to use the same washcloth all week. Strange. And when I texted the property manager to see where the other towels were, I found out there weren't any. She offered to bring 2 more towels and I declined. No need for her to make a trip, but appreciated the offer! In conclusion--given the very informative and entertaining guide you receive upon booking, there is nothing more the owner could possibly do to educate you about the apartment and neighborhood. I felt like I had stayed there before I even arrived! So...big hill, great neighborhood, charming home, wonderfully equipped (bring extra washcloths), oh and reasonably priced! Well worth the rental fee. Don't stay in a hotel when you can rent an apartment like this.
