A superb, newly-renovated former coach house providing beautifully-presented accommodation for couples and families in an excellent central location close to Jedburgh and Kelso.
Inside, the light-filled interior is immaculately presented and deceptively spacious. Downstairs the highlight is the convivial open plan living area, a restful mix of calming neutral tones punctuated by eye catching artwork and interesting original pieces including a charming Victorian dresser and antique chairs recovered in inviting, cosy fabrics.
An unusual glass-sided staircase leads to the first floor with two beautifully presented bedrooms both with en suite bathrooms; one with a fabulous claw foot bath.
Outside is a pretty, fully-enclosed garden with a lawned area for children to play, a terrace for outside dining during the warmer months and lovely views across the estate parkland.
Part of the attractive former stable courtyard at the Crailing Estate, Crailing Coach House sits amidst beautiful rolling parkland in the Teviot Valley. The Oxnam Water flows through the Crailing Estate on route to joining the River Teviot providing excellent riverside walks from the doorstep. Children can cycle safely around the park and for more extensive cycling and walking there are a number of marked routes around Kelso including the Borders Abbey Way and the popular 64-mile St Cuthbert's Way which passes close to the house as it criss-crosses the Borders on its way to Holy Island. For keen riders, there is a riding stables nearby and the option of beach rides further afield.
For fishing parties, Crailing Coach House is incredibly convenient for the prime Middle Tweed beats around Kelso in addition to reasonably priced fishing on the Teviot close to the house and fun trout fishing on the Oxnam Water which flows through the estate.
The area is also a golfer's paradise with 22 courses within a 30 mile radius ranging from challenging PGA Championship courses, to picturesque links and parkland courses to suit all standards including the Roxburghe Championship course and well-regarded courses at Jedburgh and Melrose just a pitch and putt away.
Crailing is five miles from the attractive, bustling market town of Jedburgh, home to a good selection of independent shops, galleries, pubs and cafes. Steeped in history, Jedburgh boasts the magnificent remains of a 12th century Augustinian Abbey, the imposing Castle Jail, the only existing example of its kind in Scotland and the 16thCentury home of Mary Queen of Scots, a visit to which reveals the fascinating but tragic story of her life.
Seven miles in the other direction is the picturesque town of Kelso described by Sir Walter Scott as 'the most beautiful, if not the most romantic village in Scotland.' Today it retains much of its original charm with an interesting range of independent shops including an excellent deli, butchers and fishmonger, a monthly farmer's market and a good selection of lively pubs and restaurants. Floors Castle, the majestic home of the Duke and Duchess of Roxburghe is well worth a visit followed by afternoon tea at the newly-renovated Roxburghe Hotel. Kelso plays host to a number of events throughout the year including regular National Hunt race meets at the famous race course, the ancient custom of the Common Ridings of the town boundaries on horseback, and the famous Borders Rugby 7s games.
The beguiling town of Melrose is 14 miles away from the house tucked between the Tweed and the gorse-backed Eildon Hills. As well as offering a good range of independent shops, pubs and restaurants, this picturesque town is home of rugby 7s, the fantastic Border's Book Festival, and the evocative ruins of Melrose Abbey. Stop off on route at Main Street Trading in St Boswells to visit the award-winning bookshop and deli.
For day trips slightly further afield, the cashmere mills at Hawick and Selkirk are nearby, the stunning Northumberland coast is an hour's drive away with miles of rocky coves punctuated by a chain of imposing castles including Alnwick and Bamburgh and miles of pristine sandy beaches for walking, riding, kite-surfing and sandcastle-building. The Georgian splendour of Edinburgh is only 48 miles away and is an easy day trip by car.

Wi fi and mobile coverage
There is wi fi at the cottage. There is good mobile coverage on most networks.
Please note that a nearby cottage on the estate sleeping 5 can be booked for larger groups holidaying together. Crailing House is also available to book and sleeps up to 12 guests.
Both bedrooms are spacious with plenty of storage space. The beds are made up with high quality bed linen, feather and duck down duvets and duck down and hollow fibre pillows. A hair dryer is supplied in each bedroom. Bath sheets and hand towels are provided for all guests. Luxurious Miller Harris guest toiletries are provided.
Babies and children
A travel cot and high chair is available on request. The garden is fully-enclosed for children to play.
Garden and grounds
Crailing Coach House sits in a pretty, fully-enclosed garden with a lawned area and terrace with outside furniture and a barbecue. There is private parking for two cars within the enclosed garden area. Guests are welcome to walk around the wider estate.
A welcome pack is provided.
The house can be taken on a purely self-catered basis, or a cook is available throughout guest’s stay, for breakfasts or dinners only or to provide one-off celebratory meals for a special occasion. A homemade meal delivery is available which is popular for guest’s first night and wine delivery is available in conjunction with renowned wine merchants Corney & Barrow.
Regretfully the cottage is not suitable for dogs.
A generous initial supply of logs and kindling is provided.

A most comfortable, quite, warm and comprehensively equipped holiday house. We would not hesitate to recommend it to others and we hope to return and spend more time in this lovely part of out country.
An extremely stylish, attractive and very high quality conversion. The house is comfortable to the nth degree - even the sofa and chairs were good to sit in which isn't always the case in holiday properties. The double glazing ensures that the building is warm and quiet, and the little garden is an attractive addition. All the furnishings are of a high standard and very attractive. We would recommend this property very highly.
